Thames View kitchens

What the kitchens here are actually like

1950s estate house1950s-1960s low-rise flatpost-war maisonette

Kitchens in this stock are compact and reasonably square, which makes the fixed lines a larger share of the total than the material is. Socket positions, sill heights and wall flatness are the three things that settle this, and all three are properties of the building. Same slab run, same day, same batch.

A self-contained post-war estate south of the A13 built to a small set of house and flat types, so kitchens are consistently narrow galleys with the sink under a window at one end and very little worktop either side of the cooker. The realistic improvement is a full-length continuous top with a proper drainer rather than a change of layout.

Galley runs here are long and narrow, so a single continuous piece with a moulded drainer makes far more difference than any amount of cabinet upgrade.

An ex-council house is solidly built to a standard plan, with the kitchen at the rear and a back door next to it. That suits a full-height piece, because a large flat panel bonded across its back is more stable on concrete than a run of small tiles ever was. Cut from the same slab run as the tops.

The buildings themselves are mostly 1950s estate house, 1950s-1960s low-rise flat and post-war maisonette. They are not interchangeable, and a worktop finds the differences quickly.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • Ordered later, from a different batch, the match is not reliable where the pieces meet.
  • Socket and switch positions must be final before templating.
  • The joint to the worktop is siliconed, never grouted.

Covered on our east London run. Fitted 3–7 working days from template.

The shape of the run

Two parallel runs with a walkway between them is the most efficient shape there is on a slab, because both pieces nest as straight lengths with almost no waste. Upstands follow the run exactly, so every internal and external corner is a separate mitred or butted piece. The joint to the worktop is siliconed, never grouted.

What gets asked for here

This is one of the three jobs that come up most here, behind worktop replacement. It is the same template visit, the same workshop and the same installers either way.

Getting stone into a Thames View kitchen

Estate roads with parking courts and pedestrian-only paths between blocks, and the A13 severs the area from the rest of Barking, so getting in is a specific route rather than a general one.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop splashbacks & upstands in Thames View

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Thames View, or just list it?

Yes. Thames View is on the patch, and the postcodes we work here are IG11. It is worked on our east London run, along with the rest of Barking and Dagenham. Where the van can pull up level with the gate the pieces are handled the fewest times, which is what actually protects them. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. Handling is where these pieces get damaged. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop splashbacks & upstands in Thames View?

An ex-council house is solidly built to a standard plan, with the kitchen at the rear and a back door next to it. Dense concrete takes adhesive better than fixings, which actually suits a large bonded panel. The wall makes that decision, not the brochure. Galley runs here are long and narrow, so a single continuous piece with a moulded drainer makes far more difference than any amount of cabinet upgrade.

Is access a problem in Thames View?

Estate roads with parking courts and pedestrian-only paths between blocks, and the A13 severs the area from the rest of Barking, so getting in is a specific route rather than a general one. The barrier, the entry code and the estate rules decide when a van can get near the door, and none of that is negotiable on the day. Where the route is tight we break a long splashback at a natural vertical joint instead of forcing one panel through. Joint positions follow from that.

Do you do much worktop splashbacks & upstands around Thames View?

It is one of the three we do most here, behind worktop replacement. Same template visit, same workshop, same installers either way. Quartz suits let property well: no sealing, no annual maintenance, and nothing an incoming tenant has to be told to look after. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. Same batch, same run, same day. A worktop replacement between tenancies is a single-day job by design, because the flat is not earning while it is empty. Socket and switch positions have to be final before templating, because a cut-out in the wrong place means a new piece. Siliconed to the worktop, never grouted.

What decides the price of a worktop in Thames View?

A galley puts the sink on one side and the hob on the other, which spreads the cut-outs across two pieces instead of weakening one. Long runs almost never take a single panel, so the joint positions want agreeing before anything is templated. Joint placement is a decision, not an accident. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

A boxed soil stack or service riser in the corner of a run eats into the worktop depth and has to be scribed around rather than cut square. Where the wall cannot be made good, setting the stone deliberately proud on a subframe with a shadow gap reads as a detail rather than a bad fit. Make the wall good first, or accept the detail. Any surface trunking or conduit has to be rerouted or accepted and boxed before templating, because the stone cannot be scribed around a live conduit on site. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. Full-height panels need the wall made good first, which is another trade and another timescale. Decided before fabrication, not after.
