Cranbrook kitchens

The buildings and streets around Cranbrook

large Edwardian villainter-war semiconverted flat

Getting stone table top work in Cranbrook right is mostly a matter of knowing what you are dealing with before the order goes in, and that means looking properly. Big Edwardian villas around Valentines Park with generous original footprints, so kitchens here are often already large enough without extending and the work is a straight replacement of a tired run plus an island the room can genuinely take. Where houses have been split into flats the kitchens are small, awkwardly shaped around the original chimney breasts, and need a template rather than a cut list. Every quote we write for Cranbrook starts with somebody looking at the actual run, not with an assumption about what is behind the units.

The range sits in a former chimney opening, so the pieces either side of it are short, unequal and cut to brickwork rather than to a module. Table tops sit outside all of that, because a top touches no wall at all and every one of its edges is profiled, polished and on show. The stone is straightforward and the base fixing is the job.

A large villa has wide doors, a generous hall and somewhere to park, so the joins that go in are chosen for layout rather than forced by the route. Deliveries come off a drive or a wide verge, so a whole order can be staged outside and taken in a room at a time. A basement is for prep and not for storing stone.

The mix here is large Edwardian villa, inter-war semi and converted flat. Two of those can sit on the same street and quote a long way apart.

True everywhere

Restaurant and cafe table tops, in short

  • Every edge is profiled and polished, because every edge is visible and touchable.
  • Fixing centres are drilled to the base plate you already have, so bring us one or its drawing.
  • Thicker stone or a mitred edge reads as a heavier table without adding much weight to lift.
  • Round and oval tops are cut on the CNC, not by hand, so the curve is true all the way round.

The place

Why Cranbrook is its own job

Half of quoting a kitchen in Cranbrook is understanding the approach to it, which is why the survey is done in person. Wide tree-lined roads with a good number of original carriage drives, so a van can usually get close to the door, but the front paths are long and often stepped up to a raised ground floor. The house is wide but the front steps are the pinch point, we carry sideways up to the porch, and a heavy 30mm island top usually needs four hands rather than two. That is why we survey Cranbrook kitchens first and quote second. Working the other way round is how deposits turn into arguments.

The work

What restaurant table tops involves

Spare tops are worth ordering with the set. A matching replacement is straightforward while the slab run is still in stock and a lottery once it is not. Sizes come off your seating plan and the gangways you have to keep, so the table dimensions are agreed before any slab is committed to the order. You end up with a written record of the batch, so an extra six tops next year are ordered against a reference rather than against somebody’s memory.

This is the one surface we make that has no wall behind it, no cabinet under it and nothing to hide a rough edge against. The base plate is measured for its bolt pattern and for its overall spread, because one sets the drilling and the other sets the biggest top it will safely hold. Old floors are checked with a level under every base before the stone goes on, since a table rocks long before a worktop would. Marked, wrapped and delivered table by table.

The money

What it costs in Cranbrook

A table order is priced per top and the count matters more than the area, because each piece carries its own perimeter of finished edge and its own drilling. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. Material runs from £110 to £550 per square metre supply only, and the template, fabrication and fitting are quoted on their own lines. Priced by the top, and the count is on the quote.

What Cranbrook asks for

Conversions put kitchens where the services could be made to reach rather than where they belong, so runs are short and interrupted. Holding a spare piece or two costs very little at the time of the order and a great deal eighteen months later. A second site is quoted from the same specification.

We rank the domestic jobs against a neighbourhood's building stock, and this is not one of them. For the record, the stock here asks for worktop design & quotation, worktop installation and worktop replacement. The commercial work is surveyed and fitted to the same standard.

Cranbrook in the housing figures

Taken across Cranbrook and the roads either side of it, the housing predates the recent building boom almost entirely, and the units in it usually do too. Refits usually keep the pedestals and change only what stands on them, and that is where the saving sits. Nothing is ordered on the strength of a photograph.

Getting stone into a Cranbrook kitchen

Wide tree-lined roads with a good number of original carriage drives, so a van can usually get close to the door, but the front paths are long and often stepped up to a raised ground floor.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Cranbrook

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Cranbrook, or just list it?

Yes. Cranbrook is on the patch, and the postcodes we work here are IG1. It is worked on our east London run, along with the rest of Redbridge. A drive behind an electric gate depends on somebody being in to open it and on the gate staying open while the load comes off. A table order comes off the van as a stack of frames and a pallet of bases, and both of those need somewhere to stand before either is moved. A clock on the kerb changes the order of unloading. The work comes to you. We template in your kitchen and fit in your kitchen, with nothing to visit or collect.

Does the housing in Cranbrook change how restaurant table tops works?

