Clapham Old Town kitchens
The buildings and streets around Clapham Old Town
In Clapham Old Town, what the local housing does to reception counter work is worth knowing before you commit to anything. Large listed and conservation-area houses facing the Common with kitchens on the lower-ground floor, usually a substantial island plus a run under the front lightwell window and a separate pantry or scullery. Cabinetry is often bespoke joinery, so the stone is thicker and detailed with a moulded or bullnose edge. Once the template is taken the figure stops moving. Everything before that is an estimate and is described as one.
The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. A reception is in use the morning after, and that sets the sequence.
Walls are thick, lime-plastered and built in a soft brick, so they take a scribe well and take a fixing badly. The commercial work around housing of this age is shopfront: a narrow deep unit off a parade, with the reception running back from the door into the depth of the plan. Clinic counters carry a card reader and a screen at the low level.
The stock behind these kitchens runs to Georgian terrace, Early Victorian villa and Edwardian mansion block. Which of those you have decides most of what follows.
True everywhere
Reception counters and desks, in short
- A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
- The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
- Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
- Cable and card-reader apertures are cut in the workshop, not on site.

The place
Why Clapham Old Town is its own job
What we look for on a survey in Clapham Old Town is the sort of thing that never appears on a kitchen plan. Listed frontages mean no alterations to railings or steps, and the lower-ground entrance is via a narrow area stair with a low head at the doorway. Parking is permit-controlled with restricted loading and the Old Town junction is busy all day. Bespoke joinery here is built to the room rather than to module sizes, so template only after the carcasses are fixed and levelled, the drawings never match what gets built. The visit that sorts all this out is free, and there is nothing to pay until we template.
The work
What reception counters involves
Reception counter work covers the stone only: the upper counter, the transaction shelf, the return between them and any upstand behind, all made to a carcass a joiner has already built and fixed. Aperture positions are confirmed on site with whoever will work at the counter, since a card reader and a cable grommet both move after an architect has placed them. You end up with a lower surface a seated visitor can genuinely use, at the height the accessibility standard sets rather than the height that suited the elevation.
A reception counter is two working surfaces at two heights joined by a return, and the lower one exists so somebody in a wheelchair can be served at it. The return between the upper counter and the lower shelf is a machined piece with two finished edges, not an offcut cut to fill a gap. A narrow deep unit puts the counter along one side, and the knee recess has to leave a clear route past it for everybody else. The lobby opens as normal the following morning.

The money
What it costs in Clapham Old Town
What the joiner builds moves the figure as much as what we cut, because a carcass arriving square and level takes hours off the fitting day. An island is a yield question before it is a design one: it either comes out of the same slab as the perimeter or it needs a second. For a rough sense of the material, £110 to £550 per square metre supply only is the honest span. Treat it as one line of a quote that will carry several more. Yield on a counter is worked out before the price leaves us.

What Clapham Old Town asks for
Not a domestic job, so it is not ranked against the streets around it. Those streets generate worktop design & quotation, worktop templating and worktop fabrication. Same slabs, same saw, same installers.

