Brockley kitchens

What the kitchens here are actually like

1860s-1880s Italianate semi-detached villaVictorian terrace1970s infill flats

The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. Old top out in the morning, new stone down and sealed the same afternoon, with a plumber either side of us. Stone is far heavier than what is coming off.

Large stucco-fronted Victorian villas, most divided into flats. Garden flats have lower-ground or rear-extension kitchens with room for an island, while the upper conversions have kitchens fitted into former bedrooms with fireplaces, tall windows and no straight wall over 3m.

Conservation area with front lightwells, high steps up to the raised ground floor and mature street trees; parking is permit-controlled and the villa steps are the real obstacle, not the doorway.

These were built with a scullery that has since been swallowed by an extension, leaving a change of floor level roughly where the run crosses. Lath-and-plaster and bowed brickwork mean we template for scribes rather than straight cuts, and each piece is offered up and eased in rather than dropped straight down. Units kept, surface changed, one day.

The buildings themselves are mostly 1860s-1880s Italianate semi-detached villa, Victorian terrace and 1970s infill flats. Which of those you have decides most of what follows.

True everywhere

Worktop replacement, in short

  • The units stay. Only the surface changes.
  • Old tops come out in the morning, new stone is down and sealed the same day.
  • A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
  • The carcasses have to be sound: stone is far heavier than laminate.

Covered on our south east London run. Fitted 3–7 working days from template.

period detached houses and villas

The building, and what it does to the job

Raised ground floors mean six or eight steps up to the front door on almost every villa, plan every lift as a two-man strap job.

Floors and walls that have settled towards the back addition, so the existing run is out of level and the stone will show it the moment it is set and levelled properly.

What gets asked for here

It is on the shortlist for this patch rather than at the top of it, because worktop templating comes up more often. Nothing about the process differs between the two.

Getting stone into the room

Where the lift will not take the longest run we design a join in rather than gamble, because a piece that will not go up has to go back on the van. We plan the strip-out and the carry as one movement so the kitchen is only out of use for a single day. That is agreed before a plumber is booked.

Getting stone into a Brockley kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop replacement in Brockley

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Brockley, or just list it?

Yes. Brockley is on the patch, and the postcodes we work here are SE4. It is worked on our south east London run, along with the rest of Lewisham. Without a bay the van ends up on a single yellow with a crew member watching it, which takes a pair of hands off the carry. A replacement is a two-way job, with old tops going out and new stone coming in, so the van needs to stay put across the whole day. Old tops out and new stone in, both through the same gap. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop replacement in Brockley?

These were built with a scullery that has since been swallowed by an extension, leaving a change of floor level roughly where the run crosses. Lath-and-plaster and bowed brickwork mean we template for scribes rather than straight cuts, and each piece is offered up and eased in rather than dropped straight down. What is under the old top is the real question. Raised ground floors mean six or eight steps up to the front door on almost every villa, plan every lift as a two-man strap job.

Is access a problem in Brockley?

Conservation area with front lightwells, high steps up to the raised ground floor and mature street trees; parking is permit-controlled and the villa steps are the real obstacle, not the doorway. A car that takes 2.4m on the diagonal will not take a three-metre worktop however it is stood, and there is no trimming it on the landing. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. The strip-out is planned around it.

Do you do much worktop replacement around Brockley?

It is one of the three we do most here, behind worktop templating. Same template visit, same workshop, same installers either way. In a converted house the flat entrance and the internal doorway are usually tighter than the communal stairs, and that is easy to overlook. Old tops out in the morning, new stone down and sealed the same afternoon. Sound carcasses or it does not go ahead. A kitchen carved out of a larger room sits under whatever the original plan left behind, so the run frequently ends at a blocked doorway or a boxed-in service. The carcasses have to be sound, because stone is several times the weight of what is coming off. A day, not a project.

What decides the price of a worktop in Brockley?

Seating overhangs past roughly 300mm will not carry on the carcass alone, so flat steel bar or a plywood substrate has to be built into the units first. Going from a 38mm laminate to 20mm or 30mm stone drops the surface, which shows against tiles, a window board and any freestanding appliance. Height change is checked before we cut. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

Level has to hold across the whole room rather than along one wall, or a floor that falls end to end shows as a step where two pieces meet. This is the commonest reason a replacement turns out to need more than a straight swap. The laminate has been covering it up. Have a plumber booked to disconnect the sink, tap and waste first thing and reconnect after we have gone, and clear the hallway and stairs completely so we can carry slabs through the house. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Sound carcasses are the condition.
