Cranbrook kitchens

The buildings and streets around Cranbrook

large Edwardian villainter-war semiconverted flat

Getting reception counter work in Cranbrook right is mostly a matter of knowing what you are dealing with before the order goes in, and that means looking properly. Big Edwardian villas around Valentines Park with generous original footprints, so kitchens here are often already large enough without extending and the work is a straight replacement of a tired run plus an island the room can genuinely take. Where houses have been split into flats the kitchens are small, awkwardly shaped around the original chimney breasts, and need a template rather than a cut list. If your kitchen is a bit of both, that is common enough and it changes nothing about how we go about it.

Lime plaster on nine inch brick has been patched with gypsum wherever a radiator or a socket has moved, and the two finish at different depths. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. A reception is in use the morning after, and that sets the sequence.

A large villa has wide doors, a generous hall and somewhere to park, so the joins that go in are chosen for layout rather than forced by the route. Cornice, panelling and an original floor mean the counter is a freestanding carcass, drawn to clear the skirting rather than sit against it. A shopfront door caps the counter length before the slab does.

The buildings themselves are mostly large Edwardian villa, inter-war semi and converted flat. The run length that is easy in one is a join in another.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Cranbrook is its own job

A firm that has not worked in Cranbrook tends to find out about the access on the morning of the fit, which is too late to change anything. Wide tree-lined roads with a good number of original carriage drives, so a van can usually get close to the door, but the front paths are long and often stepped up to a raised ground floor. The house is wide but the front steps are the pinch point, we carry sideways up to the porch, and a heavy 30mm island top usually needs four hands rather than two. It goes on the drawing, you agree the drawing, and the workshop cuts to that. Nothing is decided on the day.

The work

What reception counters involves

Support for any overhang at the public face belongs to the drawing, whether that turns out to be a steel flat, a plywood deck or a gable the joiner adds for us. The whole desk is dry-assembled at the works, returns and openings included, and checked against the drawing before a single piece is wrapped. You end up with a lower surface a seated visitor can genuinely use, at the height the accessibility standard sets rather than the height that suited the elevation.

The counter is the piece of stone in a building that gets touched most and looked at longest, which is why the front edge and the seams carry the specification. The lower transaction shelf is set at the height a seated person can use, and the knee space beneath it is kept clear of legs and gables. A school reception is a security point as well as a desk, so any screen or hatch is drawn on the same sheet as the counter. Dry-assembled on the bench before the van is loaded.

The money

What it costs in Cranbrook

A counter is priced by its pieces rather than by its frontage, because the two heights, the return and the knee recess are separate operations before they are one desk. Overhangs, a waterfall end and seating all add machining, and an island is where those decisions cluster. Across the catalogue the supply-only rate is £110 to £550 per square metre, before any of the work that turns a slab into a worktop. The knee recess costs support, and the support is shown.

The carry, and what it rules out

Where the hall runs straight through to the back the piece can be walked in flat, and it is only the two door frames that have to be cleared. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. A counter piece walked in on edge needs the headroom checked too.

What Cranbrook asks for

Commercial rather than residential, and priced from the drawing rather than from the housing type. Residentially, worktop design & quotation, worktop installation and worktop replacement is what comes up here. The fabrication is identical.

Cranbrook in the housing figures

In the streets around Cranbrook, the housing predates the recent building boom almost entirely, and the units in it usually do too. Each desk carries its own aperture positions, so nothing is copied across from the last drawing. A desk is quoted with its supports on the sheet.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Cranbrook

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do your own fitters come out to Cranbrook?

Yes. Cranbrook is on the patch, and the postcodes we work here are IG1. It is worked on our east London run, along with the rest of Redbridge. A visitor or a neighbour parked on the drive is a five-minute problem at eight in the morning and an hour-long one at eleven. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. A bay suspension is a line on the quote, not a surprise. There is nothing to drive to and nothing to pick up, because both visits are to the property itself.

