The room is square, the walls are plumb and the floor is flat, so almost every complication in the job belongs to the building rather than the kitchen. Almost everything that makes a fitting day hard is a property of the building rather than of the stone. The route is walked before the first lift.

Developer flats almost without exception - handleless slab units in an open-plan living space, kitchen along one wall with a 2.4m to 3m run and a small return or a narrow island, and the original 20mm laminate or thin composite being swapped out as the first blocks reach their second owner.

A gated development controls when a van gets in, where it can stand and for how long, and none of that gets decided on the morning. The lift is measured before the piece is loaded, and once inside the flat the fitting is quick by comparison. The slow parts are slow for a reason.

The buildings themselves are mostly 1990s dockside flats, 2010s apartment block and 2020s regeneration tower. Which of those you have decides most of what follows.

Everything goes through a concierge and a booked service lift with a delivery slot, loading bays are timed, and the goods route runs through basement car parks with 2m headroom that a long-wheelbase van clears but a roof-racked slab frame does not.

The lift has to be booked and blanketed before anything moves, and that booking needs to cover the old tops coming out as well as the new stone going in. The fitting day is planned backwards from that point, before anything comes off the van. It gets checked before the first piece is lifted.

Do you cover Canada Water?

On the day that means dry-laying the whole layout first and only then pulling and bonding the joins. Dry-lay first, always. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. The back edge is eased in progressively rather than offered up once and forced. Dry-lay, mark, cut, then bond. Book the service lift and loading bay with the building manager for the whole fitting window, and have the fob or key for lift override ready. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. A half-day of access is not a fitting day, and it is better to say so at booking than to find out at eleven. Protection goes down first.
