Bathroom worktops and vanity tops in Hackney Downs

Where the household has used up the visitor permits it gets for the year, the remaining options are a suspension or a paid bay and both belong on the quote. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. The van moves on. The fitter stays with the vanity. Everything that involves you happens in your kitchen, so there is nothing to visit and nothing to collect.

Kitchens in the upper flats often sit in the return wing at half-landing level, so there are three or four steps inside the flat before the room is reached at all. Several units in one building are fitted out to the same drawing, so an error on that drawing is an error repeated in every flat. A house divided into flats needs a vanity for each of them, and small repeated pieces are the one case where buying a whole slab makes sense. The vanity is the piece that makes a converted flat read finished.

Because a peninsula is seen from both sides, the underside of any overhang gets the same edge treatment as the top, which is easy to leave out of a spec. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. The offcut decides the colour more often than the brochure does. Material sits between £110 and £550 per square metre supply only, and templating, fabrication and fitting are quoted line by line.

Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. The waste position is fixed before the aperture is drawn. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. Honed stone in a bathroom asks more of whoever cleans it.

Splitting a run costs a join, and that is the price of getting stone into the room at all. Where there is a lift, whether it can be booked out and padded matters as much as its size. If a piece cannot be got in at all, we say so at the template rather than on the day. Counting hands matters more than counting metres on a staircase, because a piece two people lift off a van still wants three on the flight and a fourth watching the trailing corner. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. A vanity top is lifted once and set down once.

Veining carries through a join where both pieces come off the same slab, which is decided at nesting. A join sits over a cabinet gable. It never spans a gap and never runs through a cut-out. Join count is a question about slab size and run length, nothing else. The joint where a peninsula meets the main run wants a gable directly under it, and where the units do not offer one, steel goes in to carry that joint instead. Where the kitchen swallows the whole slab there is no offcut worth having, and the vanity then has to be priced against material bought for itself. A veined vanity is nested for what shows above the basin.

A template on a normal kitchen takes two to three hours in the room. The fit follows 5 to 10 working days after the template, and nothing is cut before that visit because nothing is cut from a plan. The template is taken in your kitchen after the units are in and fixed, never before. Chimney breasts are often taken out at ground level and left standing above, so the middle of the run is newer wall than the two ends of it. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. A bathroom is a short job that repays being drawn properly.

Stone up a wall is heavier than tile and bonded rather than hung, so the wall has to be sound. Tiling and stone can meet, but where they meet is decided before the template rather than after. An upstand covers the gap where the worktop meets a wall that is not flat, which is its real job. The partitions put in at conversion are studwork standing on the old floor, so they take a fixing well but carry nothing, and a heavy end panel needs a different answer. Either way the walls are thin, the floor is boards over shallow joists and nothing meets at a right angle, so the vanity is scribed at both ends and the unit is fixed back to the wall as well as standing on the floor. The soil stack decides the basin position more than taste does.