These kitchens are big rooms with long perimeter runs and an island, so level has to hold across the whole floor rather than along one wall. Hospitality in an area like this is usually a converted house or an old inn, so the dining space is several small rooms rather than one, and each room takes a different table size. Roller shutters and bollards lengthen the carry. Old breasts carry a bulge low down where the original opening was closed up, and the units stand off it before the stone is measured at all. None of that is scribed against on a table, since it stands clear of every wall, so the awkwardness moves from the back edge to the floor and the base. Levelled at the feet, never packed under the stone.

How does the stone actually reach a kitchen in Cranbrook?

Boxed-in pipework running along the skirting looks harmless until a loaded trolley has to pass it. A table order is many small pieces rather than one long one, so the route decides how many trips the delivery takes rather than how big anything can be. A trolley run across a forecourt gets boarded like any other. Some drives are wide enough for the van and too short for the tail lift, because the tail lift needs its own clear metre behind the vehicle. The bases are the heavy half of the delivery, so the pallet is dealt with first while there are still hands free for it. Counted off at the tail lift where the standing is short.

Would you call Cranbrook a restaurant table tops area?

No, not particularly, and it would be easy to say otherwise. What the research on this patch actually lists is worktop design & quotation, worktop installation and worktop replacement. That is the local housing talking rather than anything about the job. It is priced, cut and fitted no differently here than anywhere else we cover. In a converted house the flat entrance and the internal doorway are usually tighter than the communal stairs, and that is easy to overlook. Table work arrives as a batch by its nature, and a batch means one slab run rather than the same colour ordered twice a year apart. Held stock is worth more than a discount. Party-wall and lease conditions in a converted building set when noisy work can happen, which shapes the fitting day more than the kitchen does. A room opening in a second phase is worth naming now, while the material is still on the ground and a match is a telephone call. What one room learns, the next room uses.

What am I actually paying for, line by line?

A pop-up socket in the surface is one more cut-out through the full thickness, and it wants the same clear space beneath it that a sink does. A table top answers to none of that, since it meets no wall and needs no scribe, but the pieces come off the same slab as the counter and the colour has to carry across both. The seating plan is priced as a list of pieces. The stone is £110 to £550 per square metre supply only, and templating, fabrication and fitting are quoted separately.

Is there anything I have to finish before the template in Cranbrook?

Two alcove pieces will not swap over however similar they look, so they are marked left and right at the bench and stay that way to the van. A column, a boxed duct or a fixed bench in a dining room is designed around with a shape cut to suit rather than notched on site. A pedestal is checked for spread before a size is agreed. Send a plan of each room with its table sizes against it, and say which covers are outdoors so the material can be split before anything is priced. An owner paying for this directly tends to want the reasoning as much as the number, so a quote that explains why a join sits where it does is worth more than a cheaper one that does not. A table top bolted to a base you already own is loose furniture rather than a fixture, so it leaves with the operator at the end of a term. Ownership of the pedestals is worth establishing early.

Is removal and disposal included on a Cranbrook job?

The tap and waste have to be disconnected by a plumber before we start and reconnected once the stone is in. If you want the old top kept for a garage or a utility, say so and it stays on site. An old stone top is heavier coming out than the new one is going in, and leaves in sections. Where the drive falls away from the house the trolley wants to run, and where it climbs the same load has to be pushed the whole way up. Deliveries are timed to the room rather than to the day, so the unload lands between service or before the doors open. The van stays until the last piece is on its base.

How much upkeep is a stone worktop?

Granite is porous to varying degrees, so it is sealed when we fit it and topped up over the life of the worktop. A seal is not waterproofing. It only buys time to wipe a spill up. No maintenance visit is built into the job. Soap, water, and on the porous stones a seal. Original walls are thick, lime-plastered and rarely straight, which makes dry-laying and scribing the bulk of the fitting day. That is fine, but it has to be drawn: a room of one-offs prices differently from a room of repeats, and the difference is real rather than a markup. Terraces and gardens live outdoors all year.

Will you fit stone onto units that are not level?

Stone does not flex, so a run that rocks on its carcasses rocks just as badly once it is stone. Levelling belongs in the carcasses, on their own legs and packers. Units have to be fixed down as well as levelled. A loose carcass moves under stone. A chimney breast left in place splits a wall into two alcoves, and the two are rarely the same width and rarely parallel to each other. Where a floor falls away, the levelling is done by winding out the feet under each base rather than by packing anything under the stone. A column in the room is designed around, not cut around.

Can you fit stone I have already bought for a Cranbrook kitchen?

The quote is itemised, so a job where you already hold the slab is the same job with the material line taken off it. How the slab has been stored is worth telling us, because stone kept flat is not stone off a rack. Stone cut to somebody else’s drawing cannot usefully be re-cut to yours. Several units in one building are fitted out to the same drawing, so an error on that drawing is an error repeated in every flat. Where an operator changes hands the bases usually stay, so a refit becomes a resurface and the saving comes from what is already bolted down. Turnover between operators rarely changes the pedestals.
