Stone bar tops in Forest Gate

A bar top takes weight on its front edge all evening, so the overhang and what carries it matter more than the slab does.

Where the bar tops in Forest Gate get complicated is rarely the stone itself, and much more often the room the stone has to go into. This is side-return territory: the wider Victorian houses get the side return infilled and the kitchen becomes a bright room with a 3.5m run under a rooflight plus a 2m island with a hob and downdraught. Specifications skew towards larger islands and matching upstands because the room is on show from the garden. If your kitchen is a bit of both, that is common enough and it changes nothing about how we go about it.

A picture rail, a deep skirting and a moulded architrave all sit in the way of anything that assumes flat wall from floor to ceiling. Height is the other half of it, since a bar sits above the working plane and the knee room beneath is measured from the face of the frame, not from the edge of the stone. Corbels are a decision about how the piece looks from a seat.

The addition is a brick narrower than the house it hangs off, which leaves a stub of the original rear wall standing square to the run at the doorway end. A bar in a house of this age is usually either the end of a through-lounge or a cellar conversion, and the cellar is the harder of the two because the headroom fixes the counter height before anybody else gets a say. A garage floor slopes and the frame takes that up.

On this patch the buildings are Victorian villa, conservation-area terrace, Edwardian terrace and small new-build block. The differences between them show up at template, not at enquiry.

True everywhere

Stone bar tops, in short

  • Anything past about 300mm of unsupported overhang gets steel or a corbel underneath.
  • The front edge is the one people touch, so it is profiled and polished on all exposed faces.
  • Quartz is the usual choice indoors; porcelain and sintered stone where drinks and citrus are constant.
  • A bar top is fitted level to itself, not to the floor, because floors in older buildings rarely are.

The place

Why Forest Gate is its own job

Stone is heavy, unforgiving and cut to a millimetre, so what governs a job in Forest Gate is everything around it. Parts of the area are a conservation area with restrictions on street frontage alterations, and the residential roads are permit-controlled with modal filters on some crossings that force a specific approach. Most houses have a side alley, but conservation-area boundary walls often make it too tight to pass an island slab, so it goes through the house. Side-return kitchens have one wall that is brand new and one that is 120 years old, and the old one is never straight over a 3.5m run. Once the template is signed off the price is fixed. It does not move because the job turned out fiddly.

The work

What bar tops involves

The fitting workmanship carries the same five year guarantee as a kitchen worktop, and the support under the front edge is covered by it as much as the stone above is. The top is machined at the works with the front edge, the ends and the underside all profiled and polished, since every one of those faces is at eye level from a stool. You end up with a surface chosen for what gets put down on it, so a wet glass standing all evening and a slice of lemon are not the things that spoil it.

Most bar tops we are asked to quote began life on a plan as a seating projection that somebody assumed the cabinets would carry. A sharp arris on a leaning edge chips, so the front is eased with a radius or a chamfer instead of being left as a square corner. The hall and the turn at the stairs cap how long a single piece can be, which is why a long counter here arrives as two pieces with a planned break. Frame checked, steel in, stone down.

The money

What it costs in Forest Gate

The seating count drives the length, the length drives the break, and a break placed clear of every stool is what the piece is really being priced for. An island is a yield question before it is a design one: it either comes out of the same slab as the perimeter or it needs a second. Thickness on its own can move the supply figure a long way inside the £110 to £550 range, and it changes the machining as well, which is why the two are never given as one number. Frame, support and top, each priced as itself.

period detached houses and villas

The carry, and what it rules out

Where the permit is a digital session rather than a paper one, somebody in the house has to start it at the hour the van actually arrives. The van takes the offcut away as well, and a bar with a sink in it produces one worth keeping rather than skipping. Trestles outside beat balancing a top on a half-built frame.

period detached houses and villas

Forest Gate in the housing figures

Across this patch upper-band homes are rare in the stock. There is no standard inter-war plan to work from. A bar added at the end of a project is templated on a visit of its own, once the joinery around it has stopped moving. The knee space is drawn before the bracket is.

What Forest Gate asks for

The building stock on this patch tells us nothing useful about this service, because this service is not driven by it. It is driven by worktop design & quotation, worktop installation and worktop templating on the domestic side. The method does not change.

Access

Getting stone into a Forest Gate kitchen

Parts of the area are a conservation area with restrictions on street frontage alterations, and the residential roads are permit-controlled with modal filters on some crossings that force a specific approach. Most houses have a side alley, but conservation-area boundary walls often make it too tight to pass an island slab, so it goes through the house.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Forest Gate

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Are you set up to work in Forest Gate, or is it a subcontractor?

