Golborne kitchens

What the kitchens here are actually like

Victorian terraceGrade II* listed 1970s towerpostwar walk-up flatsshop with flat over

The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. The template records what the building actually did, not what the plan intended, and the gap between those two is what this visit is for. Sink, tap and hob on site, not on order.

In the tower the units are shallow and the original layout is the layout, so replacement worktops are cut to the existing footprint.

In a listed block, keep the alteration to like-for-like surface work - move a duct or a wall and the job stops while consent is chased. Two very different jobs sit within a few hundred metres of each other: modest Victorian terraces with a rear kitchen of about 2.4m and a side return not yet built out, and the listed tower flats which have narrow galley kitchens of roughly 2.2-2.6m with fixed service ducts you cannot move. The tower is served by a single lift core off a ground-floor lobby with a long approach walk, and residential flats sit on the far side of an access bridge from the lift landing, which means everything is hand-carried the last stretch.

Edwardian terraces are wider and taller than the Victorian houses next to them, so the kitchen usually takes a full-width rear room rather than a narrow outrigger. Victorian party walls and chimney-breast returns bow along their length, so the template plots the real line rather than assuming a straight one - the template picks up points every few hundred millimetres down the back of the run and the drawing carries that curve through to the saw. Two to three hours, once the units are in.

What turns up on the job sheets is Victorian terrace, Grade II* listed 1970s tower, postwar walk-up flats and shop with flat over. Each of those behaves differently once the old top comes off.

True everywhere

Worktop templating, in short

  • Two to three hours on site for a typical kitchen.
  • Units must be fitted, fixed and level first. No stone is ever cut from a plan.
  • Sink, tap and hob must be physically on site, not just ordered.
  • A Belfast or butler sink must be installed and at its final height.

Covered on our west London run. Fitted 3–7 working days from template.

Getting stone into the room

Golborne Road has market trading days that close kerbside access, so deliveries are better before the stalls go up.

Where an event closes the road entirely, the van cannot be moved once it is in, which is a different problem from not being able to park at all. The templating visit needs somewhere to stop for two or three hours, which is a different problem from unloading for twenty minutes. Two hours is the realistic figure.

Access

Getting stone into a Golborne kitchen

Golborne Road has market trading days that close kerbside access, so deliveries are better before the stalls go up. The tower is served by a single lift core off a ground-floor lobby with a long approach walk, and residential flats sit on the far side of an access bridge from the lift landing, which means everything is hand-carried the last stretch.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop templating in Golborne

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Golborne, or just list it?

Yes. Golborne is on the patch, and the postcodes we work here are W10. It is worked on our west London run, along with the rest of Kensington and Chelsea. Where an event closes the road entirely, the van cannot be moved once it is in, which is a different problem from not being able to park at all. It is noted on the job sheet at template so the fitting crew inherit the answer rather than rediscovering it. The templater needs a proper stop, not a pause. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop templating in Golborne?

Edwardian terraces are wider and taller than the Victorian houses next to them, so the kitchen usually takes a full-width rear room rather than a narrow outrigger. Alcoves either side of the breast are rarely the same width and rarely parallel, so each one is templated as its own piece with its own scribe. Two to three hours, once the units are in. In a listed block, keep the alteration to like-for-like surface work - move a duct or a wall and the job stops while consent is chased.

Is access a problem in Golborne?

Golborne Road has market trading days that close kerbside access, so deliveries are better before the stalls go up. The tower is served by a single lift core off a ground-floor lobby with a long approach walk, and residential flats sit on the far side of an access bridge from the lift landing, which means everything is hand-carried the last stretch. Piece length is set by the internal diagonal of the lift car, not by the length of the slab. Door widths, turn diagonals and any change of level are recorded on the drawing alongside the run dimensions. That is part of what the visit is for.

Is worktop templating common in Golborne?

It is one of the three we do most here, behind worktop replacement. Same template visit, same workshop, same installers either way. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. No stone is ever cut from a plan, which is inconvenient exactly when a programme is tight. The room as it is, not as it was drawn.

What decides the price of a worktop in Golborne?

A galley run down a side-return extension usually measures longer than a slab will give in one length, so a join is designed in from the start rather than discovered. Join positions and vein direction are marked on the template drawing before it leaves site. The drawing leaves site complete. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

A boxed soil stack or service riser in the corner of a run eats into the worktop depth and has to be scribed around rather than cut square. It is recorded on the drawing with the run dimensions so the workshop is not guessing. Measured at worktop height, nowhere else. Units fixed and packed level over the sloping floor, walls replastered and dry at their final thickness (tiling and splashbacks go on after the worktop, never before), and the sink, tap and hob physically on site, with a Belfast sink built in and set at its finished height. Where ownership is split across a building, the common parts belong to someone else and the carry route is negotiated rather than assumed. The template happens when the units are in, fixed and level, whoever is fitting them. Fitted, fixed and level, then we come.
