Upper Holloway kitchens

The buildings and streets around Upper Holloway

Victorian terraceEdwardian terracepost-war blockconversion flat

Pricing reception counters in Upper Holloway has less to do with the postcode than with what the kitchen turns out to be once someone has measured it. Terraces built on a hill, so the back additions step down and the kitchen floor often sits a step or two below hall level. Runs are 3-3.5m in an L with the sink under a rear window and a chimney breast to work around at the far end. A worktop that fits is a worktop that was measured. The description is background, the template is the actual instruction.

Party wall settlement pulls the floor down at one side of the room, so a long run reads level at one end and not at the other. The lower transaction shelf sits at the height a person in a wheelchair can be served at, and that height is fixed on the drawing before anything else about the desk is. Apertures for cable and card reader are machined, never drilled in a lobby.

Cornice, picture rails and deep skirting survive in converted rooms, so the run stands off the wall and the back edge follows the units rather than the plaster. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. Goods lifts in old warehouses take longer pieces than most buildings.

The kinds of building we work in here are Victorian terrace, Edwardian terrace, post-war block and conversion flat. Each carries its own carry problem before it carries a worktop.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Upper Holloway is its own job

A fit in Upper Holloway is planned around the building it is going into, which is what the survey is for. Steep streets running off Junction Road and Holloway Road with permit bays and a narrow carriageway, and the gradient makes trolley work awkward so A-frames need two people throughout. Front steps followed by an internal step down into the kitchen is the usual sequence. Where the kitchen floor drops below the hall, agree the finished worktop height with the client early, because the split level surprises people once the units are in. We template Upper Holloway kitchens after the units are in and levelled, which is the only point at which the real measurements exist.

The work

What reception counters involves

It is quoted the way a kitchen is, with the material supply-only and templating, fabrication and fitting each written on their own line rather than bundled into a rate for the frontage. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You get openings machined for the equipment you actually have, not holes cut through a finished top with a diamond bit in a busy lobby.

This is commercial fit-out work cut on the same saw as a kitchen, with an entirely different set of questions attached to it. Fitting is done to a lobby that has to open the next morning, so protection, sequence and clean-down are planned as part of the work. These conversions rarely have a square wall at the back of the lobby, so the return is scribed and the front edge is set out straight regardless. The join sits over a support and out of the sightline.

The money

What it costs in Upper Holloway

Slab yield on a counter is worse than on a kitchen, because a wide top and a narrow shelf rarely nest kindly against one another. An L has a return, and a return rarely nests neatly on a slab, so the yield question arrives earlier than it does on a straight run. Material is £110 to £550 per square metre supply only, with the batch and the slab size sitting behind that variation, and the workshop time quoted apart from it. The transaction shelf is its own line, because it is its own piece.

Victorian and Edwardian terraces

What Upper Holloway asks for

A trade counter or a bar does not come out of the local housing stock, so there is no ranking to give you. The housing itself asks for worktop replacement, worktop templating and worktop installation. The work is quoted the same way regardless.

Victorian and Edwardian terraces

The carry, and what it rules out

A bay suspension carries a fee and a notice period, and the notice period is the part that catches people out when a date moves. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. The counter comes off the van first and goes in last.

Upper Holloway in the housing figures

On these streets this is overwhelmingly let and managed property. A counter left behind at lease end is specified with the next occupier in mind. The staff side is finished to the same standard as the public side.

Getting stone into an Upper Holloway kitchen

Steep streets running off Junction Road and Holloway Road with permit bays and a narrow carriageway, and the gradient makes trolley work awkward so A-frames need two people throughout. Front steps followed by an internal step down into the kitchen is the usual sequence.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Upper Holloway

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Upper Holloway far enough out to be a problem for you?

Yes. Upper Holloway is on the patch, and the postcodes we work here are N19. It is worked on our north London run, along with the rest of Islington. Some zones are controlled for a short window in the middle of the day and open either side of it, which makes the timing of the visit the whole question. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. A booked bay costs less than an hour of a crew standing still. Everything that involves you happens in your kitchen, so there is nothing to visit and nothing to collect.

