Cyprus kitchens
The buildings and streets around Cyprus
Before we quote any of the vanity tops in Cyprus we want to know what the kitchen actually is, because the answer changes more than the price. Low-rise flats and small houses with kitchens of 2m to 2.6m along one wall, some opened into the living room with a short breakfast bar. There is a strong rental element, so specifications favour hard-wearing surfaces and simple square edges over elaborate detailing. If you are not sure which of those describes your kitchen, that is normal, and it is exactly what the template visit settles.
Riser panels, wall boxes and the boiler cupboard sit in fixed positions the developer will not move for a worktop. Bathrooms in buildings like this are reached up a flight and worked in a room two people can barely stand in, and the visit is planned around both. A vanity is where an expensive slab stops being expensive.
Access is a question about the plot rather than the house: a narrow frontage between older buildings with nowhere obvious to stand a van. Partition walls are plasterboard on studs, so a wall-hung unit wants timber behind the board, and that has to be there before the stone arrives rather than after. Old pipework is boxed rather than moved, and the top notches round it.
The fabric of the place is 1980s-90s low-rise estate, recent campus-adjacent apartment and small new-build terrace. That is why the same worktop costs differently two doors apart.
True everywhere
Bathroom worktops and vanity tops, in short
- Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
- Undermount basins are bonded and the aperture is polished, because the cut edge is visible from above.
- Tap holes are drilled to the tap you have actually bought, not to a standard spacing.
- We seat and seal the basin. A plumber connects the water and waste.

The place
Why Cyprus is its own job
Our survey in Cyprus exists to answer how the stone gets to the room and what it has to be levelled against. Quiet residential roads with off-street bays and level thresholds, plus DLR viaducts that force a few detours but no serious restriction. Ground and first-floor flats dominate, so most work involves a short carry and a single flight at most. Rental turnover drives the timing here, so jobs get booked around a tenancy change date and the template-to-fit gap has to be short. You get a drawing you have agreed, a price that is fixed, and a five year guarantee on the workmanship.
The work
What bathroom worktops involves
An undermount basin is bonded from underneath and the cut edge of the aperture is polished, because that edge is in view every time the basin is used. On the fitting day the top is set, the basin bonded and clipped from beneath, and the joint against the wall siliconed rather than grouted. You end up with a top fixed to a unit that was levelled first, so the line where stone meets tiling reads straight along its length.
We make and fit the stone and seat the basin into it. Water and waste are a plumber's work and stay that way. A three-hole tap set fixes its own spacing, and that spacing has to fall between the aperture and the back edge without leaving a narrow bridge of stone. A stud wall wants timber behind the board before a wall-hung unit is fixed, and that is checked at template rather than on the day. Shelving, window board and vanity from one offcut.

The money
What it costs in Cyprus
Ordering the bathroom with the kitchen comes cheaper than ordering it afterwards, because it shares the template visit, the slab and the fitting day. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. The spread from £110 to £550 per square metre is the width of the catalogue rather than vagueness about price, and where you land in it is a decision about material. A bathroom quote you can read without a calculator.

The shape of the run
The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. The bathroom is drawn at the same time for that reason alone, not because the two rooms have anything else in common. Small pieces are drawn onto the plan, never left to chance.

What Cyprus asks for
We rank the domestic jobs against a neighbourhood's building stock, and this is not one of them. For the record, the stock here asks for worktop replacement, worktop installation and worktop splashbacks & upstands. The commercial work is surveyed and fitted to the same standard.

