Bathroom worktops and vanity tops in Dagenham

Where the van cannot turn on the plot it has to arrive already facing the right way, so the approach along the street is part of the plan. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. A managed portfolio tends to repeat one specification across every flat, which keeps later repairs and replacements simple to order. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. Several vanity tops off one slab run, or they will not match. Damage in a let flat is settled as a deposit deduction, so a surface that can be repaired in place is worth more than one that has to be replaced whole. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. An en-suite is the same four operations at a smaller size.

Both runs are in view at the same time, so the two pieces are taken off the same area of slab and the veining is set to run the same way on each side. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. A slab bought for a bathroom alone is mostly unused, and priced so. Stone is £110 to £550 per square metre supply only, and the templating, the fabrication and the fitting each carry their own line.

A junction between an original floor and a later extension slab is almost never at the same level, so units carrying a run across it need packing first. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A boxed soil stack takes depth from where the basin wants it. Have the boxing in its final finished form before the template, along with the fixed unit, the basin and the tap. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. Toiletries do more to a bathroom top than water ever will.

The template produces a drawing, and the workshop cuts to that drawing once you agree it. Between the template and the fit the slab is nested, cut, mitred and dry-assembled on the bench, which is work you never see and is most of the wait. On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. Windows sit in deep concrete reveals with a cast sill, and that reveal is usually the least square thing in the room. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. We seat the basin. A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. The carry route is measured before anything is cut, so a piece that will not make the turn is split at the drawing stage rather than discovered on the day. Handrails, mirrors and a sloping ceiling panel all eat into the usable diagonal, and none of them appear on a lift specification sheet. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. A cut top is weaker than an uncut one, so it travels differently.

Machining is permanent. If a later kitchen moves the sink, the grooves stay where they were cut. They are cut with a fall towards the bowl, which is why they cannot be added on site later. The bowl position has to be settled before templating, since the grooves are set out from it. Where the external walls have been overboarded to insulate them the room is fifty millimetres smaller than the drawing and the board sounds hollow throughout. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. A bathroom top is drawn from the fitted unit, never from a plan.

Damage found on the bench never leaves the workshop, and damage on the carry is remade under the same cover. Our own installers do the carry, so there is nobody in the middle to argue with about it. Every piece is dry-assembled on the bench before it is loaded, so a fabrication mistake is found in the workshop rather than in your kitchen. A lift out of service for the day turns a straightforward install into a stair carry, so the slot gets confirmed with whoever manages the building rather than against a calendar. A top with the basin aperture already cut has very little holding it together, so it travels flat on a board rather than on edge the way a worktop does. Long thin shelves break on the turn, not on the road.
