Hackney Downs kitchens

What the kitchens here are actually like

Victorian terraceEdwardian mansion blockpost-war estateconversion flat

A hundred and forty years of alterations sit under the current kitchen, and the worktop is what has to sit flat on top of all of it. The template records what the building actually did, not what the plan intended, and the gap between those two is what this visit is for. Sink, tap and hob on site, not on order.

Whole-house jobs are increasing and usually mean a rear extension with a peninsula rather than a full side return.

In the Edwardian blocks the kitchen doorway and the hall corner are the pinch point rather than the stairs, so measure the door opening and the corner swing together. Long Victorian terraces facing the park, many split into flats, with rear-addition kitchens of about 3m, while the Edwardian blocks have a fixed kitchen off a central hall.

Cornice, picture rails and deep skirting survive in converted rooms, so the run stands off the wall and the back edge follows the units rather than the plaster. The template plots the bow along the back of the run, which is why a tape reading taken beforehand never matches. No stone is ever cut from a plan.

The buildings themselves are mostly Victorian terrace, Edwardian mansion block, post-war estate and conversion flat. Which of those you have decides most of what follows.

True everywhere

Worktop templating, in short

  • Two to three hours on site for a typical kitchen.
  • Units must be fitted, fixed and level first. No stone is ever cut from a plan.
  • Sink, tap and hob must be physically on site, not just ordered.
  • A Belfast or butler sink must be installed and at its final height.

Covered on our east London run. Fitted 3–7 working days from template.

What gets asked for here

It is on the shortlist for this patch rather than at the top of it, because worktop replacement comes up more often. Nothing about the process differs between the two.

The shape of the run

The free end is what needs deciding early: square edge, mitred apron down the end, or a full waterfall to the floor, and a waterfall is cut in sequence off the same part of the slab. A layout templated off one wall instead of one datum will not sit right once all the pieces are down together. One datum for the whole room.

Getting stone into the room

The railway lines split the area so the direct route is often blocked and you go the long way round, and the streets are permit-only with filters. The mansion blocks are walk-ups with communal stairs and no lift at all.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop templating in Hackney Downs

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Hackney Downs?

Yes. Hackney Downs is on the patch, and the postcodes we work here are E5, E8. It is worked on our east London run, along with the rest of Hackney. A controlled parking zone means either a visitor permit sorted in advance or a suspended bay, and a suspension is applied for days ahead rather than on the morning. It is noted on the job sheet at template so the fitting crew inherit the answer rather than rediscovering it. It goes on the job sheet for the fitting crew. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Does the housing in Hackney Downs change how worktop templating works?

Lease conditions and the other flats in the building decide when noisy work can happen, so the fitting day has a start and a finish that are not ours to set. Alcoves either side of the breast are rarely the same width and rarely parallel, so each one is templated as its own piece with its own scribe. Two to three hours, once the units are in. In the Edwardian blocks the kitchen doorway and the hall corner are the pinch point rather than the stairs, so measure the door opening and the corner swing together.

How does the stone actually reach a kitchen in Hackney Downs?

The railway lines split the area so the direct route is often blocked and you go the long way round, and the streets are permit-only with filters. The mansion blocks are walk-ups with communal stairs and no lift at all. Communal stairs get boarded and the handrail padded, and we walk the route with a tape before the first piece leaves the van. The templater measures that route on the same visit, so the drawing leaves site already knowing the maximum piece. It goes on the drawing with the run dimensions.

Do you do much worktop templating around Hackney Downs?

It is one of the three we do most here, behind worktop replacement. Same template visit, same workshop, same installers either way. Conversions put kitchens where the services could be made to reach rather than where they belong, so runs are short and interrupted. Two to three hours on site, with the sink, tap and hob physically present. Units fitted, fixed and level first. In a converted house the flat entrance and the internal doorway are usually tighter than the communal stairs, and that is easy to overlook. The template visit is booked once the units are genuinely in, not when they are nearly in. The room as it is, not as it was drawn.

Why do two Hackney Downs kitchens the same size price differently?

Peninsulas frequently land on a lightweight partition or on units that were never fixed down, and stone needs proper support under it before it goes on. The template records every angle in that shape as it actually is rather than as the plan drew it. One datum for the whole room. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

The stone carries the scribe because the wall cannot be persuaded, so back edges are cut oversize and eased in rather than dropped straight down. One measurement never describes it, which is why a tape reading taken before the visit rarely matches the template. Measured at worktop height, nowhere else. Units fixed and packed level over the sloping floor, walls replastered and dry at their final thickness (tiling and splashbacks go on after the worktop, never before), and the sink, tap and hob physically on site, with a Belfast sink built in and set at its finished height. Where ownership is split across a building, the common parts belong to someone else and the carry route is negotiated rather than assumed. The template happens when the units are in, fixed and level, whoever is fitting them. No stone is cut from a plan.
