Becontree kitchens

What the kitchens here are actually like

1920s-1930s LCC cottage estate houseex-council terraceex-council semi

Kitchens in this stock are compact and reasonably square, which makes the fixed lines a larger share of the total than the material is. The units stay and only the surface changes, so the job is a day, and what makes it a difficult day is the building. A single day, planned properly.

Almost every job involves removing the lobby and larder walls to make one room, which yields a 3-3.5m L with a peninsula and finally somewhere to put a dishwasher.

The heart of the Becontree estate, built by the London County Council between the wars to a limited set of house types, so the same kitchen comes up again and again: a small rear scullery with a copper recess or larder, a back lobby, and a separate dining room next door.

Rear access through a garden or a shared path means long pieces can usually come in whole from the back. Ex-council flats and maisonettes are built in dense concrete and blockwork, so anything that has to be fixed back, such as brackets under a peninsula or support for an end panel, goes in with proper anchors and an SDS rather than plasterboard fixings. Sound carcasses are the one condition.

The buildings themselves are mostly 1920s-1930s LCC cottage estate house, ex-council terrace and ex-council semi. They are not interchangeable, and a worktop finds the differences quickly.

True everywhere

Worktop replacement, in short

  • The units stay. Only the surface changes.
  • Old tops come out in the morning, new stone is down and sealed the same day.
  • A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
  • The carcasses have to be sound: stone is far heavier than laminate.

Covered on our east London run. Fitted 3–7 working days from template.

The building, and what it does to the job

These houses were built fast and nothing is square, so we template every Becontree kitchen and allow a proper scribe on both ends of the run.

What gets asked for here

Of everything we do around here, this is the one that comes up most, with worktop installation and worktop templating behind it.

The shape of the run

The return piece is the awkward one on a slab: short, full depth, and rarely nesting neatly against the long lengths, so yield rather than area is what moves the material figure. Going from a 38mm laminate to 20mm or 30mm stone drops the surface, which shows against tiles, a window board and any freestanding appliance. Height change is checked before we cut.

Getting stone into the room

Long straight estate roads, front gardens, verges and generally unrestricted parking, plus a side alley or rear path serving most blocks, so unloading is genuinely easy here compared with inner Redbridge.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop replacement in Becontree

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Becontree, or just list it?

Yes. Becontree is on the patch, and the postcodes we work here are RM8, RM9. It is worked on our east London run, along with the rest of Barking and Dagenham. A free-parking street with cars both sides can still leave the van forty metres away, and that distance is carry, not driving. Waste is the part people forget: the old laminate or tired granite has to be walked back to the van and it does not get lighter. Old tops out and new stone in, both through the same gap. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop replacement in Becontree?

Rear access through a garden or a shared path means long pieces can usually come in whole from the back. The plaster is bonded straight onto the concrete, so the bottom course of tiles tends to bring plaster with it when the old top comes off, leaving a rough band behind the upstand. Units kept, surface changed, one day. These houses were built fast and nothing is square, so we template every Becontree kitchen and allow a proper scribe on both ends of the run.

Is access a problem in Becontree?

Long straight estate roads, front gardens, verges and generally unrestricted parking, plus a side alley or rear path serving most blocks, so unloading is genuinely easy here compared with inner Redbridge. Garden routes carry their own hazards: a drain cover, a step up to a patio, wet decking, or a lawn that will not take a loaded trolley. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. It sets what the day actually looks like.

Is Becontree mostly worktop replacement work for you?

Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop installation and worktop templating. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. A day, not a project. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. The carcasses have to be sound, because stone is several times the weight of what is coming off. A day, not a project.

What decides the price of a worktop in Becontree?

Where the return runs into a wall that is out of square, the corner is templated as the angle it really is rather than as ninety degrees. The existing layout is being kept, so the question is whether the old carcasses will take stone in that shape without more support. The units stay, the surface changes. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. This is the commonest reason a replacement turns out to need more than a straight swap. The laminate has been covering it up. Sort a parking bay or permit near the entrance, confirm the lift is in service and get us the door codes, and tell us about any asbestos survey on the flat before we start stripping out. Consent for the work sits with the freeholder or the managing body, and getting it in writing first avoids a crew arriving to a locked door. A plumber disconnects before we arrive and reconnects after we leave, and that is worth booking early. Units kept, surface changed.
