Collier Row kitchens

The buildings and streets around Collier Row

1930s semi1950s semi1960s terracemodern infill

The questions that decide reception counter work in Collier Row are dull ones about doorways, corners and what the floor is doing, and they are asked early for good reason. A large stretch of inter-war and 1950s semis where the standard remodel is knocking the kitchen and dining room together to make a broad U with a peninsula, keeping a door out to a side utility or the garage. Run lengths land around 3m plus a 2m return, and full-height larder units go where the old chimney breast was. Once the template is taken the figure stops moving. Everything before that is an estimate and is described as one.

Units are often only 500mm deep, so a standard 600mm stone top overhangs at the front and the doors need checking against it. What decides the piece sizes is the lobby and the way into it, since a counter top runs longer than a kitchen worktop and has no cabinet run to break it up. Serving height comes off the standard, not off the sketch.

A boiler in a cupboard on the kitchen wall is normal in this stock, and its position is fixed by its flue. A pharmacy counter is two heights before anyone draws it, with a consultation position at the low level and a dispensing side that never meets the public, and the apertures for a card reader and a till sit at the transaction shelf. Where the hall is tall, the light finds every seam in the counter.

The houses and blocks behind these jobs are 1930s semi, 1950s semi, 1960s terrace and modern infill. The run length that is easy in one is a join in another.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Collier Row is its own job

Anyone can cut a worktop to size, and what decides the day in Collier Row is whether the rest of it was thought through. Wide estate roads with verges, individual driveways and garages, and unrestricted parking on most streets, so the van gets close and the carry is short and level. Garage-side utilities are common here, so we usually template the kitchen and the utility together and cut both from the same slab batch to keep the colour consistent. Our own installers do the fitting, so whoever templated the room is not handing the problem over to a subcontractor.

The work

What reception counters involves

The order includes the machining nobody sees: apertures for cable, for a card reader and for a screen stem, each with a radiused internal corner and each cut at the works. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You end up with a lower surface a seated visitor can genuinely use, at the height the accessibility standard sets rather than the height that suited the elevation.

Counter work starts where the joinery finishes: a carcass built by another trade, and a stone top made to what that carcass actually turned out to be. The whole counter is dry-assembled on the bench, apertures and all, before anything is wrapped for the van. A back door off a service road often takes a longer piece than the shopfront will, and that is what decides the join count. Dry-assembled on the bench before the van is loaded.

The money

What it costs in Collier Row

Slab yield on a counter is worse than on a kitchen, because a wide top and a narrow shelf rarely nest kindly against one another. A peninsula has a finished end and often an overhang, so it carries edge work a wall-side run never does. Take £110 to £550 per square metre as a floor to reason from rather than a quote, since it covers material alone and every operation is added to it as a named line. The transaction shelf is its own line, because it is its own piece.

1930s and inter-war semis

Collier Row in the housing figures

On these streets flats are the exception rather than the pattern. On a room that size the cut-outs cost more than the area. A lobby reached only by stairs puts a fourth pair of hands on a desk that would otherwise take two. The staff side is finished to the same standard as the public side.

1930s and inter-war semis

The shape of the run

Peninsulas frequently land on a lightweight partition or on units that were never fixed down, and stone needs proper support under it before it goes on. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. A back-of-counter return is a separate piece with its own edges.

1930s and inter-war semis

What Collier Row asks for

Commercial rather than residential, and priced from the drawing rather than from the housing type. Residentially, worktop installation, worktop replacement and worktop design & quotation is what comes up here. The fabrication is identical.

Access

Getting stone into a Collier Row kitchen

Wide estate roads with verges, individual driveways and garages, and unrestricted parking on most streets, so the van gets close and the carry is short and level.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Collier Row

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do your own fitters come out to Collier Row?

Yes. Collier Row is on the patch, and the postcodes we work here are RM5. It is worked on our east London run, along with the rest of Havering. Drives with a dropped kerb and a tight turn-in take a long van at an angle, and that angle decides which side the tail lift can work from. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. A bay suspension is a line on the quote, not a surprise. There is nothing to drive to and nothing to pick up, because both visits are to the property itself.

What should I expect from reception counters in a Collier Row kitchen?

Ceiling heights dropped after the war, so there is less wall between the worktop and the wall units than in anything older. The parades behind terraces of this period carry pharmacies, minicab offices, takeaways and small surgeries, and their counters are the hardest-used stone we fit. Housing office counters get cleaned harder than they get used. An alcove is commonly wider at the back than at the front, so a piece cut to the opening drops in and then stands off the rear wall. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. Stone will not straighten joinery, and it will not forgive it either.

