Old Bexley kitchens

What the kitchens here are actually like

18th-century cottageVictorian villa1930s detachedpostwar infill

Nothing in a house of this age is square, and the kitchen is usually the part that has been altered most often. Two to three hours on site, once the units are fitted, fixed and level. Units fitted, fixed and level first.

The village core has small period cottages with low ceilings, uneven floors and kitchens in single-storey rear outshots, short scribed runs, no islands, while the larger Victorian and interwar houses on the edges have proper kitchen-diners.

A narrow conservation-area high street with a level crossing, restricted parking and no rear access to the older cottages, so deliveries have to be timed around the barrier and the school run.

Floors are suspended timber over a shallow void and have moved, so the units are packed and levelled before anything is set on them. Alcoves either side of the breast are rarely the same width and rarely parallel, so each one is templated as its own piece with its own scribe. Two to three hours, once the units are in.

The mix here is 18th-century cottage, Victorian villa, 1930s detached and postwar infill. They are not interchangeable, and a worktop finds the differences quickly.

True everywhere

Worktop templating, in short

  • Two to three hours on site for a typical kitchen.
  • Units must be fitted, fixed and level first. No stone is ever cut from a plan.
  • Sink, tap and hob must be physically on site, not just ordered.
  • A Belfast or butler sink must be installed and at its final height.

Covered on our south east London run. Fitted 3–7 working days from template.

Victorian and Edwardian terraces

The building, and what it does to the job

In the old cottages, door and beam heights matter as much as widths, a slab on edge won't always clear the lintel.

A run that measures dead right at both ends but bellies out in the middle - the wall bow only shows up once the template plots the intermediate points, which is why a tape reading taken before the visit rarely matches the template.

What gets asked for here

The research on this patch puts this at the top of the list, above worktop fabrication and worktop replacement.

Victorian and Edwardian terraces

Getting stone into the room

Where the parking court sits behind the block the carry crosses open ground and gets boarded, because loaded trolleys and block paving do not agree. Door widths, turn diagonals and any change of level are recorded on the drawing alongside the run dimensions. It goes on the drawing with the run dimensions.

Victorian and Edwardian terraces

True everywhere, stated once

A template records what the building actually did, not what the plan intended. How far those two things diverge is entirely a function of when the house was built.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop templating in Old Bexley

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Old Bexley on your patch?

Yes. Old Bexley is on the patch, and the postcodes we work here are DA5. It is worked on our south east London run, along with the rest of Bexley. Where the van can pull up level with the gate the pieces are handled the fewest times, which is what actually protects them. A templater circling for a space arrives late into a slot that was already tight, and the drawing is what suffers. The templater needs a proper stop, not a pause. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Why would worktop templating in Old Bexley be any different from anywhere else?

A small room puts the sink, hob and tap cut-outs close together on one short length, and the bridge of stone left between them decides whether it can be cut in one piece. Victorian party walls and chimney-breast returns bow along their length, so the template plots the real line rather than assuming a straight one - the template picks up points every few hundred millimetres down the back of the run and the drawing carries that curve through to the saw. Two to three hours, once the units are in. In the old cottages, door and beam heights matter as much as widths, a slab on edge won't always clear the lintel.

How would you get a worktop into a property in Old Bexley?

A narrow conservation-area high street with a level crossing, restricted parking and no rear access to the older cottages, so deliveries have to be timed around the barrier and the school run. The barrier, the entry code and the estate rules decide when a van can get near the door, and none of that is negotiable on the day. A template taken without walking the route produces a drawing that cuts beautifully and will not go in. It goes on the drawing with the run dimensions.

Is Old Bexley mostly worktop templating work for you?

Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop fabrication and worktop replacement. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. No stone is ever cut from a plan, which is inconvenient exactly when a programme is tight. Units fitted, fixed and level first. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. The template visit is booked once the units are genuinely in, not when they are nearly in. The room as it is, not as it was drawn.

What moves the number on a quote around here?

Seating overhangs past roughly 300mm will not carry on the carcass alone, so flat steel bar or a plywood substrate has to be built into the units first. The template records every angle in that shape as it actually is rather than as the plan drew it. One datum for the whole room. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What needs to be ready before you come to Old Bexley?

Legs bottoming out on hard concrete or an uneven screed mean the tops of the carcasses are not one plane, and that is picked up at template rather than on fitting day. One measurement never describes it, which is why a tape reading taken before the visit rarely matches the template. Plotted, not estimated. Units fixed and packed level over the sloping floor, walls replastered and dry at their final thickness (tiling and splashbacks go on after the worktop, never before), and the sink, tap and hob physically on site, with a Belfast sink built in and set at its finished height. Where ownership is split across a building, the common parts belong to someone else and the carry route is negotiated rather than assumed. The template happens when the units are in, fixed and level, whoever is fitting them. Fitted, fixed and level, then we come.
