On a street with no restrictions the constraint is other residents rather than a warden, so it is worth putting a cone or a car out early. The party wall is the straightest surface in the house and everything else has moved away from it over a century. The kitchen is usually a long galley in a rear extension or side return, so the run lengths are the first thing we check against slab length, anything beyond roughly three metres either needs a join or a second slab, and that decision alone moves the material figure more than a few extra square metres would. You see it before you commit to anything. Rear extensions here are usually finished before the kitchen goes in, so the template date slips with the plasterer and the levels across a 6m room need checking properly.

Streets on the park side are broken up by modal filters and planters, so the van has to approach from the correct end or it will be reversing a long way back out. Several canal-facing properties have no vehicle frontage at all and the only route in is a towpath walk with a bridge ramp. Carrying through the house means protecting the whole route first: floor boarded, banister padded, and the front door held open on a wedge rather than by hand. We price the carry from what you tell us about the route, so photographs of the approach are worth more to us than a floor plan. It appears as its own line rather than buried in a rate.

It is one of the three we do most here, behind worktop templating. Same template visit, same workshop, same installers either way. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. That changes what the quote should be compared against, because the shape of the job is not the same as a single family kitchen. Nothing payable until we template. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Comparing quotes only works when they itemise the same things, and this is where the differences usually hide. Material is the slab only, and it says so.

On a heavily veined stone the island and the run behind it are nested off the same area of slab so the movement relates across the room. Each run is priced on its own line against the supply rate, with the join count and the reason for each join stated. Shape first, area second. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

Where a run finishes into a reveal, the depth of that reveal is taken at worktop height and nowhere else. It is fabrication time rather than material, so it appears on the fabrication line and not in the square metre figure. Better on the quote than in a variation. Send us the run lengths, plus photos taken walking from the pavement through the hall to the kitchen so we can see the door widths and the stair turn. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. The quote is written so it can be read by whoever is paying rather than only by whoever is standing in the kitchen. Nothing payable until template.
