Oakleigh Park kitchens

What the kitchens here are actually like

large Edwardian house1920s-30s detachedpost-war infill

Nothing in a house of this age is square, and the kitchen is usually the part that has been altered most often. The template records what the building actually did, not what the plan intended, and the gap between those two is what this visit is for. Units fitted, fixed and level first.

Knocking small rooms together leaves downstand beams and piers, so measure the wall thicknesses at worktop height rather than trusting a floor plan. That leaves multiple structural piers, so the worktop run is broken into three or four shorter sections rather than one long sweep. Substantial older houses near the station with deep plans, where kitchens sit at the rear behind the old servants' arrangement and refits usually knock two or three small rooms into one.

A bay-fronted terrace has a long hall running past the stairs to the kitchen, so the hall turn caps the piece length before the run length does. The template plots the bow along the back of the run, which is why a tape reading taken beforehand never matches. Recorded as it is, not as it was drawn.

The mix here is large Edwardian house, 1920s-30s detached and post-war infill. They are not interchangeable, and a worktop finds the differences quickly.

True everywhere

Worktop templating, in short

  • Two to three hours on site for a typical kitchen.
  • Units must be fitted, fixed and level first. No stone is ever cut from a plan.
  • Sink, tap and hob must be physically on site, not just ordered.
  • A Belfast or butler sink must be installed and at its final height.

Covered on our north London run. Fitted 3–7 working days from template.

Victorian and Edwardian terraces

The building, and what it does to the job

A junction between an original floor and a later extension slab is almost never at the same level, so units carrying a run across it need packing first. One measurement never describes it, which is why a tape reading taken before the visit rarely matches the template. Measured at worktop height, nowhere else.

Getting stone into the room

Wide roads with driveways, but the railway cutting splits the area and several roads are no-through, which lengthens the drive-around. Front doors are typically raised a few steps above a long front path.

What gets asked for here

It is on the shortlist for this patch rather than at the top of it, because worktop installation comes up more often. Nothing about the process differs between the two.

Victorian and Edwardian terraces

True everywhere, stated once

A template records what the building actually did, not what the plan intended. How far those two things diverge is entirely a function of when the house was built.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop templating in Oakleigh Park

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Oakleigh Park?

Yes. Oakleigh Park is on the patch, and the postcodes we work here are N20. It is worked on our north London run, along with the rest of Barnet. A front drive is the best thing that can happen to a fitting day, because the tail lift comes down within a few metres of the door and nothing is on a clock. The templating visit needs somewhere to stop for two or three hours, which is a different problem from unloading for twenty minutes. It goes on the job sheet for the fitting crew. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Does the housing in Oakleigh Park change how worktop templating works?

The rear wall is usually a single brick thick and has been rendered, patched and re-rendered, so it bows in and out along the length of the run. Victorian party walls and chimney-breast returns bow along their length, so the template plots the real line rather than assuming a straight one - the template picks up points every few hundred millimetres down the back of the run and the drawing carries that curve through to the saw. Recorded as it is, not as it was drawn. Knocking small rooms together leaves downstand beams and piers, so measure the wall thicknesses at worktop height rather than trusting a floor plan.

How does the stone actually reach a kitchen in Oakleigh Park?

Wide roads with driveways, but the railway cutting splits the area and several roads are no-through, which lengthens the drive-around. Front doors are typically raised a few steps above a long front path. Carrying through the house means protecting the whole route first: floor boarded, banister padded, and the front door held open on a wedge rather than by hand. A template taken without walking the route produces a drawing that cuts beautifully and will not go in. It goes on the drawing with the run dimensions.

Do you do much worktop templating around Oakleigh Park?

It is one of the three we do most here, behind worktop installation. Same template visit, same workshop, same installers either way. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. The template visit is booked once the units are genuinely in, not when they are nearly in. Units fitted, fixed and level first. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. No stone is ever cut from a plan, which is inconvenient exactly when a programme is tight. The room as it is, not as it was drawn.

Why do two Oakleigh Park kitchens the same size price differently?

A galley puts the sink on one side and the hob on the other, which spreads the cut-outs across two pieces instead of weakening one. The template records every angle in that shape as it actually is rather than as the plan drew it. One datum for the whole room. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

Legs bottoming out on hard concrete or an uneven screed mean the tops of the carcasses are not one plane, and that is picked up at template rather than on fitting day. The template plots it as it is, at the exact height the worktop will sit, and the drawing carries that through. Plotted, not estimated. Units fixed and packed level over the sloping floor, walls replastered and dry at their final thickness (tiling and splashbacks go on after the worktop, never before), and the sink, tap and hob physically on site, with a Belfast sink built in and set at its finished height. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. The templater needs the sink, tap and hob on site, and a Belfast sink installed at its final height. Fitted, fixed and level, then we come.