How would you get a worktop into a property in Collier Row?

Even an easy kerbside carry wants the pavement clear at the tail lift, because a three-metre piece on edge has a swing radius nobody expects until it is swinging. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. A knee recess is an opening, and an opening weakens a piece in transit. Where the drive is too short for the van the back end overhangs the footway, and a footway is a route people are using rather than spare space. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. Two heights, one unload, one trip across the pavement.

Does Collier Row actually ask for reception counters?

Not particularly. It would be easy to say yes and leave it there. What the research on this patch actually lists is worktop installation, worktop replacement and worktop design & quotation. That is about what people have here rather than how it gets done. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Batching several kitchens together is the one situation where buying a whole slab is cheaper per kitchen rather than more expensive. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. A phased fit-out gets phased templating, one lobby at a time. A licensed shared house has fire-door and escape-route rules that decide how and when stone can be carried through the common parts. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. What the operator needs at the shelf outranks the elevation.

What moves the number on a quote around here?

Because a peninsula is seen from both sides, the underside of any overhang gets the same edge treatment as the top, which is easy to leave out of a spec. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. Every change of plane is a join waiting to be placed well. Reckon on £110 to £550 per square metre for the material supply only, with templating, fabrication and fitting itemised separately.

What state does a Collier Row kitchen have to be in before you template?

The face of a breast is rarely flat, and a top returning onto it picks up that bow across the last few hundred millimetres of its length. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. The front edge runs straight whatever the wall behind it does. Tell us whether there is rear access off a service road, and send the carcass dimensions with the till, terminal and cable positions marked on them. An owner paying for this directly tends to want the reasoning as much as the number, so a quote that explains why a join sits where it does is worth more than a cheaper one that does not. Where a managing agent has to approve the work, the drawing goes out in a form they can sign without ever standing in the lobby. Somebody has to book the lift, and it is rarely the receptionist.

What if something breaks during the fit?

A dropped pan years later is a different question, and stone is remade rather than filled either way. Floors and units are protected before anything comes through the door. Door frames and the stair route are protected too, since most contact happens on the way in. A level threshold with hard standing outside it is the one arrangement where a full run goes in without a single re-grip. A lobby is one of the few places a piece can be staged, so the counter comes in early and stands on trestles until the carcass is ready for it. Every re-grip near a finished front edge is planned out beforehand.

Do you take on fitting-only work in Collier Row?

Sinks, taps and hobs are yours to buy in any case, and they only have to be in the room for the template. Thickness has to be known before quoting, since it decides the edge, the cut-outs and what the units carry. If your own slab breaks there is no matching replacement to hand, and that is the real difference. Four kitchens ordered together take one template visit and one delivery, and that is where the saving comes from rather than from a discount on the stone. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. The knee recess is not a variable between sites.

What happens if my units are not level?

A long top on units that were shimmed once and never checked is the commonest version of this, and it is cheap to fix beforehand. A sloping floor is not the problem. The plane the unit tops finish in is. Stone does not flex, so a run that rocks on its carcasses rocks just as badly once it is stone. Old breasts carry a bulge low down where the original opening was closed up, and the units stand off it before the stone is measured at all. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. Where the plaster bows, the counter is drawn away from it.

Can the sink be undermounted rather than sat on top?

The tap hole is drilled in the workshop too, and its position depends on how far the tap has to swing. Undermount bowls are cut and polished in the workshop and dry-fitted to the stone on the bench before anything is loaded. If the sink or hob changes after the template, the drawing changes first and nothing is cut meanwhile. The joint where a peninsula meets the main run wants a gable directly under it, and where the units do not offer one, steel goes in to carry that joint instead. An external corner on a counter is seen from both sides at once, so it is mitred rather than butted and the pattern is carried round it. Shelf depth is set by the knee space underneath it.

Kareem did the countertops dur8ng my kitchen remodel, and I was so impressed that I had him back to do the laundry room as well, which tells you everything you need to know. He is an absolute gem. Shows up when he says he will (which, let’s be honest, is rarer than it should be), does beautifully work, and clearly takes real pride in what he does. The countertops look fantastic, and he even went above and beyond, using leftover quartz to create an extra counter in my bathroom. Genius. He’s kind, professional, reasonably priced, and just gets on with it. No fuss, no drama, just a job very well done. I wouldn’t hesitate to recommend him and will absolutely be using him again if the need arises. Happy to answer any questions.
