Holloway kitchens

The buildings and streets around Holloway

Victorian terracelarge post-war estateabove-shop flatconversion flat

Pricing reception counters in Holloway has less to do with the postcode than with what the kitchen turns out to be once someone has measured it. Victorian terraces heavily converted into flats alongside substantial estate blocks, so most kitchens are compact and fixed at 2.4-3m with appliances already positioned. Whole-house work exists on the quieter streets and usually means a modest rear extension rather than a full side return. Whichever it is, the process below is the same, and the figure you get after templating is fixed.

Original quarry tile is often still down under two or three later floor coverings, which is why the finished floor height is rarely what anyone expects. The lower transaction shelf sits at the height a person in a wheelchair can be served at, and that height is fixed on the drawing before anything else about the desk is. A counter is measured in the lobby it will stand in.

The partitions put in at conversion are studwork standing on the old floor, so they take a fixing well but carry nothing, and a heavy end panel needs a different answer. That entrance is what caps the counter, because a shopfront door and the step in front of it will take far less than a full-length top, so the run is broken over a support in the carcass rather than gambled on. The service road at the back is often the real way in.

What the surveys keep coming back to is Victorian terrace, large post-war estate, above-shop flat and conversion flat. A quote that ignores which one you have is guessing.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Holloway is its own job

A fit in Holloway is planned around the building it is going into, which is what the survey is for. Holloway Road is the A1 red route with no stopping, so all loading happens on side streets under the Monday to Friday controlled zone. Estate blocks need a lift booking, while the converted terraces need a route through a shared hall crowded with bikes and buggies. In converted terraces the shared hallway is the bottleneck, so clear and protect it before anything moves, because you will be turning slabs in a space under a metre wide. Once the template is signed off the price is fixed. It does not move because the job turned out fiddly.

The work

What reception counters involves

It is quoted the way a kitchen is, with the material supply-only and templating, fabrication and fitting each written on their own line rather than bundled into a rate for the frontage. The templater attends once the carcass is in and fixed, and records what the joiner actually built rather than what the elevation showed. You end up with every visible edge finished alike, front, back and both returns, because a counter is seen from all sides in a way a worktop never is.

The apertures, for cable, for a card reader, for a screen stem, are machined at the works and cannot be added afterwards. Cable apertures are machined with a radiused internal corner, because a square internal corner in a counter top is where a crack begins. These conversions rarely have a square wall at the back of the lobby, so the return is scribed and the front edge is set out straight regardless. Templated to the carcass, not to the elevation.

The money

What it costs in Holloway

The fitting line answers to the lobby and to the hours we are allowed in it, which is why a counter fitted at night costs more than the same counter fitted in the day. A side return gives length rather than width, so the runs are long, the joins are few and the slab has to be used efficiently. Supply is £110 to £550 per square metre, and it is the least interesting line on the quote, because the operations listed underneath it are what separate one job from another. Working at night is quoted as working at night, or not at all.

Victorian and Edwardian terraces

Holloway in the housing figures

Around Holloway, flats outnumber houses by a wide margin. A lobby reached only by stairs puts a fourth pair of hands on a desk that would otherwise take two. The desk is measured after the joiner has gone.

Victorian and Edwardian terraces

What Holloway asks for

A converted flat is measured off the original house, so no two units in the same building have quite the same kitchen run. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. A phased fit-out gets phased templating, one lobby at a time.

Commercial rather than residential, and priced from the drawing rather than from the housing type. Residentially, worktop replacement, worktop installation and worktop splashbacks & upstands is what comes up here. The fabrication is identical.

Access

Getting stone into a Holloway kitchen

Holloway Road is the A1 red route with no stopping, so all loading happens on side streets under the Monday to Friday controlled zone. Estate blocks need a lift booking, while the converted terraces need a route through a shared hall crowded with bikes and buggies.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Holloway

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Which postcodes do you cover around Holloway?

Yes. Holloway is on the patch, and the postcodes we work here are N7. It is worked on our north London run, along with the rest of Islington. The realistic answer on a main road is an early slot, a spotter on the van and pieces staged in one movement rather than several trips. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. A booked bay costs less than an hour of a crew standing still. There is nothing to drive to and nothing to pick up, because both visits are to the property itself.

