Forest Gate kitchens

The buildings and streets around Forest Gate

Victorian villaconservation-area terraceEdwardian terracesmall new-build block

Whatever you have read about reception counter work in Forest Gate, the only version that matters is the one measured against the kitchen you are standing in. This is side-return territory: the wider Victorian houses get the side return infilled and the kitchen becomes a bright room with a 3.5m run under a rooflight plus a 2m island with a hob and downdraught. Specifications skew towards larger islands and matching upstands because the room is on show from the garden. Nothing is payable until the template is taken, so finding out where you stand costs you nothing at all.

Chimney breasts are often taken out at ground level and left standing above, so the middle of the run is newer wall than the two ends of it. The joinery goes in first and the stone is templated to it, so the programme runs the opposite way round from the way a kitchen does. Where the join lands is a sightline question before it is a slab question.

Ceilings in the addition are lower than in the front rooms, so the band of wall between the worktop and the wall units is shorter than the rest of the house suggests. Original plans in this stock have no lobby worth the name, so the desk is the first thing inside the door and the carry ends the moment you are through it. Where the hall is tall, the light finds every seam in the counter.

The housing behind these kitchens is Victorian villa, conservation-area terrace, Edwardian terrace and small new-build block. What is behind the plaster is different in each, and it matters at fixing.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Forest Gate is its own job

Every area has its own complications, and in Forest Gate these are the ones that decide the day. Parts of the area are a conservation area with restrictions on street frontage alterations, and the residential roads are permit-controlled with modal filters on some crossings that force a specific approach. Most houses have a side alley, but conservation-area boundary walls often make it too tight to pass an island slab, so it goes through the house. Side-return kitchens have one wall that is brand new and one that is 120 years old, and the old one is never straight over a 3.5m run. Somebody comes out to Forest Gate, looks at all of it, and puts a number on it before you decide anything.

The work

What reception counters involves

Reception counter work covers the stone only: the upper counter, the transaction shelf, the return between them and any upstand behind, all made to a carcass a joiner has already built and fixed. The whole desk is dry-assembled at the works, returns and openings included, and checked against the drawing before a single piece is wrapped. You get openings machined for the equipment you actually have, not holes cut through a finished top with a diamond bit in a busy lobby.

The counter is the piece of stone in a building that gets touched most and looked at longest, which is why the front edge and the seams carry the specification. Where a run is longer than one piece can be, the join is placed over a support and away from the line the eye travels along. On a parade of this age the top arrives through a shopfront door with a step in front of it, so the piece length is fixed by the entrance rather than by the run. Templated to the carcass, not to the elevation.

The money

What it costs in Forest Gate

The fitting line answers to the lobby and to the hours we are allowed in it, which is why a counter fitted at night costs more than the same counter fitted in the day. An island is a yield question before it is a design one: it either comes out of the same slab as the perimeter or it needs a second. Colour and finish account for most of the distance between £110 and £550 per square metre. Everything decided after that is labour, and labour is quoted by the operation. The knee recess costs support, and the support is shown.

What Forest Gate asks for

Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. What the operator needs at the shelf outranks the elevation.

This one sits outside the domestic mix entirely. That mix, locally, is worktop design & quotation, worktop installation and worktop templating. Commercial pieces are drawn, cut and fitted exactly as a kitchen would be.

Forest Gate in the housing figures

In the streets around Forest Gate, almost no homes fall in the upper council tax bands. The plans vary house by house. A fit-out programme leaves the counter until last, which is when the least time remains to template it. The lobby is usable again the morning after.

Access

Getting stone into a Forest Gate kitchen

Parts of the area are a conservation area with restrictions on street frontage alterations, and the residential roads are permit-controlled with modal filters on some crossings that force a specific approach. Most houses have a side alley, but conservation-area boundary walls often make it too tight to pass an island slab, so it goes through the house.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Forest Gate

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Which postcodes do you cover around Forest Gate?

