Bermondsey kitchens

What the kitchens here are actually like

Victorian terraceVictorian warehouse conversion1930s LCC estate block2010s infill flats

Nothing in a house of this age is square, and the kitchen is usually the part that has been altered most often. Two kitchens of the same floor area price very differently for exactly these reasons, and the quote should show you which one you have. Itemised, and nothing payable until we template.

Two very different jobs sit side by side here: bay-front terraces off Southwark Park Road where the kitchen has been pushed into a side-return extension with a 3.5m run under a rooflight, and Bermondsey Street warehouse flats where the kitchen is a single long galley run against a load-bearing brick flank wall with an island floated in the open-plan middle.

A long piece has to come through the front door, down the hall, round the newel post and through a doorway with a step down into the addition. The second thing is the carry route: front door, narrow hall, a turn at the stairs and often a step down into the extension, which can mean a piece that would template in one length has to be split to physically get into the room. You see it before you commit to anything.

The buildings themselves are mostly Victorian terrace, Victorian warehouse conversion, 1930s LCC estate block and 2010s infill flats. They are not interchangeable, and a worktop finds the differences quickly.

True everywhere

Worktop design and quotation, in short

  • Material is £110–£550/m² supply. That is the slab only.
  • Templating, fabrication and fitting are quoted as their own lines.
  • No installed price per square metre is published, because it is not a real number.
  • Nothing is payable until we template.

Covered on our south east London run. Fitted 3–7 working days from template.

Victorian and Edwardian terraces

The building, and what it does to the job

In the warehouse flats nothing is square or plumb - the brickwork bellies, so every back edge gets scribed rather than trusted to the tape.

Victorian and Edwardian terraces

The shape of the run

The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. It is the shape rather than the square metreage that moves the number, which is why two kitchens the same size quote differently. No installed rate per square metre, because it is not a real number.

Getting stone into the room

Jamaica Road and Tower Bridge Road are red routes with no stopping, so slabs come off on the side streets under a CPZ suspension; warehouse conversions usually mean a single narrow original stair with a half-landing turn, not a lift.

What gets asked for here

The research on this patch does not put this among the three commonest jobs. Worktop templating, worktop installation and worktop replacement do. That changes how often we are here, not how the work is done.

Getting stone into a Bermondsey kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop design & quotation in Bermondsey

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Bermondsey?

Yes. Bermondsey is on the patch, and the postcodes we work here are SE1, SE16. It is worked on our south east London run, along with the rest of Southwark. The realistic answer on a main road is an early slot, a spotter on the van and pieces staged in one movement rather than several trips. It sits in the fitting line as time on site rather than as anything to do with the stone. It is one line among the others, and it is honest. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Does the housing in Bermondsey change how worktop design & quotation works?

A long piece has to come through the front door, down the hall, round the newel post and through a doorway with a step down into the addition. The quote separates the joins the run needs from the joins the route forces, because they are different decisions with the same price. Priced from the building, not from a rate card. In the warehouse flats nothing is square or plumb - the brickwork bellies, so every back edge gets scribed rather than trusted to the tape.

How does the stone actually reach a kitchen in Bermondsey?

Jamaica Road and Tower Bridge Road are red routes with no stopping, so slabs come off on the side streets under a CPZ suspension; warehouse conversions usually mean a single narrow original stair with a half-landing turn, not a lift. Weight tells on a staircase more than anywhere else, because there is nowhere to set a piece down mid-flight and no way to change your grip once it is moving. That is why the fitting line on a quote reflects manpower and time rather than square metres. It appears as its own line rather than buried in a rate.

Do you get much worktop design & quotation work in Bermondsey?

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop templating, worktop installation and worktop replacement. That is a statement about the local housing rather than about the work. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. That changes what the quote should be compared against, because the shape of the job is not the same as a single family kitchen. Itemised, so it can be compared honestly. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. Everything is itemised: material, template, fabrication, fitting, each cut-out and each metre of upstand. Material is the slab only, and it says so.

Why do two Bermondsey kitchens the same size price differently?

The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. Slab yield is worked out at quote stage, so if the layout forces a second slab you hear it before you commit rather than after. Shape first, area second. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. This is the item most often left out of a cheaper quote, and it comes back as a variation once the templater has been. Better on the quote than in a variation. Send us the run lengths, plus photos taken walking from the pavement through the hall to the kitchen so we can see the door widths and the stair turn. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. Material is quoted as a supply range and the labour lines separately, because an installed rate per square metre is not a real number. Every line has a reason next to it.
