Bathroom worktops and vanity tops in Leytonstone

A single red line has hours and a double red line does not, and the difference decides whether an early start is a plan or a penalty. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. One owner can take a date next week while the flat below needs three weeks of notice, so several kitchens in one building end up scheduled by the slowest permission. A let bathroom wants quartz for the same reason a let kitchen does: nothing to seal, and nothing an incoming tenant has to be briefed on. The stone outlasts the unit under it, whoever owns the flat.

The tap hole is drilled in the workshop too, and its position depends on how far the tap has to swing. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. The offcut taken out of the middle for a hob is a large usable piece, and it is worth deciding early whether it becomes an upstand or goes in the skip. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. One template visit covers both rooms if both are ready.

Upkeep is settled when the slab is chosen, since it belongs to the material rather than the fabrication. Quartz and sintered stone never need sealing: quartz is non-porous and sintered stone has effectively zero porosity. No maintenance visit is built into the job. Soap, water, and on the porous stones a seal. Internal walls are lath on timber studs while the flank walls are brick, so two walls in the same kitchen take a fixing completely differently. Either way the walls are thin, the floor is boards over shallow joists and nothing meets at a right angle, so the vanity is scribed at both ends and the unit is fixed back to the wall as well as standing on the floor. Square rooms make short work of a vanity template.

An island is where this usually shows, standing free with no wall to level against. Units have to be fixed down as well as levelled. A loose carcass moves under stone. Stone does not flex, so a run that rocks on its carcasses rocks just as badly once it is stone. A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. A shelf in a shower niche is scribed on three sides.

Each join is an item on the drawing, so the layout and the figure move together. Veining carries through a join where both pieces come off the same slab, which is decided at nesting. What you get is a line rather than a step, because the pieces are levelled to each other first. It is walked round rather than looked at from one side, so the direction the veining runs along it cannot be hidden against a wall the way it can on a perimeter run. Where the kitchen swallows the whole slab there is no offcut worth having, and the vanity then has to be priced against material bought for itself. The vanity comes off what the kitchen leaves behind.