Yes. Forest Gate is on the patch, and the postcodes we work here are E7. It is worked on our east London run, along with the rest of Newham. A resident bay and a shared-use bay can sit on the same street under different rules, and it is usually the shared one a visitor permit or a ticket touches. A bar fit runs longer than a worktop run, because the frame, the support and the stone are three stages and only the last of them is quick. The offcut from a bar sink leaves in the van. The measuring and the fitting are both done at the property, so there is nothing to visit or collect.

Is there anything about Forest Gate buildings that catches bar tops out?

The lean-to roof drains into a valley gutter against the addition next door, and a long leak there shows at the head of the kitchen wall rather than on the ceiling. A bar in one of these houses is either the end of a through-lounge or a cellar conversion, and the two behave differently. Deep skirtings push the frame forward and the top covers it. A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. On a bar that counts twice over, because the same obstruction has to be cleared by the stone above it and by the knees of whoever is sitting at it. A bar pushed sideways was fixed to plasterboard.

What do you check about the route into a Forest Gate property?

Where the garden is level and the back door is wide the pieces get staged outside on trestles and brought in one at a time as the fitters are ready for them. That matters more on a bar than on a run, because a join forced by the way in cannot be allowed to land in the unsupported part of the nose. The drip tray and the bar sink arrive with the top, not after it. A shared-use bay allows a paid stay up to a set maximum, and that maximum is routinely shorter than the working day the job needs. That has to cover more than the unload, since the corbels, the flat bar and the fixings all come off the van well before the top does. A suspension is booked for the fitting day, not the delivery hour.

Is bar tops what Forest Gate is known for?

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop design & quotation, worktop installation and worktop templating. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. A bar is nearly always the last thing added to a project, so it is templated on a visit of its own once the joinery around it has stopped moving. Nothing is assumed about a frame somebody else built. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Where the same detail is repeating across several rooms the support gets standardised once and then cut to length, which is cheaper than drawing it each time. The overhang is checked against the frame that exists.

Why do two Forest Gate kitchens the same size price differently?

Island units are rarely fixed to anything at first fix, so they get screwed to the floor and levelled against the perimeter run before the stone is measured at all. Where the counter runs flush with the working surface instead of standing above it the whole thing becomes one plane, which looks better and doubles the unsupported span. A foot rail is planned with the frame, not bolted on later. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

What has to be finished before you can template?

Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. A bar top is levelled to itself rather than to what it stands on, so the packing goes into the frame and the stools take up whatever the floor is doing. Every obstruction under the top is a seating decision too. Send the length you want, the number of stools, and photographs walking from the pavement through to the room, including the cellar stair if the bar is going down there. One staircase can serve an owner on the first floor and a managed tenancy on the second, so the access arrangement changes at every landing while the building stays the same. A home bar is discretionary work, so the edge profile, the corbel detail and the radius on the nose are worth settling properly rather than defaulting to whatever is quickest. What stays with the building is built to stay.

How many visits does a Forest Gate worktop take?

The same firm templates and fits. Nobody else is brought in to install. The template produces a drawing, and the workshop cuts to that drawing once you agree it. A template on a normal kitchen takes two to three hours in the room. The rear wall of the addition carries both the back door and the window, which leaves very little unbroken wall for a run to sit against. A bar top put into a room like that is an overhang question first, because the nose has to carry people leaning on it long after the slab has stopped being interesting. A home bar is joinery first and stone second.

What happens to the worktop that comes off?

Old tops are screwed or glued from underneath, so the drawer boxes come out before the worktop does. Disposal means it goes in the van, not into the garden to wait for a collection. An old stone top is heavier coming out than the new one is going in, and leaves in sections. Camera enforcement gives nobody the chance to explain, where an officer on foot at least sees a tail lift down and stone coming off it. A trade bar is fitted around opening times, so the window the van has and the window the room has are rarely the same window. Bar tops are set once, so the day is planned to allow it.

Do you check the carcasses before templating in Forest Gate?

Small variation is taken up by packing under the top on the fitting day. Packing takes up small variation. It is not there to hide something that belongs in the units. Variation past what packing can take up has to be corrected in the carcasses before we cut, because the template records the units as they stand. A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. Anything that puts a notch in a bar takes material out of the piece at the point people lean on it, so the notch and the support are drawn together or not at all. The riser is boxed to a line the stone can follow.

Is the quote a fixed price or an estimate?

No installed price per square metre is published, because it is not a real number. What moves the figure after templating is a change you make: a different edge, an extra cut-out, a bigger sink chosen late. What is quoted is what the drawing says, and the figure does not move unless the drawing does. Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. A counter fixed back to lightweight framing takes a sideways push as well as a downward load, and framing built for neither gets noggins let into it first. Steel spans what a carcass cannot.
