Longbridge kitchens

What the kitchens here are actually like

Victorian terraceEdwardian bay-fronted houseinter-war semiperiod conversion flat

A hundred and forty years of alterations sit under the current kitchen, and the worktop is what has to sit flat on top of all of it. The workshop works to the template drawing and to the measured route, in that order. The drawing decides it before the saw does.

Where houses have been converted to flats, the kitchens are carved out of former bedrooms with services run along one wall, which produces short runs and a lot of awkward boxing to scribe around.

Some of the better period stock in the borough sits around Barking Park, with larger bay-fronted houses whose original kitchens are big enough to work with once the old scullery wall comes out.

The rear wall is usually a single brick thick and has been rendered, patched and re-rendered, so it bows in and out along the length of the run. The other constraint is the hall: a piece has to come through the front door, round the newel at the foot of the stairs and through a doorway into the back kitchen, so we size the pieces to the tightest turn on that route before we nest anything, which sometimes means splitting a run that would otherwise have gone in whole. Every join over a gable, clear of every cut-out.

What we are usually templating in is Victorian terrace, Edwardian bay-fronted house, inter-war semi and period conversion flat. That mix is why two jobs on the same road can run completely differently.

True everywhere

Worktop fabrication, in short

  • Slabs come in finite sizes, so a long run needs a join.
  • Joins sit over a cabinet gable, never spanning a gap or running through a cut-out.
  • A finished join is typically 2–3mm, colour-matched and sanded flush.
  • Your sink and hob are dry-fitted on the bench before dispatch.

Covered on our east London run. Fitted 3–7 working days from template.

Getting stone into the room

Wider roads than central Barking with some off-street parking on the larger houses, but permit bays elsewhere and long stepped front paths on the bay-fronted terraces.

Enforcement zones rarely accept a trade van unloading stone as an exemption, so this gets sorted before the date is confirmed rather than argued about afterwards. It rarely changes what we cut, but it does change how the pieces are stacked and strapped for the run out. The load plan follows from it.

What gets asked for here

Honestly, this is not what we do most on this patch. Worktop templating, worktop replacement and worktop installation come up more often. That is a statement about the local housing rather than about the work, and nothing about how it is quoted, cut or fitted changes because of it.

The building, and what it does to the job

Converted flats have boxed-in soil stacks in the corner of the kitchen almost as a rule, so we template around the boxing rather than trusting the wall line.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop fabrication in Longbridge

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Longbridge, or just list it?

Yes. Longbridge is on the patch, and the postcodes we work here are IG11. It is worked on our east London run, along with the rest of Barking and Dagenham. A controlled parking zone means either a visitor permit sorted in advance or a suspended bay, and a suspension is applied for days ahead rather than on the morning. Where unloading has to happen in one go, the load order is planned so nothing has to come off twice. It is decided in the yard, not at the kerb. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop fabrication in Longbridge?

The rear wall is usually a single brick thick and has been rendered, patched and re-rendered, so it bows in and out along the length of the run. The other constraint is the hall: a piece has to come through the front door, round the newel at the foot of the stairs and through a doorway into the back kitchen, so we size the pieces to the tightest turn on that route before we nest anything, which sometimes means splitting a run that would otherwise have gone in whole. Every join over a gable, clear of every cut-out. Converted flats have boxed-in soil stacks in the corner of the kitchen almost as a rule, so we template around the boxing rather than trusting the wall line.

Is access a problem in Longbridge?

Wider roads than central Barking with some off-street parking on the larger houses, but permit bays elsewhere and long stepped front paths on the bay-fronted terraces. Carrying through the house means protecting the whole route first: floor boarded, banister padded, and the front door held open on a wedge rather than by hand. The maximum piece length is fixed at drawing stage and every join is placed over a cabinet gable from there. It is settled on the bench, not on site.

Is Longbridge really a worktop fabrication area?

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop templating, worktop replacement and worktop installation. That is a statement about the local housing rather than about the work. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Party-wall and lease conditions in a converted building set when noisy work can happen, which shapes the fitting day more than the kitchen does. So the nesting is planned around it rather than around a standard kitchen. Same slab run, or it is not a match. Conversions put kitchens where the services could be made to reach rather than where they belong, so runs are short and interrupted. Cutting several kitchens from different slabs and calling them matched is where firms get caught out. Proven on the bench before dispatch.

What decides the price of a worktop in Longbridge?

The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. The nest is laid out around that, with joins placed over cabinet gables and kept clear of every cut-out. The bench proves it before the van does. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

A boxed soil stack or service riser in the corner of a run eats into the worktop depth and has to be scribed around rather than cut square. The template drawing carries the real geometry through to the saw, and the piece is machined to it rather than trimmed to it later. Machined to the real line. The sink and hob need to be on site and the run layout fixed before we start cutting, because moving a hob after the join position is set means recutting the whole piece. Where ownership is split across a building, the common parts belong to someone else and the carry route is negotiated rather than assumed. Sink and hob are dry-fitted on the bench before dispatch, whoever supplied them. The approved drawing is the instruction.
