What the kitchens here are actually like
There is nearly always a boxed soil stack or a service riser in a corner of the run, and it is rarely mentioned at enquiry. Taking the old tops off is also the first honest look at what has been going on underneath them. Stone is far heavier than what is coming off.
Newer estate housing towards Fairlop Waters with kitchens that were built as kitchen-dining rooms from the start, so they are broad and shallow with two facing runs and space for a small island.
These are mostly first-replacement jobs where a 1990s or 2000s builder-grade top has failed around the sink and the customer keeps the units. Open modern layouts with driveways, turning space and no restrictions, so the van parks on the plot. The recurring issue here is water damage in the sink base from the old top, so we check the carcass is still sound before we sit stone on it.
Walls are dense block or in-situ concrete with a bonded plaster, so the bottom course of tiles brings plaster with it when the old top comes off. Ex-council flats and maisonettes are built in dense concrete and blockwork, so anything that has to be fixed back, such as brackets under a peninsula or support for an end panel, goes in with proper anchors and an SDS rather than plasterboard fixings. The mix here is 1930s semi, post-war semi, 1970s-1990s detached and modern estate house. They are not interchangeable, and a worktop finds the differences quickly.

What decides the price of a worktop in Fairlop?

Sort a parking bay or permit near the entrance, confirm the lift is in service and get us the door codes, and tell us about any asbestos survey on the flat before we start stripping out. Consent for the work sits with the freeholder or the managing body, and getting it in writing first avoids a crew arriving to a locked door. If the carcasses are tired the honest answer is that stone will find that out, and it is better said before than after. Plumber either side of us.