Clapham Old Town in the housing figures
Across Clapham Old Town, hardly anything was added between the wars, and the layouts skip from one era straight to another. The premises among that housing decide whether this is a porter's desk or a surgery counter. The desk is measured after the joiner has gone.
period detached houses and villas
The carry, and what it rules out
Every flight adds a set of handling movements, and handling is where stone gets damaged, so a fourth-floor walk-up is priced by the flight rather than by the metre. A lobby is one of the few places a piece can be staged, so the counter comes in early and stands on trestles until the carcass is ready for it. The counter is sized to the way in before it is sized to the slab.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Questions we get asked in Clapham Old Town
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Which postcodes do you cover around Clapham Old Town?
Yes. Clapham Old Town is on the patch, and the postcodes we work here are SW4. It is worked on our south London run, along with the rest of Lambeth. Controlled hours that end in the middle of the afternoon make the second half of the day easy and put the whole problem in the first half. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Two heights, one unload, one trip across the pavement. The work comes to you. We template in your kitchen and fit in your kitchen, with nothing to visit or collect.
What should I expect from reception counters in a Clapham Old Town kitchen?
Rooms are tall with deep window reveals, and a run finishing into a reveal is templated to it rather than assumed square. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. The lobby was finished by somebody else, and the counter joins it. Two walls each a degree out give an internal corner two degrees out, and the whole of that error lands in the mitre. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. Twist in a carcass shows first at the transaction shelf.
How would you get a worktop into a property in Clapham Old Town?
Sintered stone at 12mm changes what a staircase can take, because the same run arrives at roughly half the weight of the granite equivalent. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. A join forced by a doorway still lands over a carcass support. A short lunchtime window of control exists to keep commuters off the street, and it still catches a trade van standing there for an hour. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. The van stays put while the carcass is being scribed to.
Do you get much reception counters work in Clapham Old Town?
Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop design & quotation, worktop templating and worktop fabrication. That is a point about the buildings round here, not about the job. The quoting, the cutting and the fitting are identical here to anywhere else we work. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. On a fit-out counter the date is half the decision. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Nothing is cut until the joinery has been signed off.
What moves the number on a quote around here?
On a book-matched pair the halves are laid out so the mirror line runs down the length of the piece, and once that line is set the top cannot be turned round to suit anything else. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. A back-of-counter return is a separate piece with its own edges. The supply-only figure for material runs £110 to £550 per square metre, and templating, fabrication and fitting are lines of their own.
What state does a Clapham Old Town kitchen have to be in before you template?
A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. A long counter magnifies every millimetre the carcass is out. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. One staircase can serve an owner on the first floor and a managed tenancy on the second, so the access arrangement changes at every landing while the building stays the same. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. Where the freeholder keeps the lobby, the finishes are protected first.
Can I have stone up the wall in a Clapham Old Town kitchen?
Upstand or splashback, the stone is cut from the same slab run as the worktop, at the same time, so the batch actually matches. It is quoted by area like the worktop, so a long run is a material line rather than a trim. Stone up a wall is heavier than tile and bonded rather than hung, so the wall has to be sound. Listing and conservation conditions apply to a good number of these, which constrains what can be altered around the kitchen rather than what goes on top of the units. A front room converted into a surgery or a salon gives a small lobby and a counter that still has to leave width for people to get past it. A parade unit is entered up a step nobody thought to measure.
How much upkeep is a stone worktop?
Granite tells you when the seal wants topping up: water stops beading on the surface and starts darkening it instead. Day to day all three want soap and water; abrasive creams and scouring pads are what dull a polished surface. No maintenance visit is built into the job. Soap, water, and on the porous stones a seal. A basement kitchen has a flagged or concrete floor laid straight onto the ground, so it is solid, cold and rarely within ten millimetres of level. These parades have a step up off the pavement and a door that was never sized for a counter top, so the shopfront caps the piece length. Where the hall is tall, the light finds every seam in the counter.
What happens if my units are not level?
Stone does not flex, so a run that rocks on its carcasses rocks just as badly once it is stone. A long top on units that were shimmed once and never checked is the commonest version of this, and it is cheap to fix beforehand. The check comes before the measuring rather than after, because the whole drawing is set out from that plane. Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. Where the floor falls away across a lobby the carcass is packed level first, because the top cannot correct anything sitting under it. The scribe is cut in the shop, eased on site, and no further.
What do you need from me for the sink and hob cut-outs?
Undermount bowls are cut and polished in the workshop and dry-fitted to the stone on the bench before anything is loaded. A boiling tap needs a hole of its own and a cupboard below for the tank, so the units change too. A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. A waterfall leg is a separate piece bonded to the top on a mitre, so the floor it stands on has to be level enough for that mitre to close along its full height. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. Every change of plane is a join waiting to be placed well.

We recently had a Calacatta Gold worktop installed by Worktop Worx and are really pleased with the result. It has completely transformed our kitchen, much brighter, modern, and high-end compared to our old wooden surface. The team were professional, efficient, and the finish is excellent with great attention to detail. The worktop looks amazing and is very practical for everyday use. Highly recommend Worktop Worx for anyone looking for quality quartz worktops.