Cyprus in the housing figures
Around Cyprus, the stock is unusually new for London. Let property is specified for durability and turnaround. More bathrooms in a building means more small tops, and small tops match only when they come off a single batch. The pattern tells us which bathroom to expect, not which basin.
Access
Getting stone into a Cyprus kitchen
Quiet residential roads with off-street bays and level thresholds, plus DLR viaducts that force a few detours but no serious restriction. Ground and first-floor flats dominate, so most work involves a short carry and a single flight at most.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Questions we get asked in Cyprus
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do your own fitters come out to Cyprus?
Yes. Cyprus is on the patch, and the postcodes we work here are E6. It is worked on our east London run, along with the rest of Newham. Where the drive is shared, the half-hour the van spends in the way is agreed with the neighbour in advance rather than apologised for at the time. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. A cloakroom top is a single armful off the tail lift. The work comes to you. We template in your kitchen and fit in your kitchen, with nothing to visit or collect.
Does the housing in Cyprus change how bathroom worktops works?
Block and beam floors with blockwork walls are true enough that the scribes are light and the joins can be pulled tight. Partition walls are plasterboard on studs, and a wall-hung vanity carrying stone wants timber behind the board rather than fixings into plasterboard alone. Square rooms make short work of a vanity template. An unsupported overhang off a stud wall wants noggins fixed between the studs before the boarding goes on, and once it is boarded and skimmed that option has gone. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. The waste position is fixed before the aperture is drawn.
How does the stone actually reach a kitchen in Cyprus?
Suction lifters earn their keep on a straight flight and become a liability on a winder, where a handle standing out from the face is one more thing to catch on a wall. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. The landing turn matters more than the front door for a bathroom. A step up from the drive to the threshold turns the last two metres into a lift, and a lift is where two pairs of hands become the minimum. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. The van moves on. The fitter stays with the vanity.
Is bathroom worktops what Cyprus is known for?
No, not particularly, and it would be easy to say otherwise. What the research on this patch actually lists is worktop replacement, worktop installation and worktop splashbacks & upstands. That is the local housing talking rather than anything about the job. It is priced, cut and fitted no differently here than anywhere else we cover. Agents book this work at short notice, because the void only becomes a real date once the outgoing tenant confirms they are going. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. Several vanity tops off one slab run, or they will not match. A managed portfolio tends to repeat one specification across every flat, which keeps later repairs and replacements simple to order. A house divided into flats needs a vanity for each of them, and small repeated pieces are the one case where buying a whole slab makes sense. An en-suite is the same four operations at a smaller size.
What am I actually paying for, line by line?
Galley runs are usually short enough to come out of a single slab, so the material band you choose does more to the total than the room shape does. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. A slab bought for a bathroom alone is mostly unused, and priced so. The supply-only figure for material runs £110 to £550 per square metre, and templating, fabrication and fitting are lines of their own.
Is there anything I have to finish before the template in Cyprus?
Stud centres are almost never where the brackets would like to be, so fixing positions get set from the framing and the stone is designed to suit. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. An out-of-square corner shows on a short top faster than a long one. Confirm the unit depth for each bathroom separately, book the lift if the building wants it booked, and have both taps on site. Quartz is the sensible default in a rental: nothing to seal, nothing to maintain, and nothing an incoming tenant needs briefing on. A let bathroom wants quartz for the same reason a let kitchen does: nothing to seal, and nothing an incoming tenant has to be briefed on. A specification repeated across flats is drawn once.
Can a damaged worktop be repaired in place?
Chips at an edge or a corner are the usual form, because that is where stone is least supported. Most breakages happen on the carry, which is why the route is walked and measured before anything comes off the van. A dropped pan years later is a different question, and stone is remade rather than filled either way. Timber nosings chip under a slipped edge, so the treads are covered along the whole flight rather than only at the landings. What the route really decides for a bathroom is the shelving and the window board, since long thin pieces are the ones that break when they are twisted round a turn. An en-suite off a bedroom adds a second flight, not a second job.
How much upkeep is a stone worktop?
No maintenance visit is built into the job. Soap, water, and on the porous stones a seal. Topping a seal up is a wipe-on job with a cloth. Quartz carries resin, so a hot pan wants a trivet, while granite and sintered stone will take one without complaint. Infill plots usually put the kitchen at the back with wide doors to a small garden, and that opening is the best route in. Bathrooms in these are square, plumb and finished before anyone moves in, so the template is short work and the question moves to what the unit is fixed to. A large bathroom is where a double vanity becomes possible.
What is actually on a Cyprus worktop quote?
Plumbing, gas and electrical work are not in the figure, because we do not do them. Ask for the lines rather than the total. One number for a kitchen tells you nothing you can check. Nothing is payable until the template, and the template measures the room as it stands rather than estimating from a plan. A partition that gives when you lean on it will give under someone sitting at an overhang, and a bonded mitre nearby is where that movement shows first. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. Half-tiled walls leave a line the top has to meet.
Can I have stone up the wall in a Cyprus kitchen?
A full-height piece behind the hob has to allow for the extractor, so that gets settled first. It is quoted by area like the worktop, so a long run is a material line rather than a trim. Stone up a wall is heavier than tile and bonded rather than hung, so the wall has to be sound. The house is designed to the width it was allowed, so the kitchen is long and narrow and the run has no real choice about where it goes. Most of these flats have an en-suite as well as a bathroom, and the two rarely take the same depth, so they are drawn as two pieces rather than one repeated. The soil stack decides the basin position more than taste does.
