Underhill kitchens

The buildings and streets around Underhill

1930s semiinterwar terracepost-war estate housing

Before we quote any of the reception counters in Underhill we want to know what the kitchen actually is, because the answer changes more than the price. Interwar family stock below the hill with standard rear kitchens, and the usual improvement is a small rear extension or a knock-through into the dining room rather than anything ambitious. Finished layouts run to about 3.6m with a short return and a freestanding cooker kept in place. You can leave that to us. What we need from you is a rough idea of the size and a date that suits.

The old larder leaves behind a thick cold shelf and a vent brick through the outer wall, and both have to go before that wall reads flat. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. The transaction shelf carries the detail the upper counter hides.

The chimney breast in the corner has usually been left in place, so the run gains a return and two scribed ends. Districts built out between the wars have parades of their own, and the practices in them run to a counter with a waiting room behind it and a filing run under the shelf. Where the hall is tall, the light finds every seam in the counter.

The building types here are 1930s semi, interwar terrace and post-war estate housing. The one you have sets the piece length before the kitchen does.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Underhill is its own job

Getting a worktop into a kitchen in Underhill and getting it to sit right are the parts worth planning properly. The whole area slopes towards the valley bottom, so driveways fall away from the house and some front paths climb several steps. Roads are residential and parking is manageable outside school times. Falling driveways mean the tail lift never sits level here, so the slab has to come off on the flat section of road and be carried in. A plan on paper will not tell you any of it. A tape measure in the room will.

The work

What reception counters involves

It is quoted the way a kitchen is, with the material supply-only and templating, fabrication and fitting each written on their own line rather than bundled into a rate for the frontage. Aperture positions are confirmed on site with whoever will work at the counter, since a card reader and a cable grommet both move after an architect has placed them. You get openings machined for the equipment you actually have, not holes cut through a finished top with a diamond bit in a busy lobby.

A reception counter is two working surfaces at two heights joined by a return, and the lower one exists so somebody in a wheelchair can be served at it. The whole counter is dry-assembled on the bench, apertures and all, before anything is wrapped for the van. A practice converted out of a house has its reception in the front room, so the carcass is built around a chimney breast and the counter is drawn to it. Dry-assembled on the bench before the van is loaded.

The money

What it costs in Underhill

What the joiner builds moves the figure as much as what we cut, because a carcass arriving square and level takes hours off the fitting day. One continuous L takes more slab than its metreage implies, because the waste sits inside the angle. Supply is £110 to £550 per square metre, and it is the least interesting line on the quote, because the operations listed underneath it are what separate one job from another. The transaction shelf is its own line, because it is its own piece.

1930s and inter-war semis

The carry, and what it rules out

Where only one car serves the building a breakdown on the morning halts the job outright, so the fallback route is worked out at template rather than on the landing. A lobby is one of the few places a piece can be staged, so the counter comes in early and stands on trestles until the carcass is ready for it. Working out of hours costs less than a chipped counter does.

1930s and inter-war semis

What Underhill asks for

Not a domestic job, so it is not ranked against the streets around it. Those streets generate worktop replacement, worktop installation and worktop templating. Same slabs, same saw, same installers.

1930s and inter-war semis

Underhill in the housing figures

In Underhill, the housing went up after the First World War, so the walls run truer than the London average. Whatever the carcass is out by lands at the transaction shelf, where there is no packing space underneath. Serving height comes off the accessibility standard every time.

Access

Getting stone into an Underhill kitchen

The whole area slopes towards the valley bottom, so driveways fall away from the house and some front paths climb several steps. Roads are residential and parking is manageable outside school times.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Underhill

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Underhill far enough out to be a problem for you?

Yes. Underhill is on the patch, and the postcodes we work here are EN5. It is worked on our north London run, along with the rest of Barnet. Some drives are wide enough for the van and too short for the tail lift, because the tail lift needs its own clear metre behind the vehicle. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Outside opening hours is usually when the kerb is free. We come to the kitchen to template and again to fit, so there is nothing to visit and nothing to collect.

What do the kitchens in Underhill do to reception counters?

