Lath and plaster, a settled floor and a hall with a turn in it are the three things that decide how this job runs. Two to three hours on site, once the units are fitted, fixed and level. Sink, tap and hob on site, not on order.

Conservation-area Victorian terraces and semis, many split into upper and lower flats, lower flats get the garden and a rear extension with a proper kitchen-diner, upper flats keep a compact galley over the back addition with a sloping ceiling at one end.

Deep original skirting is often left in behind the units, standing them off the wall, so the back edge of the stone is plotted where the carcasses actually sit. Victorian party walls and chimney-breast returns bow along their length, so the template plots the real line rather than assuming a straight one - the template picks up points every few hundred millimetres down the back of the run and the drawing carries that curve through to the saw. No stone is ever cut from a plan.
