Bell Green kitchens

What the kitchens here are actually like

1930s semipostwar estate1970s terrace2000s infill

Two runs and a return into a rear extension is the pattern, and the return is the piece that never nests neatly on a slab. Two to three hours on site, once the units are fitted, fixed and level. The room as it is, to the millimetre.

Interwar semis and postwar terraces around the retail park; kitchens are rear rooms with a side door, usually opened into the dining room to give an L of about 3m plus a short return.

The chimney breast in the corner has usually been left in place, so the run gains a return and two scribed ends. Where the room has been knocked through to the dining room or opened into a later extension, the two floors rarely sit at the same level and the whole opening has to be shot across from one datum. No stone is ever cut from a plan.

The stock behind these kitchens runs to 1930s semi, postwar estate, 1970s terrace and 2000s infill. They are not interchangeable, and a worktop finds the differences quickly.

True everywhere

Worktop templating, in short

  • Two to three hours on site for a typical kitchen.
  • Units must be fitted, fixed and level first. No stone is ever cut from a plan.
  • Sink, tap and hob must be physically on site, not just ordered.
  • A Belfast or butler sink must be installed and at its final height.

Covered on our south east London run. Fitted 3–7 working days from template.

1930s and inter-war semis

What gets asked for here

This is one of the three jobs that come up most here, behind worktop replacement. It is the same template visit, the same workshop and the same installers either way.

1930s and inter-war semis

The building, and what it does to the job

Straightforward suburban fits, but the 1930s back walls are rarely plumb so allow for scribing at the return.

1930s and inter-war semis

Getting stone into the room

Good vehicle access off the main roads and the retail park with drives or hardstandings on most houses, though the estate cul-de-sacs get tight for turning.

A front drive is the best thing that can happen to a fitting day, because the tail lift comes down within a few metres of the door and nothing is on a clock. The templating visit needs somewhere to stop for two or three hours, which is a different problem from unloading for twenty minutes. It goes on the job sheet for the fitting crew.

1930s and inter-war semis

True everywhere, stated once

A template records what the building actually did, not what the plan intended. How far those two things diverge is entirely a function of when the house was built.

Access

Getting stone into a Bell Green kitchen

Good vehicle access off the main roads and the retail park with drives or hardstandings on most houses, though the estate cul-de-sacs get tight for turning.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop templating in Bell Green

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Bell Green?

Yes. Bell Green is on the patch, and the postcodes we work here are SE26, SE6. It is worked on our south east London run, along with the rest of Lewisham. Off-street parking means the van stays put all day, so tools, packers and the offcut we would rather have than not are all within reach. The templating visit needs somewhere to stop for two or three hours, which is a different problem from unloading for twenty minutes. The templater needs a proper stop, not a pause. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Does the housing in Bell Green change how worktop templating works?

The chimney breast in the corner has usually been left in place, so the run gains a return and two scribed ends. The sill height over the sink is settled on site, because there is often less clearance than an upstand is tall. Two to three hours, once the units are in. Straightforward suburban fits, but the 1930s back walls are rarely plumb so allow for scribing at the return.

How does the stone actually reach a kitchen in Bell Green?

Good vehicle access off the main roads and the retail park with drives or hardstandings on most houses, though the estate cul-de-sacs get tight for turning. Even an easy kerbside carry wants the pavement clear at the tail lift, because a three-metre piece on edge has a swing radius nobody expects until it is swinging. A template taken without walking the route produces a drawing that cuts beautifully and will not go in. It goes on the drawing with the run dimensions.

Do you do much worktop templating around Bell Green?

It is one of the three we do most here, behind worktop replacement. Same template visit, same workshop, same installers either way. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. The template visit is booked once the units are genuinely in, not when they are nearly in. Units fitted, fixed and level first. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. No stone is ever cut from a plan, which is inconvenient exactly when a programme is tight. The room as it is, not as it was drawn.

Why do two Bell Green kitchens the same size price differently?

The return piece is the awkward one on a slab: short, full depth, and rarely nesting neatly against the long lengths, so yield rather than area is what moves the material figure. The template records every angle in that shape as it actually is rather than as the plan drew it. One datum for the whole room. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. It is recorded on the drawing with the run dimensions so the workshop is not guessing. Plotted, not estimated. All base units in, including anything standing on the later extension slab, walls skimmed to final thickness, and the sink, tap and hob delivered so cut-outs and tap centres are set from the actual items. The householder is normally on site at template, and that is the right time to settle sink position, tap centres and overhang rather than agree them by email. The template happens when the units are in, fixed and level, whoever is fitting them. Fitted, fixed and level, then we come.
