Coldharbour kitchens
What the kitchens here are actually like
Kitchens in this stock are compact and reasonably square, which makes the fixed lines a larger share of the total than the material is. Old top out in the morning, new stone down and sealed the same afternoon, with a plumber either side of us. Sound carcasses are the one condition.
Postwar estate housing with small kitchens planned around a fixed sink under the window and a boiler cupboard; runs are 2m to 2.6m and worktops are usually replaced piecemeal rather than as part of a redesign.
Many have been extended at the rear since being sold, so the kitchen is half original and half newer with a floor junction between the two. Plaster bonded straight onto concrete comes away with the bottom course of tiles, leaving a band behind the upstand. Units kept, surface changed, one day.
The buildings themselves are mostly postwar LCC estate, 1950s-60s maisonette block and 1970s terrace. Which of those you have decides most of what follows.
True everywhere
Worktop replacement, in short
- The units stay. Only the surface changes.
- Old tops come out in the morning, new stone is down and sealed the same day.
- A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
- The carcasses have to be sound: stone is far heavier than laminate.
Covered on our south east London run. Fitted 3–7 working days from template.

The building, and what it does to the job
Those stair turns on the maisonettes cap the piece length, measure the turn, not just the doorway.
Boxed-in soil stacks and service risers in the corner of the run, which eat into the worktop depth and have to be scribed around rather than cut square.

Getting stone into the room
Estate layout with parking courts and rear footpaths, and several maisonette blocks reached by an external stair with a tight turn at the top.
A walk-up with winders at every half-landing means the piece is rested and re-gripped on the way, so the crew size goes up before the piece size comes down. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. That is agreed before a plumber is booked.

What gets asked for here
The research on this patch puts this at the top of the list, above worktop fabrication and worktop templating.

True everywhere, stated once
Replacement is the most-searched worktop job in the UK and the one most shaped by the building it happens in. What the old top is hiding, and how the new stone gets through the door, is different in every kind of house.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Worktop replacement in Coldharbour
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you cover Coldharbour?
Yes. Coldharbour is on the patch, and the postcodes we work here are SE9. It is worked on our south east London run, along with the rest of Greenwich. Where the van can pull up level with the gate the pieces are handled the fewest times, which is what actually protects them. Waste is the part people forget: the old laminate or tired granite has to be walked back to the van and it does not get lighter. Old tops out and new stone in, both through the same gap. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.
Does the housing in Coldharbour change how worktop replacement works?
Many have been extended at the rear since being sold, so the kitchen is half original and half newer with a floor junction between the two. The plaster is bonded straight onto the concrete, so the bottom course of tiles tends to bring plaster with it when the old top comes off, leaving a rough band behind the upstand. Sound carcasses are the one condition. Those stair turns on the maisonettes cap the piece length, measure the turn, not just the doorway.
How does the stone actually reach a kitchen in Coldharbour?
Estate layout with parking courts and rear footpaths, and several maisonette blocks reached by an external stair with a tight turn at the top. A walk-up with winders at every half-landing means the piece is rested and re-gripped on the way, so the crew size goes up before the piece size comes down. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. That is agreed before a plumber is booked.
Is Coldharbour mostly worktop replacement work for you?
Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop fabrication and worktop templating. Quartz suits let property well: no sealing, no annual maintenance, and nothing an incoming tenant has to be told to look after. The carcasses have to be sound, because stone is several times the weight of what is coming off. A day, not a project. A worktop replacement between tenancies is a single-day job by design, because the flat is not earning while it is empty. Old tops out in the morning, new stone down and sealed the same afternoon. A day, not a project.
Why do two Coldharbour kitchens the same size price differently?
Galley runs are usually short enough to come out of a single slab, so the material band you choose does more to the total than the room shape does. Going from a 38mm laminate to 20mm or 30mm stone drops the surface, which shows against tiles, a window board and any freestanding appliance. Height change is checked before we cut. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What has to be finished before you can template?
A notch around a boxed stack is machined with a radius at the internal corner, because a square inside corner there is exactly where a top will crack. We would rather find it at template than on the morning, which is why the templater looks behind the units. The laminate has been covering it up. Sort a parking bay or permit near the entrance, confirm the lift is in service and get us the door codes, and tell us about any asbestos survey on the flat before we start stripping out. Where a landlord or housing provider is involved there is a specification to meet and a process to follow, and both are settled before a date is offered. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Sound carcasses are the condition.
