Booking reception counters in Manor Park without a site visit is how people end up with a worktop that fits the drawing and not the wall. Long rear gardens mean a lot of houses have added a full-width single-storey extension, so the kitchen sits at the back of a 6m deep room with a 3.5m run against the flank wall and a peninsula defining the dining space. A significant proportion of the stock is split into flats where the kitchen is a converted rear bedroom. Ring us with the rough dimensions and we will tell you what is likely, then confirm it properly at the Manor Park survey.

There is usually a step down into the back addition, so the kitchen floor and the hall floor are not the same level and neither of them is flat. The joinery goes in first and the stone is templated to it, so the programme runs the opposite way round from the way a kitchen does. Reception work is quiet work, done to a building already open.

The flat entrance door is a certified fire door on a closer, and taking it off for an hour means dealing with the seals and the closer before the day ends. The commercial work around housing of this age is shopfront: a narrow deep unit off a parade, with the reception running back from the door into the depth of the plan. Marketing suites get a permanent counter for a temporary lobby.

What we are measuring in, mostly, is Edwardian terrace, converted terrace flat and interwar semi. The template reads them differently even where the layout looks identical.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Manor Park is its own job

If you have had a worktop fitted in Manor Park before, you will recognise some of this. Terraced streets with permit bays and a lot of parked cars, plus a level crossing and rail bridges that restrict which end of some streets you can enter from. Converted upper flats have a shared hall, a straight stair and a landing that will not take a full-length piece around the corner. In the converted flats the kitchen was never designed as one, so services run in surface trunking and the top needs notching rather than a clean scribe. Templating in the room after the units are level takes the guesswork out of all of it.

The work

What reception counters involves

It is quoted the way a kitchen is, with the material supply-only and templating, fabrication and fitting each written on their own line rather than bundled into a rate for the frontage. The templater attends once the carcass is in and fixed, and records what the joiner actually built rather than what the elevation showed. You are left with a desk whose join sits over a support and out of the line people look along, instead of landing wherever the slab happened to run out.

A reception counter has a public face and a staff face, and the two are detailed differently because they are used differently. Upstands behind a counter are scribed to the wall the counter actually meets, after the top is down rather than before. A narrow deep unit puts the counter along one side, and the knee recess has to leave a clear route past it for everybody else. The low shelf is a requirement, not a styling choice.

The money

What it costs in Manor Park

The lower transaction shelf is the line people do not expect, since it carries its own top, its own finished edges and its own support, and its height comes from an accessibility standard rather than from choice. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. That £110 to £550 per square metre buys the slab and nothing else. Templating, machining, edges, cut-outs and the fitting day are counted and charged one by one. Every aperture is counted before a figure is given.

Victorian and Edwardian terraces

What Manor Park asks for

A trade counter or a bar does not come out of the local housing stock, so there is no ranking to give you. The housing itself asks for worktop templating, worktop installation and worktop replacement. The work is quoted the same way regardless.

Victorian and Edwardian terraces

The carry, and what it rules out

A fitted stair carpet is either lifted or covered, because grit trodden into it under work boots does more harm than the carry itself. The counter usually stands near the entrance, which shortens the carry and lengthens the argument about working outside opening hours. A counter piece walked in on edge needs the headroom checked too.

Victorian and Edwardian terraces

Manor Park in the housing figures

In the streets around Manor Park, upper-band homes are rare in the stock. The plans vary house by house. Several desks across one estate come off a single slab run, or they will never read as a set. The route to the desk is measured before it is quoted.

Access

Getting stone into a Manor Park kitchen

Terraced streets with permit bays and a lot of parked cars, plus a level crossing and rail bridges that restrict which end of some streets you can enter from. Converted upper flats have a shared hall, a straight stair and a landing that will not take a full-length piece around the corner.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Manor Park

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do your own fitters come out to Manor Park?

Yes. Manor Park is on the patch, and the postcodes we work here are E12. It is worked on our east London run, along with the rest of Newham. Enforcement zones rarely accept a trade van unloading stone as an exemption, so this gets sorted before the date is confirmed rather than argued about afterwards. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. The counter is unwrapped inside the building, never at the kerb. Everything that involves you happens in your kitchen, so there is nothing to visit and nothing to collect.

What is different about reception counters in Manor Park?

Boxed sash frames swallow a hundred millimetres of wall on each side of the opening, so the wall between a window and a corner is shorter than a plan makes it look. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. Concierge desks work as a post room and a security point at once. A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. A counter set to the wall instead of to itself will show it.

Is access a problem in Manor Park?

Stone goes up on edge, and it is the half-landing turn rather than the flight itself that sets the maximum piece. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. Nothing is carried through a reception still taking visitors. Visitor permits are issued to the household rather than to the trade, so the ones the day needs come from the customer and are best in hand the week before. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. A frontage with no stopping is a fitting slot, not a fitting day.

Does Manor Park actually ask for reception counters?

Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop templating, worktop installation and worktop replacement. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. Conversions put kitchens where the services could be made to reach rather than where they belong, so runs are short and interrupted. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. One counter, one drawing, and no second bite at it. In a converted house the flat entrance and the internal doorway are usually tighter than the communal stairs, and that is easy to overlook. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Several desks off one slab run, or they will not match.

What makes one Manor Park kitchen dearer than the next?

A galley that is also the route to the back door is a corridor first and a kitchen second, and what the shape can take is set by the traffic going through it. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. The low shelf is drawn to the counter above it, not to the wall. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What holds a template up more often than anything else?

Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. A packer belongs under the joinery, never under the counter. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. One owner can take a date next week while the flat below needs three weeks of notice, so several kitchens in one building end up scheduled by the slowest permission. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. The counter stays when the tenant goes, and is chosen accordingly.

Is templating a separate visit from fitting?

The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. Between the template and the fit the slab is nested, cut, mitred and dry-assembled on the bench, which is work you never see and is most of the wait. No payment is due before the template. Sash windows sit low in the rear wall, and the sill often lands below the height a worktop wants to run past. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. The height that matters most is the low one.

What happens when the route into a Manor Park kitchen is tighter than the worktop?

The alternative to a join is a shorter run, which is usually the wrong thing to trade away. Where there is a lift, whether it can be booked out and padded matters as much as its size. A join forced by the route still sits over a gable, so it is no poorer a join for that. A walk-up with winders at every half-landing means the piece is rested and re-gripped on the way, so the crew size goes up before the piece size comes down. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. The way in is walked with the joiner as well as with a tape.

Do you take the old worktop away?

On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. The template can be taken with the old top still down, which is why one visit covers both. Take the old tops off yourself if you would rather, and the quote simply carries one line fewer. A bay suspension carries a fee and a notice period, and the notice period is the part that catches people out when a date moves. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. Crew size follows the distance from the van to the lobby.

Upstands or a full-height splashback?

It is quoted by area like the worktop, so a long run is a material line rather than a trim. What decides between them is usually the wall: what it is built of, how flat it is, and where the sockets ended up. Socket and switch positions have to be final before templating, because the openings are machined rather than chopped out on the wall. Original shutter boxes survive in the reveals of the front rooms and stand proud of the plaster, and that is the line a run under the window has to be scribed to. That entrance is what caps the counter, because a shopfront door and the step in front of it will take far less than a full-length top, so the run is broken over a support in the carcass rather than gambled on. A stair off the pavement caps what can be turned onto the landing.