Yes. Forest Gate is on the patch, and the postcodes we work here are E7. It is worked on our east London run, along with the rest of Newham. A permit covering the street is permission to park rather than a space reserved on it, and on a full street the difference is the whole morning. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. A red route puts a clock on a counter that will not be rushed. Template and fit both happen at the property, so there is nothing to drive to and nothing to collect.

Does the housing in Forest Gate change how reception counters works?

The meters sit in the hall or under the stairs on the way through, so the carry passes a cupboard door that has to be shut and protected before anything moves. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. Housing office counters get cleaned harder than they get used. A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. The scribe is cut in the shop, eased on site, and no further.

How does the stone actually reach a kitchen in Forest Gate?

A side gate hung to open outward against a fence post is narrower in use than it measures, and lifting the gate off its hinges is usually the quickest win on the route. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. A goods lift diagonal belongs on the counter drawing. Where the household has used up the visitor permits it gets for the year, the remaining options are a suspension or a paid bay and both belong on the quote. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. Where the bay is booked by the hour, pieces come off in fitting order.

Would you call Forest Gate a reception counters area?

Honestly, no, though it would be easy to claim otherwise. What the research on this patch actually lists is worktop design & quotation, worktop installation and worktop templating. That says something about the housing round here, not about the work. Quote, cut and fit are the same here as on any other part of the patch. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. The knee recess is not a variable between sites. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. A counter in a working building is an evening job.

What am I actually paying for, line by line?

Seating overhangs past roughly 300mm will not carry on the carcass alone, so flat steel bar or a plywood substrate has to be built into the units first. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. Where the front curves, the shelf below it curves with it. Expect £110 to £550 per square metre for material supply only, with templating, fabrication and fitting on their own lines.

Is there anything I have to finish before the template in Forest Gate?

Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. Stone will not straighten joinery, and it will not forgive it either. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. The same building type can arrive as a careful one-off kitchen or as a fast turnaround, and the honest answer is that they are priced differently. Where a managing agent has to approve the work, the drawing goes out in a form they can sign without ever standing in the lobby. The counter drawing is signed by whoever is paying for it.

Which materials need sealing and which do not?

Granite is porous to varying degrees, so it is sealed when we fit it and topped up over the life of the worktop. Granite tells you when the seal wants topping up: water stops beading on the surface and starts darkening it instead. Bleach and limescale remover harm a polished finish rather than clean it, whichever material is on the units. The back addition is a narrow two-storey outrigger with a single external wall, and the kitchen galley runs the length of it. That entrance is what caps the counter, because a shopfront door and the step in front of it will take far less than a full-length top, so the run is broken over a support in the carcass rather than gambled on. A converted house wants a counter that reads as furniture.

Can a damaged worktop be repaired in place?

Our own installers do the carry, so there is nobody in the middle to argue with about it. A remade piece is cut from the same slab run wherever the slab allows, because a replacement from another batch will not match across a join. Most breakages happen on the carry, which is why the route is walked and measured before anything comes off the van. Where the garden is level and the back door is wide the pieces get staged outside on trestles and brought in one at a time as the fitters are ready for them. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Pieces come in the order the carcass will accept them.

Is a full-height splashback practical in a Forest Gate kitchen?

A full-height piece behind the hob has to allow for the extractor, so that gets settled first. Both are templated after the worktop is down and settled, because they are cut to the wall itself. Tiling and stone can meet, but where they meet is decided before the template rather than after. A long piece has to come through the front door, down the hall, round the newel post and through a doorway with a step down into the addition. The commercial work around housing of this age is shopfront: a narrow deep unit off a parade, with the reception running back from the door into the depth of the plan. Old shopfronts were never sized for a three-metre top.

How do you cut out for an undermounted sink?

A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. A tap under a window board still needs room for its handle to lift, which is checked at the template. We seat and seal the sink and hob on the day; water, waste, gas and electrics are for your plumber and electrician. An island carries its own edge detail all the way round, so a mitred 100mm apron on four sides is four mitres cut, bonded and polished before the piece ever leaves the bench. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. The return between the two levels is drawn first and cut first.
