Between the Commons kitchens

What the kitchens here are actually like

Late Victorian terraceEdwardian terrace

Lath and plaster, a settled floor and a hall with a turn in it are the three things that decide how this job runs. Splashbacks come off the same slab run as the tops, which means the decision has to be made before fabrication starts. Siliconed to the top, never grouted.

This is the densest concentration of side-return and full-width rear extensions in the borough, the alley is infilled, the rear wall is pushed back, and the result is a 4m to 5m wide kitchen with a long run plus a 2.4m to 3m island under a flat rooflight. Islands almost always carry a hob and a mitred end panel.

The island is the whole job here, get the exact spine position and the overhang for stools agreed on site before templating, because clients change their mind about seating after the units land.

The back addition is a narrow two-storey outrigger with a single external wall, and the kitchen galley runs the length of it. A 100mm upstand bedded on silicone is the honest answer where the plaster bows, because it rides what a tall panel exposes. The wall makes that decision, not the brochure.

On these streets the housing is Late Victorian terrace and Edwardian terrace. The differences between them show up at template, not at enquiry.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • Ordered later, from a different batch, the match is not reliable where the pieces meet.
  • Socket and switch positions must be final before templating.
  • The joint to the worktop is siliconed, never grouted.

Covered on our south west London run. Fitted 3–7 working days from template.

What gets asked for here

This is not the local speciality and there is no point saying otherwise: worktop design & quotation, worktop templating and worktop installation is what the housing here actually asks for. It is quoted, cut and fitted exactly the same way regardless.

Victorian and Edwardian terraces

Getting stone into the room

Uniform terraces with small front gardens, permit-only parking that is full by 9am, and no vehicle access to the rear at all. Everything goes down the hallway past the stairs, and the hall width of roughly 950mm sets the maximum slab width that can be turned.

Where the frontage is a clearway the unload happens away from the door and the carry gets longer, which is a crew and time question rather than a stone one. Panels come off the van in one trip where possible, since a tall piece handled repeatedly is a piece asking to be chipped. Handling is where these pieces get damaged.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop splashbacks & upstands in Between the Commons

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Between the Commons, or just list it?

Yes. Between the Commons is on the patch, and the postcodes we work here are SW11. It is worked on our south west London run, along with the rest of Wandsworth. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop splashbacks & upstands in Between the Commons?

The back addition is a narrow two-storey outrigger with a single external wall, and the kitchen galley runs the length of it. A 100mm upstand bedded on silicone is the honest answer where the plaster bows, because it rides what a tall panel exposes. The wall makes that decision, not the brochure. The island is the whole job here, get the exact spine position and the overhang for stools agreed on site before templating, because clients change their mind about seating after the units land.

Is access a problem in Between the Commons?

Uniform terraces with small front gardens, permit-only parking that is full by 9am, and no vehicle access to the rear at all. Everything goes down the hallway past the stairs, and the hall width of roughly 950mm sets the maximum slab width that can be turned. Carrying through the house means protecting the whole route first: floor boarded, banister padded, and the front door held open on a wedge rather than by hand. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. That is agreed at template, not on fitting day.

Is Between the Commons really a worktop splashbacks & upstands area?

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop design & quotation, worktop templating and worktop installation. That is a statement about the local housing rather than about the work. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. Same batch, same run, same day. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Socket and switch positions have to be final before templating, because a cut-out in the wrong place means a new piece. Siliconed to the worktop, never grouted.

What decides the price of a worktop in Between the Commons?

On a heavily veined stone the island and the run behind it are nested off the same area of slab so the movement relates across the room. The same shape decides where splashback pieces break, and a joint in a corner reads as a detail while one in a clear run reads as a mistake. Joint placement is a decision, not an accident. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

Sill height gets settled with the template on site, because it is one of the few dimensions nobody has measured before we arrive. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. An upstand rides what a panel exposes. The chimney breast recess must be replastered and fully dry, and the hob and extractor positions fixed, before anyone templates a full-height piece into it. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. Full-height panels need the wall made good first, which is another trade and another timescale. The wall has to be ready.
