Brockley kitchens
What the kitchens here are actually like
The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. Almost everything that makes a fitting day hard is a property of the building rather than of the stone. Sink and hob seated and sealed before we go.
Large stucco-fronted Victorian villas, most divided into flats. Garden flats have lower-ground or rear-extension kitchens with room for an island, while the upper conversions have kitchens fitted into former bedrooms with fireplaces, tall windows and no straight wall over 3m.
Conservation area with front lightwells, high steps up to the raised ground floor and mature street trees; parking is permit-controlled and the villa steps are the real obstacle, not the doorway.
A semi has a side passage, and whether it is wide enough to carry a piece flat and turn it in at the back door is the first thing worth measuring. We measure the front door, the hall width and the turn into the kitchen before anything comes off the van, because a 3m piece has to swing through that corner on edge and stone does not bend to help you. The slow parts are slow for a reason.
On these streets the housing is 1860s-1880s Italianate semi-detached villa, Victorian terrace and 1970s infill flats. That mix is why two jobs on the same road can run completely differently.
True everywhere
Worktop installation, in short
- One visit. A straightforward run is a morning; an island and splashbacks take most of the day.
- Every piece is carried in by hand, and stone does not bend.
- We seat and seal the sink and hob. We do not connect water, waste, gas or electrics.
- Floors and units are protected before anything comes through the door.

The building, and what it does to the job
Raised ground floors mean six or eight steps up to the front door on almost every villa, plan every lift as a two-man strap job.

What gets asked for here
In a converted house the flat entrance and the internal doorway are usually tighter than the communal stairs, and that is easy to overlook. Where the window is fixed there is no second day to fall back on, so the prep list matters more than usual. The prep list is not optional.
This is not the local speciality and there is no point saying otherwise: worktop templating, worktop fabrication and worktop replacement is what the housing here actually asks for. It is quoted, cut and fitted exactly the same way regardless.

Getting stone into a Brockley kitchen
Conservation area with front lightwells, high steps up to the raised ground floor and mature street trees; parking is permit-controlled and the villa steps are the real obstacle, not the doorway.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Worktop installation in Brockley
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Is Brockley on your patch?
Yes. Brockley is on the patch, and the postcodes we work here are SE4. It is worked on our south east London run, along with the rest of Lewisham. Permit hours are what matters, not the permit itself, because a bay that frees up at six in the evening is no use for a template at ten. A van that has to move mid-fit costs the best part of an hour and takes a man off the tools to do it. It is why the arrival time is what it is. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.
Why would worktop installation in Brockley be any different from anywhere else?
A semi has a side passage, and whether it is wide enough to carry a piece flat and turn it in at the back door is the first thing worth measuring. The day is planned backwards from the hall, and the scribing takes longer than the carry. Walked, measured, protected, then lifted. Raised ground floors mean six or eight steps up to the front door on almost every villa, plan every lift as a two-man strap job.
How would you get a worktop into a property in Brockley?
Conservation area with front lightwells, high steps up to the raised ground floor and mature street trees; parking is permit-controlled and the villa steps are the real obstacle, not the doorway. A car that takes 2.4m on the diagonal will not take a three-metre worktop however it is stood, and there is no trimming it on the landing. The fitting day is planned backwards from that point, before anything comes off the van. That is what the morning is planned around.
Is Brockley really a worktop installation area?
Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop templating, worktop fabrication and worktop replacement. That is a statement about the local housing rather than about the work. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Party-wall and lease conditions in a converted building set when noisy work can happen, which shapes the fitting day more than the kitchen does. Where the window is fixed there is no second day to fall back on, so the prep list matters more than usual. One visit, done properly. A kitchen carved out of a larger room sits under whatever the original plan left behind, so the run frequently ends at a blocked doorway or a boxed-in service. One visit, with the sink and hob seated and sealed before we leave. The prep list is not optional.
What moves the number on a quote around here?
An island is a single visible piece with four finished edges and no wall to hide against, so it is the piece the whole kitchen is judged on. A layout that has been packed and levelled run by run instead of to one datum shows as a step where two pieces meet. Dry-lay first, always. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What needs to be ready before you come to Brockley?
Legs bottoming out on hard concrete or an uneven screed mean the tops of the carcasses are not one plane, and that is picked up at template rather than on fitting day. The back edge is eased in progressively rather than offered up once and forced. It is the slow part of the day and it should be. Clear the full hall and stairs route of furniture, bikes, coats and stair-gates, and keep the front door propped and unobstructed for the carry. Where ownership is split across a building, the common parts belong to someone else and the carry route is negotiated rather than assumed. The fitting day is arranged with whoever can actually give us access for the whole slot. Access for the whole slot, or a different day.
