Bathroom worktops and vanity tops in Alexandra Park

Applying for a suspension means naming a length of kerb and a date, and moving the date generally means applying for it again. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. A booked window suits a bathroom better than it suits a kitchen. Deep original skirting is often left in behind the units, standing them off the wall, so the back edge of the stone is plotted where the carcasses actually sit. Either way the walls are thin, the floor is boards over shallow joists and nothing meets at a right angle, so the vanity is scribed at both ends and the unit is fixed back to the wall as well as standing on the floor. A large bathroom is where a double vanity becomes possible. Two walls each a degree out give an internal corner two degrees out, and the whole of that error lands in the mitre. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. Nothing in a bathroom is square, and the top has to be.

Garden routes carry their own hazards: a drain cover, a step up to a patio, wet decking, or a lawn that will not take a loaded trolley. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. A second bathroom is worth ordering with the first.

One leg of an L is nearly always the working run and the other little more than a landing space, but both are templated, cut and edged to the same standard. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. A cloakroom top is the easiest piece on any nesting plan. Supply only, material is £110 to £550 per square metre, with templating, fabrication and fitting quoted on their own lines.

A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A low window over the basin caps the splash return. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. Flats bought out of managed stock keep the original kitchen dimensions long after the ownership changed, so the layout says very little about who is paying for the work. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. Quartz in a let bathroom, because nothing needs sealing.

Ask for the lines rather than the total. One number for a kitchen tells you nothing you can check. The edge profile is its own line, so a shaped edge and a square one are two different figures. No installed price per square metre is published, because it is not a real number. Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. Templated off the fitted unit, never off the bathroom plan.

A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. If a piece cannot be got in at all, we say so at the template rather than on the day. The alternative to a join is a shorter run, which is usually the wrong thing to trade away. A side gate hung to open outward against a fence post is narrower in use than it measures, and lifting the gate off its hinges is usually the quickest win on the route. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. Two hands to a shelf, four to a double vanity.

A sit-on sink and an undermounted one are different cut-outs, so which it is gets settled before the template. A tap under a window board still needs room for its handle to lift, which is checked at the template. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. Two runs meeting at an internal corner is the most common shape we fit, and the corner is where the decisions are. Where the kitchen swallows the whole slab there is no offcut worth having, and the vanity then has to be priced against material bought for itself. Yield is why a vanity in a rare stone is still affordable.

Order is what matters: a slab is templated before it is cut, so an uncut slab is straightforward and one already machined for another kitchen is not. Say what you have and where it came from before anything is booked, because thickness and batch decide what can be done with it. Stone cut to somebody else’s drawing cannot usefully be re-cut to yours. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. A house divided into flats needs a vanity for each of them, and small repeated pieces are the one case where buying a whole slab makes sense. Small tops are where a slab finally gets fully used.
