Bathroom worktops and vanity tops in Clayhall

Yes. Clayhall is on the patch, and the postcodes we work here are IG5. It is worked on our east London run, along with the rest of Redbridge. Gravel and block paving both look like hard standing and neither takes a loaded trolley, so the run from tail lift to door gets boarded. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. Everything the bathroom needs comes off the van at once. Houses of this period came with generous garages and utility rooms, so a second short run of stone is often part of the same job. Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A wall-hung unit is braced before it is asked to hold stone. Settle the tiling height and the basin model first, and let us know whether the unit is standing on the floor or hanging off the wall. Someone who expects to still be there in ten years asks different questions: how a honed finish marks, what a sealer does and does not do, and whether a chip by the sink can be repaired in place. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. An agent sees the vanity line and asks about tiling instead.

The design and quotation visit is free and carries no obligation, so a figure exists before any commitment. Sealing is the one maintenance job that genuinely differs by material, and it is worth knowing which you are buying before the slab is chosen. No maintenance visit is built into the job. Soap, water, and on the porous stones a seal. Solid brick with a render coat is firm to work against and out of plumb, so the scribe at worktop height is different from the one at plinth level. Half-tiled walls are the norm, and the tile line is what the splash return has to meet, which is a decision taken before machining rather than discovered afterwards. Stud partitions want noggins before a wall-hung unit goes up.

A groove set is its own item on the quote rather than something rolled in with the sink cut-out. On a porous stone the grooved area is sealed with the rest, and it gets wet more than anything else. The bowl position has to be settled before templating, since the grooves are set out from it. The kitchen door opens inwards into the middle of a run, so the usable length of that wall stops well short of the corner. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. A vanity is priced as its own piece, not as a length of worktop.

The tap hole is drilled in the workshop too, and its position depends on how far the tap has to swing. Where the hob lands is set out against the units and the wall behind, not off the kitchen plan. A Belfast or butler sink has to be installed and at its final height before the template, because the stone is cut to sit on it. A downdraught extractor takes a long slot out of the middle of the piece and a motor housing out of the cabinet below it, so what sits under the top is settled before anything is cut. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. The offcut decides the colour more often than the brochure does.
