Bathroom worktops and vanity tops in Clapham Old Town

Loading concessions differ from one zone to the next rather than following a single national rule, so what applied on the last job proves nothing about this one. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. A bathroom slot is booked short and kept short. Georgian houses put the kitchen in a basement or a rear closet wing, and the stairs down to it are the tightest part of the whole route. The bathroom in one of these is almost never original: it is a later room over the back addition, or a bedroom divided in two. A separate WC becomes a cloakroom with a very small top. A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. A pipe boxing gets a radiused notch, never a square one.

A piece carried on edge up a flight has to clear the ceiling above the stairs as well as the walls either side of it. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. A double vanity is a worktop as far as the carry is concerned. A van waiting on a loading concession has somebody standing with it, because a vehicle left unattended is the one that collects the ticket. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. Everything the bathroom needs comes off the van at once.

Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop design & quotation, worktop templating and worktop fabrication. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. Where a family has been living around a building site for months, the finish date carries more weight than any other part of the specification. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. Cloakrooms are the piece most often forgotten at ordering. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. Repeat bathrooms come cheaper per top, not per square metre.

Knee room under a breakfast bar is measured from the face of the cabinets rather than from the edge of the stone, so a deep apron quietly eats the depth somebody actually gets to sit in. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. Ordered later, the batch match is a gamble rather than a plan. Material sits between £110 and £550 per square metre supply only, and templating, fabrication and fitting are quoted line by line.

Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. The bridge between aperture and back edge is what a notch eats. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. Flats bought out of managed stock keep the original kitchen dimensions long after the ownership changed, so the layout says very little about who is paying for the work. A let bathroom wants quartz for the same reason a let kitchen does: nothing to seal, and nothing an incoming tenant has to be briefed on. Owner bathrooms get the slab viewed; let ones get the sample.

A finished join is typically two to three millimetres, colour-matched and sanded flush. There are only ever a few legal positions, and the one taken is furthest from the light. A join cannot cross a cut-out, so a sink mid-run takes away the position you would have used. Three stools along one side need more clear length than most plans allow, and once the seating depth is fixed the piece either grows or it loses a seat. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. The offcut decides the colour more often than the brochure does.

Grooves are machined in the workshop at the same time as the bowl cut-out, because they cannot be done well in a kitchen. Machining is permanent. If a later kitchen moves the sink, the grooves stay where they were cut. The grooves sit inside the depth of the top with stone left either side, so a shallow run limits them. Nothing in a house of this age is square, and the kitchen is usually the part that has been altered most often. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. The same stone as the kitchen, in a narrower cut.

A template on a normal kitchen takes two to three hours in the room. The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. The template is taken in your kitchen after the units are in and fixed, never before. The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. Most vanity tops begin life as an offcut from another room.

Damage found on the bench never leaves the workshop, and damage on the carry is remade under the same cover. The workmanship guarantee runs 5 years on every kitchen we fit. A piece is never laid flat across a gap while it is moved, because that is how stone cracks unaided. Open-tread and cantilevered stairs give nothing to lean a piece against, so the whole weight stays on the crew for the full length of the flight. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. The landing turn matters more than the front door for a bathroom.