What do the kitchens in Holloway do to reception counters?

The flat entrance door is a certified fire door on a closer, and taking it off for an hour means dealing with the seals and the closer before the day ends. The commercial work around housing of this age is shopfront: a narrow deep unit off a parade, with the reception running back from the door into the depth of the plan. A pharmacy counter is two heights before anybody draws it. Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. A shadow gap solves what a scribe cannot.

Do you have trouble getting long pieces into Holloway kitchens?

A car that answers every floor button pressed while a piece is standing in it needs to be held on the key, and the key usually lives at a desk that wants notice. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. Trestles go up in the lobby before anything is unwrapped. A single red line has hours and a double red line does not, and the difference decides whether an early start is a plan or a penalty. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. The tail lift needs pavement, not simply a space.

Does Holloway actually ask for reception counters?

Not particularly. It would be easy to say yes and leave it there. What the research on this patch actually lists is worktop replacement, worktop installation and worktop splashbacks & upstands. That is about what people have here rather than how it gets done. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Kitchens go in near the end of a conversion, behind the plastering and the flooring, by which point the programme has already absorbed whatever slipped earlier. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. What the operator needs at the shelf outranks the elevation. Studio and one-bed conversions put the whole kitchen against a single wall, so the job is one run and everything depends on that one length. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. The knee recess is not a variable between sites.

What decides the price of a worktop in Holloway?

Bi-fold or sliding doors at the end of the return mean the run finishes against a frame rather than a wall, and a frame gives nothing to scribe into and no movement to take up. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. Every change of plane is a join waiting to be placed well. Material runs £110 to £550 per square metre supply only, and templating, fabrication and fitting each get their own line.

What do I need to sort out first?

A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. The knee recess is checked for square before the shelf is cut. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. Where a managing agent has to approve the work, the drawing goes out in a form they can sign without ever standing in the lobby. The agent approves the drawing without leaving the office.

Are drainer grooves cut on site or in the workshop?

Grooves and an undermounted bowl are usually specified together, since the grooves are run to the bowl edge. Grooves are machined into the surface rather than applied to it, so there is nothing to come loose later. A groove set is its own item on the quote rather than something rolled in with the sink cut-out. Ground floors fall away towards the garden across the whole footprint, so the units are packed up long before anything is measured for stone. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. The support under a long counter is agreed before the top is nested.

Where will the joins be?

What you get is a line rather than a step, because the pieces are levelled to each other first. Dark and heavily veined stone shows a join more than a pale even one, which is worth knowing before the slab is picked. There are only ever a few legal positions, and the one taken is furthest from the light. A join in a long run wants to sit away from the rooflight, because a seam under direct downlight shows in a way the same seam under a wall cupboard never does. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. Shelf depth is set by the knee space underneath it.

What if the base units are out of level?

Variation past what packing can take up has to be corrected in the carcasses before we cut, because the template records the units as they stand. Stone does not flex, so a run that rocks on its carcasses rocks just as badly once it is stone. Units have to be fixed down as well as levelled. A loose carcass moves under stone. Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. Two levels means two datums, and they are reconciled on paper.

Is a full-height splashback practical in a Holloway kitchen?

Socket and switch positions have to be final before templating, because the openings are machined rather than chopped out on the wall. A full-height piece behind the hob has to allow for the extractor, so that gets settled first. An upstand covers the gap where the worktop meets a wall that is not flat, which is its real job. Boxed sash frames swallow a hundred millimetres of wall on each side of the opening, so the wall between a window and a corner is shorter than a plan makes it look. A front room converted into a surgery or a salon gives a small lobby and a counter that still has to leave width for people to get past it. Marketing suites get a permanent counter for a temporary lobby.

I used Karem’s services 5 years ago for purchasing and fitting the quartz worktop in my then brand new kitchen. The price was reasonable and the service reliable and spot on, no delays in fitting, misunderstanding or excuses. I recommended him to a friend, who also used his services and they were happy too! If I need to order new kitchen work top again, I would definitely use him again. Thanks Karem!