Why would reception counters in Upper Holloway be any different from anywhere else?

Lease conditions and the other flats in the building decide when noisy work can happen, so the fitting day has a start and a finish that are not ours to set. That entrance is what caps the counter, because a shopfront door and the step in front of it will take far less than a full-length top, so the run is broken over a support in the carcass rather than gambled on. The knee recess is argued over hardest where the floor is shallowest. A wall line that runs level over a floor that does not means the finish closes up on the plinth at one end, which is joinery rather than something the stone can answer. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. A long counter magnifies every millimetre the carcass is out.

What is the carry like in Upper Holloway?

An inward-opening door swinging back against the wall leaves less clear opening than the frame measures, and a storm porch in front of it is tighter again. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. The counter is sized to the way in before it is sized to the slab. A suspension only works if the cones and the notice are actually there on the morning, and now and then a car is sitting in the bay regardless. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. The tail lift needs pavement, not simply a space.

Is Upper Holloway really a reception counters area?

Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop replacement, worktop templating and worktop installation. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. Conversions put kitchens where the services could be made to reach rather than where they belong, so runs are short and interrupted. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. Two desks on one site still take two templates. In a converted house the flat entrance and the internal doorway are usually tighter than the communal stairs, and that is easy to overlook. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Matching across sites means matching blocks, not matching names.

Where does the money go on an Upper Holloway worktop?

An L can be mitred at the corner for a continuous look or butt-jointed over the gable, and the two are different money and different risk. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. The public side and the staff side take different details. Stone is £110 to £550 per square metre supply only, and the templating, the fabrication and the fitting each carry their own line.

What needs to be ready before you come to Upper Holloway?

Where two pieces meet over a fall in the floor the join has to be flush to the hand as well as true to the level, because the eye reads the join and forgives the room. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. The scribe is cut in the shop, eased on site, and no further. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. One staircase can serve an owner on the first floor and a managed tenancy on the second, so the access arrangement changes at every landing while the building stays the same. Where a managing agent has to approve the work, the drawing goes out in a form they can sign without ever standing in the lobby. The counter outlives the tenancy more often than not.

How many visits does an Upper Holloway worktop take?

The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. The fit follows 5 to 10 working days after the template, and nothing is cut before that visit because nothing is cut from a plan. The same firm templates and fits. Nobody else is brought in to install. Gas, waste and later wiring were boxed in against the wall long after the house was built, and that boxing is what the run has to clear. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. Every counter starts with the joiner finishing.

Is taking the old top off part of the job?

An old stone top is heavier coming out than the new one is going in, and leaves in sections. Tiling bonded to the wall behind usually comes away with the old top, so that wall is agreed beforehand. Disposal means it goes in the van, not into the garden to wait for a collection. Where the permit is a digital session rather than a paper one, somebody in the house has to start it at the hour the van actually arrives. A reception fit is often booked outside opening hours precisely because that is when the kerb in front of the building is free. Outside opening hours is usually when the kerb is free.

What is not included in the quoted figure?

Cut-outs, edge profile and join count are itemised, so taking one out removes a line rather than starting an argument. What is quoted is what the drawing says, and the figure does not move unless the drawing does. What moves the figure after templating is a change you make: a different edge, an extra cut-out, a bigger sink chosen late. Floors settle, and once base units are packed and levelled properly the stone sits true while everything else in the room admits it is not. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. Stone will not straighten joinery, and it will not forgive it either.

What if the stone gets chipped on the way into an Upper Holloway kitchen?

A piece is never laid flat across a gap while it is moved, because that is how stone cracks unaided. Every piece is dry-assembled on the bench before it is loaded, so a fabrication mistake is found in the workshop rather than in your kitchen. Our own installers do the carry, so there is nobody in the middle to argue with about it. A step up off the pavement means the piece is lifted to the threshold before it is carried anywhere, and that first lift is the one that wants four hands. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. A join forced by a doorway still lands over a carcass support.
