Stone bar tops in Forestdale

A bar top takes weight on its front edge all evening, so the overhang and what carries it matter more than the slab does.

The buildings and streets around Forestdale

People often assume stone bar top work in Forestdale is a straight swap, and sometimes it is, though the kitchen usually has an opinion about that. A single-period estate of link-detached and terraced houses with a distinctive layout: a narrow kitchen alongside the integral garage, usually a galley of 3m with a hatch or door through to the dining area. Owners frequently take the garage into the kitchen to gain width. If your kitchen is a bit of both, that is common enough and it changes nothing about how we go about it.

These kitchens give three metres of usable wall and no more, so a dimension out by a few millimetres costs a whole run rather than a piece. Height is the other half of it, since a bar sits above the working plane and the knee room beneath is measured from the face of the frame, not from the edge of the stone. The stone follows the frame, and the frame follows the stools.

The floor is a concrete slab screeded before the units existed, so it falls slightly and consistently towards the back door. Rooms in this stock are compact, so a bar usually replaces a table rather than sitting alongside one, and it is drawn for two or three stools with enough floor left to get past them. A bar in a small room is drawn for the stools it will take.

What we are usually templating in is 1960s-70s planned estate housing, link-detached house, flat-roofed terrace and integral-garage detached. The differences between them show up at template, not at enquiry.

True everywhere

Stone bar tops, in short

  • Anything past about 300mm of unsupported overhang gets steel or a corbel underneath.
  • The front edge is the one people touch, so it is profiled and polished on all exposed faces.
  • Quartz is the usual choice indoors; porcelain and sintered stone where drinks and citrus are constant.
  • A bar top is fitted level to itself, not to the floor, because floors in older buildings rarely are.

The place

Why Forestdale is its own job

We measure and fit in Forestdale often enough to know what to ask about before anyone agrees a date. Pedestrian-first layout with footpath networks separated from the roads, garage courts and parking areas set away from the houses, so the carry from the van is longer than it looks on a map. When the garage is absorbed into the kitchen the two floor slabs sit at different levels, so the new units get packed and the worktop line has to be set as one plane across both. Once the template is signed off the price is fixed. It does not move because the job turned out fiddly.

The work

What bar tops involves

The work is quoted as its own item rather than as extra worktop metreage, because a bar carries a load a kitchen run never sees and the support beneath it is a real cost. On the day the frame is checked and packed, the support goes in, and the stone is set and sealed last, which is why a bar is booked as a day rather than as a delivery. You end up with a surface chosen for what gets put down on it, so a wet glass standing all evening and a slice of lemon are not the things that spoil it.

A bar top is a worktop that has been asked to do a different job, since it carries people on its front edge for hours at a time instead of taking pans off a hob. A bar sink, a drip tray or a socket through the surface is machined at the works with radiused internal corners, exactly as a kitchen cut-out would be. Dense blockwork takes a fixing well, which makes a wall-carried front edge realistic where a stud partition would not allow it. Frame checked, steel in, stone down.

The money

What it costs in Forestdale

The finished edge is where the money goes on a bar, since the front, the ends and the underside are all polished where a kitchen run would only ever show one face. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. Thickness on its own can move the supply figure a long way inside the £110 to £550 range, and it changes the machining as well, which is why the two are never given as one number. Nothing about the support is folded into the stone rate.

ex-local-authority flats and estates

Forestdale in the housing figures

On these streets planned post-war layouts account for most of the housing. On a room that size the cut-outs cost more than the area. Where a wall came out, the counter is seen from both directions and finished on both. Corbels chosen, not simply supplied.

What Forestdale asks for

Residents are given written notice before anyone attends, and that notice period rather than the workshop is what governs the earliest sensible start. A home bar is discretionary work, so the edge profile, the corbel detail and the radius on the nose are worth settling properly rather than defaulting to whatever is quickest. What stays with the building is built to stay.

The building stock on this patch tells us nothing useful about this service, because this service is not driven by it. It is driven by worktop installation, worktop replacement and worktop templating on the domestic side. The method does not change.

Getting stone into a Forestdale kitchen

Pedestrian-first layout with footpath networks separated from the roads, garage courts and parking areas set away from the houses, so the carry from the van is longer than it looks on a map.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Forestdale

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Forestdale?

Yes. Forestdale is on the patch, and the postcodes we work here are CR0. It is worked on our south London run, along with the rest of Croydon. Where the van cannot turn on the plot it has to arrive already facing the right way, so the approach along the street is part of the plan. A bar fit runs longer than a worktop run, because the frame, the support and the stone are three stages and only the last of them is quick. A short unload is still a long fit on a bar. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

What is different about bar tops in Forestdale?

