Alibon kitchens

What the kitchens here are actually like

1930s LCC cottage estate houseex-council semipost-war maisonette

Kitchens in this stock are compact and reasonably square, which makes the fixed lines a larger share of the total than the material is. Socket positions, sill heights and wall flatness are the three things that settle this, and all three are properties of the building. Siliconed to the top, never grouted.

Eastern Becontree housing towards Dagenham, similar house types but with more maisonettes and low-rise flats mixed in, so a share of the work is first-floor kitchens with a fixed narrow footprint. In the houses, the pattern is the usual scullery-plus-larder conversion into a single L, often with the back door repositioned during the works.

A maisonette puts the kitchen on one of two levels, so an internal staircase may be part of the route as well as the communal one. That suits a full-height piece, because a large flat panel bonded across its back is more stable on concrete than a run of small tiles ever was. Cut from the same slab run as the tops.

What turns up on the job sheets is 1930s LCC cottage estate house, ex-council semi and post-war maisonette. The differences between them show up at template, not at enquiry.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • Ordered later, from a different batch, the match is not reliable where the pieces meet.
  • Socket and switch positions must be final before templating.
  • The joint to the worktop is siliconed, never grouted.

Covered on our east London run. Fitted 3–7 working days from template.

What gets asked for here

Managed stock usually comes with its own rules about working hours, waste, and who is allowed on site. A 100mm upstand is the low-maintenance answer, and full-height stone is the one that has to be committed to early. The wall has to be ready.

This is not the local speciality and there is no point saying otherwise: worktop replacement, worktop templating and worktop installation is what the housing here actually asks for. It is quoted, cut and fitted exactly the same way regardless.

The building, and what it does to the job

Maisonette stairs here are external and often steep, so we cut to a length two people can carry safely up them rather than the longest possible piece.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop splashbacks & upstands in Alibon

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Alibon, or just list it?

Yes. Alibon is on the patch, and the postcodes we work here are RM10. It is worked on our east London run, along with the rest of Barking and Dagenham. Unrestricted kerbside is straightforward as long as the space in front of the property is actually clear when the van arrives. Splashbacks are normally the last thing off, so a short parking window is exactly when they get rushed. Handling is where these pieces get damaged. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop splashbacks & upstands in Alibon?

The internal stair is usually a straight flight with a tight top landing, and it is the landing rather than the flight that is the limit. That suits a full-height piece, because a large flat panel bonded across its back is more stable on concrete than a run of small tiles ever was. Decided before fabrication starts. Maisonette stairs here are external and often steep, so we cut to a length two people can carry safely up them rather than the longest possible piece.

Is access a problem in Alibon?

Estate roads with easy parking, but maisonette blocks mean an external stair or shared entrance and a first-floor carry with a turn at the top. Communal stairs get boarded and the handrail padded, and we walk the route with a tape before the first piece leaves the van. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. That is agreed at template, not on fitting day.

Is Alibon really a worktop splashbacks & upstands area?

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop replacement, worktop templating and worktop installation. That is a statement about the local housing rather than about the work. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Where kitchens turn over between tenancies the priority is a surface that survives a decade of being treated as a chopping board. Splashbacks and upstands are cut from the same slab run at the same time, which is the only way the batch actually matches. Same batch, same run, same day. Landlord work is scheduled around void periods, so the whole thing is a fixed window and the template date matters as much as the fitting date. Socket and switch positions have to be final before templating, because a cut-out in the wrong place means a new piece. Sockets final before template.

What decides the price of a worktop in Alibon?

An L can be mitred at the corner for a continuous look or butt-jointed over the gable, and the two are different money and different risk. Upstands follow the run exactly, so every internal and external corner is a separate mitred or butted piece. Corners get their own pieces. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

Boxing is rarely the same depth at worktop height as it is at floor level, so measuring it low down is the usual reason a top will not sit back. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. An upstand rides what a panel exposes. Any surface trunking or conduit has to be rerouted or accepted and boxed before templating, because the stone cannot be scribed around a live conduit on site. Managed stock usually comes with its own rules about working hours, waste, and who is allowed on site. Full-height panels need the wall made good first, which is another trade and another timescale. Decided before fabrication, not after.