What do the kitchens in Cranbrook do to reception counters?

These kitchens are big rooms with long perimeter runs and an island, so level has to hold across the whole floor rather than along one wall. Large houses in these streets get converted into clinics, nurseries, small offices and members' rooms, and the reception ends up in a hall that was never meant to hold a desk. A porter's desk stands on its own carcass, fixed into nothing original. Old breasts carry a bulge low down where the original opening was closed up, and the units stand off it before the stone is measured at all. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. Stone will not straighten joinery, and it will not forgive it either.

Do you have trouble getting long pieces into Cranbrook kitchens?

Turning a heavy piece on edge indoors needs floor space at both ends of the turn, so the hall is cleared of furniture before anything comes off the van. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. Nothing is carried through a reception still taking visitors. Where the front garden has been paved over completely the van stands close to the house, and the route in is still a standard front door. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. Two heights, one unload, one trip across the pavement.

Would you call Cranbrook a reception counters area?

Not particularly. It would be easy to say yes and leave it there. What the research on this patch actually lists is worktop design & quotation, worktop installation and worktop replacement. That is about what people have here rather than how it gets done. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. In a converted house the flat entrance and the internal doorway are usually tighter than the communal stairs, and that is easy to overlook. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. Where the lobby stays open, the work runs outside opening hours. Party-wall and lease conditions in a converted building set when noisy work can happen, which shapes the fitting day more than the kitchen does. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. A spare offcut kept back can save a whole counter later.

What decides the price of a worktop in Cranbrook?

Power and waste come up through the floor, and where they surface decides which cabinet can hold a sink and which one cannot. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. Every change of plane is a join waiting to be placed well. Material runs £110 to £550 per square metre supply only, and templating, fabrication and fitting each get their own line.

What do I need to sort out first?

Two alcove pieces will not swap over however similar they look, so they are marked left and right at the bench and stay that way to the van. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. The front edge runs straight whatever the wall behind it does. Confirm the edge profile and which faces receive it, and tell us whether a screen, hatch or gate forms part of the counter before the carcass is built. The householder is normally on site at template, and that is the right time to settle sink position, tap centres and overhang rather than agree them by email. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. The building manager sets the hours the counter goes in.

Are drainer grooves cut on site or in the workshop?

Grooves are machined into the surface rather than applied to it, so there is nothing to come loose later. A groove set needs a clear stretch of worktop beside the bowl, so it competes with the run for length instead of being free surface. Which side of the bowl they go is about how you stand at the sink, and it is settled before cutting. There is usually a cellar head or a hatch somewhere in the floor, and whatever sits above it has to stay liftable. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. Where the join lands is a sightline question before it is a slab question.

What if something breaks during the fit?

Chips at an edge or a corner are the usual form, because that is where stone is least supported. Floors and units are protected before anything comes through the door. Most breakages happen on the carry, which is why the route is walked and measured before anything comes off the van. Two people will walk a two-metre piece in through a front door; the same hall with a three-metre piece wants four, purely because nobody can let go halfway. A lobby is one of the few places a piece can be staged, so the counter comes in early and stands on trestles until the carcass is ready for it. The way in is walked with the joiner as well as with a tape.

What happens if my units are not level?

Stone does not flex, so a run that rocks on its carcasses rocks just as badly once it is stone. Where a run meets an appliance, level decides whether that appliance door still clears the stone above it. Packing takes up small variation. It is not there to hide something that belongs in the units. A chimney breast left in place splits a wall into two alcoves, and the two are rarely the same width and rarely parallel to each other. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. Where the plaster bows, the counter is drawn away from it.

Can the sink be undermounted rather than sat on top?

A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. A tap under a window board still needs room for its handle to lift, which is checked at the template. A hob cut-out and the floor penetration feeding it have to land over the same cabinet, and where they do not it is the stone that gets redrawn rather than the pipework. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. Shelf depth is set by the knee space underneath it.