These were built with generous room sizes for their date, so a peninsula fits where a speculative house of the same age would not take one. The one advantage here is the fabric: dense blockwork holds a fixing properly, which makes a wall-carried front edge realistic where a stud partition would not allow it at all. Blockwork holds a fixing and plasterboard does not. A live soil stack cannot be chased back into the wall, so the depth it steals is permanent and the run is planned around it rather than through it. On a bar that counts twice over, because the same obstruction has to be cleared by the stone above it and by the knees of whoever is sitting at it. The stone is cut to the obstruction as found.

Is access a problem in Forestdale?

Everything comes through the front door and down the hall, so the tightest point on the route is usually the newel post at the foot of the stairs. That matters more on a bar than on a run, because a join forced by the way in cannot be allowed to land in the unsupported part of the nose. A waterfall end travels as its own piece and is bonded in place. A drive behind an electric gate depends on somebody being in to open it and on the gate staying open while the load comes off. That has to cover more than the unload, since the corbels, the flat bar and the fixings all come off the van well before the top does. Permits are sorted before a corbel is drilled.

Is bar tops what Forestdale is known for?

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop installation, worktop replacement and worktop templating. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Where kitchens turn over between tenancies the priority is a surface that survives a decade of being treated as a chopping board. Where the same detail is repeating across several rooms the support gets standardised once and then cut to length, which is cheaper than drawing it each time. The brief changes, but the nose still has to be carried. Landlord work is scheduled around void periods, so the whole thing is a fixed window and the template date matters as much as the fitting date. Harder use and stronger cleaning products push the answer towards porcelain or sintered stone, because a resin-bound surface is the one that shows what has been left standing on it. Where the use is hard, the surface is chosen for it.

What makes one Forestdale kitchen dearer than the next?

A tall bank of housings at one end takes a chunk out of the working run, so the usable length of that side is always less than the length of the wall behind it. Where the counter runs flush with the working surface instead of standing above it the whole thing becomes one plane, which looks better and doubles the unsupported span. One level or two, and it is decided early. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

What holds a template up more often than anything else?

Boxing built in plasterboard on a light frame will take no useful fixing, so nothing bears on it and the stone is carried off the carcasses either side. A bar top is levelled to itself rather than to what it stands on, so the packing goes into the frame and the stools take up whatever the floor is doing. What carries the overhang is fixed to structure, not to lining. Send a photograph of every corner of the room so we can see the boxings, the length you want, and how many stools you expect to use. A leaseholder paying for their own kitchen inside managed stock still needs the freeholder to consent, and that consent is about the building and the common parts rather than about the worktop. Where the person choosing it is not the person who will lean on it, the seating height is set to a standard rather than to whoever happens to be standing in the room. The overhang is signed off by whoever pays for the steel.

Can a Forestdale worktop be done in one piece?

Slabs come in finite sizes, so a long run needs a join whatever the room looks like. A finished join is typically two to three millimetres, colour-matched and sanded flush. Veining carries through a join where both pieces come off the same slab, which is decided at nesting. A full-depth tall unit projects past the worktop line, and the run has to be scribed against its side panel instead of carrying on past it. The seating side is the part that decides the piece, because a stool at the open end puts a load on a corner that a wall would otherwise have been carrying. A breakfast counter and a trade bar are not the same brief.

What happens if a worktop is damaged getting into a Forestdale property?

Damage found on the bench never leaves the workshop, and damage on the carry is remade under the same cover. A piece is never laid flat across a gap while it is moved, because that is how stone cracks unaided. Floors and units are protected before anything comes through the door. A narrow entrance hall with a turn into the back of the house caps the longest piece we can physically get in, whatever the run itself measures. The steel and the corbels travel that same route and go in first, so a bar is three separate carries into one room rather than a single delivery. Suction pads go on the polished face, never on the nose.

Do you take the old worktop away?

What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. The units stay where they are and only the surface changes. Old laminate is light and awkward rather than heavy, so it is usually the easier half of the day. Some drives are wide enough for the van and too short for the tail lift, because the tail lift needs its own clear metre behind the vehicle. Where the clock is running the frame is levelled and the steel is in before the top ever leaves the tail lift. The nose stays wrapped until the frame is ready for it.

What happens when the route into a Forestdale kitchen is tighter than the worktop?

A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. Every piece goes in by hand and stone does not bend, so the tightest turn on the route sets the longest piece. Door width, hall width and the diagonal at the turn are three separate measurements, and it is the diagonal that catches people out. A top with a bonded apron on the front arrives deeper than a worktop and behaves like a beam, so there is no easing it round a turn at all. The route is measured to the deepest part of the piece.

We recently had the Arctic Starburst worktop installed by Worktop WorX and it looks amazing. The subtle sparkle really catches the light and gives the kitchen a clean, modern feel. The Arctic Starburst surface feels high quality, durable, and is easy to keep clean. The finish and installation from Worktop WorX were spot on. Really happy with the result and would definitely recommend both Arctic Starburst and Worktop WorX to anyone upgrading their kitchen.
