Rosehill kitchens

What the kitchens here are actually like

1930s semiSt Helier estate housingpost-war flats1960s maisonette

Kitchens in this stock are compact and reasonably square, which makes the fixed lines a larger share of the total than the material is. The template records what the building actually did, not what the plan intended, and the gap between those two is what this visit is for. The room as it is, to the millimetre.

A boundary area between private inter-war semis and the edge of the St Helier estate, so you get two kitchen types on the same street: a 3m private-semi kitchen extended into the dining room, and the estate's original narrow galley with a pantry recess. On the estate-type houses the original pantry recess is usually kept, so the run steps back 300mm partway along and that step has to be a mitred internal corner rather than a butt joint.

Many have been extended at the rear since being sold, so the kitchen is half original and half newer with a floor junction between the two. Carcass heights are read individually, since legs bottoming out on concrete mean the units do not share one plane. Recorded as it is, not as it was drawn.

On these streets the housing is 1930s semi, St Helier estate housing, post-war flats and 1960s maisonette. The differences between them show up at template, not at enquiry.

True everywhere

Worktop templating, in short

  • Two to three hours on site for a typical kitchen.
  • Units must be fitted, fixed and level first. No stone is ever cut from a plan.
  • Sink, tap and hob must be physically on site, not just ordered.
  • A Belfast or butler sink must be installed and at its final height.

Covered on our south London run. Fitted 3–7 working days from template.

1930s and inter-war semis

What gets asked for here

This is one of the three jobs that come up most here, behind worktop replacement. It is the same template visit, the same workshop and the same installers either way.

1930s and inter-war semis

Getting stone into the room

The roundabout and the arterial roads either side are busy with no stopping, but the residential roads behind have verges, driveways and unrestricted parking.

1930s and inter-war semis

The building, and what it does to the job

Where a breast interrupts a long wall the join can often go there, so it reads as a natural break rather than a line in the middle of a worktop. The template plots it as it is, at the exact height the worktop will sit, and the drawing carries that through. Measured at worktop height, nowhere else.

1930s and inter-war semis

True everywhere, stated once

A template records what the building actually did, not what the plan intended. How far those two things diverge is entirely a function of when the house was built.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop templating in Rosehill

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Rosehill, or just list it?

Yes. Rosehill is on the patch, and the postcodes we work here are SM1. It is worked on our south London run, along with the rest of Sutton. Where the van can pull up level with the gate the pieces are handled the fewest times, which is what actually protects them. The templating visit needs somewhere to stop for two or three hours, which is a different problem from unloading for twenty minutes. The templater needs a proper stop, not a pause. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop templating in Rosehill?

Many have been extended at the rear since being sold, so the kitchen is half original and half newer with a floor junction between the two. Carcass heights are read individually, since legs bottoming out on concrete mean the units do not share one plane. Recorded as it is, not as it was drawn. On the estate-type houses the original pantry recess is usually kept, so the run steps back 300mm partway along and that step has to be a mitred internal corner rather than a butt joint.

Is access a problem in Rosehill?

The roundabout and the arterial roads either side are busy with no stopping, but the residential roads behind have verges, driveways and unrestricted parking. Where the van stands level with the front of the house a piece gets handled twice instead of five times, and stone breaks on handling rather than on the road. The templater measures that route on the same visit, so the drawing leaves site already knowing the maximum piece. It goes on the drawing with the run dimensions.

Is worktop templating common in Rosehill?

It is one of the three we do most here, behind worktop replacement. Same template visit, same workshop, same installers either way. Landlord work is scheduled around void periods, so the whole thing is a fixed window and the template date matters as much as the fitting date. No stone is ever cut from a plan, which is inconvenient exactly when a programme is tight. Units fitted, fixed and level first. A worktop replacement between tenancies is a single-day job by design, because the flat is not earning while it is empty. The template visit is booked once the units are genuinely in, not when they are nearly in. Appliances on site, not on order.

What decides the price of a worktop in Rosehill?

Two parallel runs with a walkway between them is the most efficient shape there is on a slab, because both pieces nest as straight lengths with almost no waste. The template records every angle in that shape as it actually is rather than as the plan drew it. One datum for the whole room. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

The returns into a breast recess are the tightest scribes in the room, and they are eased in rather than forced. One measurement never describes it, which is why a tape reading taken before the visit rarely matches the template. Plotted, not estimated. Every base unit fixed to the wall, packed and levelled, and any dry-lining or patching completed - the template reads the wall face it is given, so that has to be the finished face. These kitchens tend to be compact and reasonably square, so the fixed template, fabrication and fitting lines are a larger share of the total than the stone is. The templater needs the sink, tap and hob on site, and a Belfast sink installed at its final height. Fitted, fixed and level, then we come.