These kitchens have been retiled at least twice, and stripping the tiles takes the bottom band of plaster with them because the old laminate ran underneath rather than up to them. Practices in this stock are usually converted houses on or behind an interwar parade: a dental surgery, a veterinary practice or a small office with its reception in what was the front room. Housing office counters get cleaned harder than they get used. Once the carcasses are levelled the gap under the plinth varies along the run, and that varying gap is the honest record of what the floor is doing. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. A long counter magnifies every millimetre the carcass is out.

Do you have trouble getting long pieces into Underhill kitchens?

A car that answers every floor button pressed while a piece is standing in it needs to be held on the key, and the key usually lives at a desk that wants notice. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. A long top on edge sweeps wider than the crew carrying it. Where the drive falls away from the house the trolley wants to run, and where it climbs the same load has to be pushed the whole way up. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. Whoever holds the lease usually holds the loading bay.

Would you call Underhill a reception counters area?

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop replacement, worktop installation and worktop templating. That is a point about the buildings round here, not about the job. The quoting, the cutting and the fitting are identical here to anywhere else we work. Where a family has been living around a building site for months, the finish date carries more weight than any other part of the specification. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. The knee recess is not a variable between sites. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. A counter in a working building is an evening job.

What decides the price of a worktop in Underhill?

One leg of an L is nearly always the working run and the other little more than a landing space, but both are templated, cut and edged to the same standard. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. A shallow shelf still needs a support run of its own. The supply-only figure for material runs £110 to £550 per square metre, and templating, fabrication and fitting are lines of their own.

What do I need to sort out first?

A wall line that runs level over a floor that does not means the finish closes up on the plinth at one end, which is joinery rather than something the stone can answer. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. The scribe is cut in the shop, eased on site, and no further. Confirm whether the reception is at ground level or up the stair, and send the carcass drawing with the chimney breast and any bay recorded on it. Planned programmes run several kitchens in sequence, so template, fabrication and fitting move as a rolling operation and one uncollected key holds up more than one flat. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. The serving height comes from the standard, not from the landlord.

Can the sink be undermounted rather than sat on top?

The tap hole is drilled in the workshop too, and its position depends on how far the tap has to swing. The sink, tap and hob have to be physically in the room at the template, not merely ordered, because the cut-out is machined to the item itself. Two runs meeting at an internal corner is the most common shape we fit, and the corner is where the decisions are. An external corner on a counter is seen from both sides at once, so it is mitred rather than butted and the pattern is carried round it. The public side and the staff side take different details.

Does a stone worktop need sealing?

Granite is porous to varying degrees, so it is sealed when we fit it and topped up over the life of the worktop. Marble is the one people underestimate. It is porous, like granite, and wants sealing. Day to day all three want soap and water; abrasive creams and scouring pads are what dull a polished surface. The original kitchen was a small rear room with a larder and a back door, and nearly all of them have since been opened into the dining room. The carcass is built around a chimney breast or into a bay, so the counter is drawn to a shape the joiner had to invent rather than to a rectangle, and the return between the upper counter and the transaction shelf rarely nests neatly against the long piece. A converted house wants a counter that reads as furniture.

Who decides where a join falls?

A join sits over a cabinet gable. It never spans a gap and never runs through a cut-out. An island often runs in one piece where a wall run cannot. Join count is a question about slab size and run length, nothing else. The return piece is the awkward one on a slab: short, full depth, and rarely nesting neatly against the long lengths, so yield rather than area is what moves the material figure. Where the front is curved the top is cut on a waterjet, and the carcass has to be built to the same radius rather than close to it. Nothing is drawn square that the carcass did not build square.

I have a slab already. Can you template and fit it in Underhill?

Thickness has to be known before quoting, since it decides the edge, the cut-outs and what the units carry. Delivery to the workshop has to be arranged and dated, since nothing is nested until it is there. Remnants bought elsewhere are the awkward case, because the drawing is then made to fit the stone. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. The apertures for cable and card readers are what changes between one desk and the next, and every change is a fresh drawing rather than a variation. One visit, because a lobby cannot be closed twice.
