Corbets Tey kitchens
What the kitchens here are actually like
Wide doors, generous rooms and somewhere to park mean the joins that go in are the ones we choose, not the ones the building forces. Every run, cut-out, edge and join is priced on its own line, so the effect of the building is visible rather than absorbed. That is the whole of the pricing argument.
The cottage kitchens are low-ceilinged with uneven walls and suit a thicker, warmer stone; the larger houses take conventional island layouts with long runs and often a separate pantry.
The lanes here are tight for a long wheelbase, so we scout the turning point in advance rather than getting a loaded van stuck on a verge. Narrow lanes with limited passing places but very generous private drives, so the difficulty is manoeuvring a long van in rather than finding somewhere to stop. A small village-scale settlement south of Upminster with a handful of older cottages alongside substantial detached houses on large plots.
Lime plaster over rubble moves in and out enough that a single long panel will show a gap somewhere along its length. Big islands are what drive the number. You see it before you commit to anything.
What we are usually templating in is older village cottage, inter-war detached, post-war detached and large modern house. That mix is why two jobs on the same road can run completely differently.
True everywhere
Worktop design and quotation, in short
- Material is £110–£550/m² supply. That is the slab only.
- Templating, fabrication and fitting are quoted as their own lines.
- No installed price per square metre is published, because it is not a real number.
- Nothing is payable until we template.
Covered on our east London run. Fitted 3–7 working days from template.
period detached houses and villas
Getting stone into the room
A front drive is the best thing that can happen to a fitting day, because the tail lift comes down within a few metres of the door and nothing is on a clock. Where a bay suspension or a permit is needed, that is a real cost and it goes on the quote instead of appearing later. Nothing here is added after the fact.

What gets asked for here
It is on the shortlist for this patch rather than at the top of it, because worktop templating comes up more often. Nothing about the process differs between the two.
period detached houses and villas
The building, and what it does to the job
Paying for a second full slab to gain a couple of hundred millimetres on the island, and the steel needed under a breakfast overhang.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Worktop design & quotation in Corbets Tey
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you actually work in Corbets Tey, or just list it?
Yes. Corbets Tey is on the patch, and the postcodes we work here are RM14. It is worked on our east London run, along with the rest of Havering. A front drive is the best thing that can happen to a fitting day, because the tail lift comes down within a few metres of the door and nothing is on a clock. Where a bay suspension or a permit is needed, that is a real cost and it goes on the quote instead of appearing later. Nothing here is added after the fact. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.
What is different about worktop design & quotation in Corbets Tey?
Lime plaster over rubble moves in and out enough that a single long panel will show a gap somewhere along its length. Big islands are what drive the number. You see it before you commit to anything. The lanes here are tight for a long wheelbase, so we scout the turning point in advance rather than getting a loaded van stuck on a verge.
Is access a problem in Corbets Tey?
Narrow lanes with limited passing places but very generous private drives, so the difficulty is manoeuvring a long van in rather than finding somewhere to stop. The van gets close to the door and the stone comes off the tail lift onto a trolley, which is about the shortest carry we ever get. An access-driven join is priced like any other join, and people are always surprised to see one on a dead straight run. It appears as its own line rather than buried in a rate.
Is worktop design & quotation common in Corbets Tey?
It is one of the three we do most here, behind worktop templating. Same template visit, same workshop, same installers either way. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Comparing quotes only works when they itemise the same things, and this is where the differences usually hide. Material is the slab only, and it says so. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. That changes what the quote should be compared against, because the shape of the job is not the same as a single family kitchen. Nothing payable until we template.
What decides the price of a worktop in Corbets Tey?
If the island is a few hundred millimetres longer than the usable length of a slab, a second slab gets bought to gain that overhang, and the whole slab is paid for rather than the part used. Slab yield is worked out at quote stage, so if the layout forces a second slab you hear it before you commit rather than after. No installed rate per square metre, because it is not a real number. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What do I need to sort out first?
Window boards and cills stand proud of the plaster, so the back edge of the top has to be plotted to where the units actually sit rather than to the wall. Send photographs of every corner of the room and it gets priced properly first time. Photographs are worth more than a plan here. Send the island size including the overhang and which side people sit at, the stool count, and confirm the edge profile you want and which edges are to receive it. Where someone is living in the house through the work, the strip-out and the fit are planned so the kitchen is out of use for a day and not a week. Material is quoted as a supply range and the labour lines separately, because an installed rate per square metre is not a real number. Nothing payable until template.
