Steel columns and downstands land where the frame put them, which is frequently in the middle of what would otherwise be a clean run. Open-plan layouts mean long, uninterrupted runs and islands, so slab yield and whether we can nest those lengths dominates the material figure, and an intruding steel column or brick pier can force a scribe or a break in a run that otherwise would have been one clean piece. Priced from the building, not from a rate card. Ceilings are high and the units are open, so islands are exposed on all four sides and every edge and mitre is visible from across the room.

Access is off narrow industrial roads with working yards and gates that get locked outside hours, so a delivery slot has to be agreed with the building manager. Older converted units often have a wide roller shutter at ground level, which is the easiest slab entry anywhere in the borough, but the upper live-work floors are reached by an open industrial stair. Weight tells on a staircase more than anywhere else, because there is nowhere to set a piece down mid-flight and no way to change your grip once it is moving. We price the carry from what you tell us about the route, so photographs of the approach are worth more to us than a floor plan. It appears as its own line rather than buried in a rate.

Everything is itemised: material, template, fabrication, fitting, each cut-out and each metre of upstand. Itemised, so it can be compared honestly. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. That changes what the quote should be compared against, because the shape of the job is not the same as a single family kitchen. Nothing payable until we template.

On a heavily veined stone the island and the run behind it are nested off the same area of slab so the movement relates across the room. Each run is priced on its own line against the supply rate, with the join count and the reason for each join stated. Shape first, area second. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

An intruding steel column, a brick pier or a downstand breaks a run that would otherwise have been one clean piece. This is the item most often left out of a cheaper quote, and it comes back as a variation once the templater has been. Photographs are worth more than a plan here.
