Longbridge kitchens

The buildings and streets around Longbridge

Victorian terraceEdwardian bay-fronted houseinter-war semiperiod conversion flat

A survey is where reception counter work in Longbridge stops being a guess, because until someone has stood in the kitchen nobody knows what it is going to ask for. Some of the better period stock in the borough sits around Barking Park, with larger bay-fronted houses whose original kitchens are big enough to work with once the old scullery wall comes out. Where houses have been converted to flats, the kitchens are carved out of former bedrooms with services run along one wall, which produces short runs and a lot of awkward boxing to scribe around. The drawing we work from is agreed with you first, so no one in Longbridge finds out on fitting day that something was assumed.

The rear wall of the addition carries both the back door and the window, which leaves very little unbroken wall for a run to sit against. The lower transaction shelf sits at the height a person in a wheelchair can be served at, and that height is fixed on the drawing before anything else about the desk is. Stone on a joinery carcass wants that carcass square first.

The bay at the front and the back addition at the rear were built to different standards, and the kitchen is nearly always in the weaker of the two. These parades have a step up off the pavement and a door that was never sized for a counter top, so the shopfront caps the piece length. Nurseries want a hatch, and the hatch is on the same drawing.

The fabric of the place is Victorian terrace, Edwardian bay-fronted house, inter-war semi and period conversion flat. Knowing which one it is before we arrive is half the survey done.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Longbridge is its own job

There is nothing clever about a fit in Longbridge going smoothly, only a survey that asked the right things beforehand. Wider roads than central Barking with some off-street parking on the larger houses, but permit bays elsewhere and long stepped front paths on the bay-fronted terraces. Converted flats have boxed-in soil stacks in the corner of the kitchen almost as a rule, so we template around the boxing rather than trusting the wall line. We put it in writing at the quote, and the workmanship is guaranteed for five years after we have fitted it.

The work

What reception counters involves

Support for any overhang at the public face belongs to the drawing, whether that turns out to be a steel flat, a plywood deck or a gable the joiner adds for us. The whole desk is dry-assembled at the works, returns and openings included, and checked against the drawing before a single piece is wrapped. You end up with a lower surface a seated visitor can genuinely use, at the height the accessibility standard sets rather than the height that suited the elevation.

The apertures, for cable, for a card reader, for a screen stem, are machined at the works and cannot be added afterwards. The lower transaction shelf is set at the height a seated person can use, and the knee space beneath it is kept clear of legs and gables. A narrow deep unit puts the counter along one side, and the knee recess has to leave a clear route past it for everybody else. The low shelf is a requirement, not a styling choice.

The money

What it costs in Longbridge

Machining is where the money sits: apertures for cable and card readers, a radiused internal corner at every opening, and a mitred return between the two levels. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. Across the catalogue the supply-only rate is £110 to £550 per square metre, before any of the work that turns a slab into a worktop. Every aperture is counted before a figure is given.

The shape of the run

Walls at both ends mean two scribes on every piece, and a run that has to drop between two fixed points has no tolerance left to give away. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. Two planes, one drawing, one setting-out point.

What Longbridge asks for

We rank the domestic jobs against a neighbourhood's building stock, and this is not one of them. For the record, the stock here asks for worktop templating, worktop replacement and worktop installation. The commercial work is surveyed and fitted to the same standard.

Victorian and Edwardian terraces

Longbridge in the housing figures

Around here most of the stock dates from the building boom of the twenties and thirties. Older parades cap the piece at the shopfront, and newer lobbies cap it at the lift. Apertures are machined, and their positions come from the operator.

Getting stone into a Longbridge kitchen

Wider roads than central Barking with some off-street parking on the larger houses, but permit bays elsewhere and long stepped front paths on the bay-fronted terraces.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Longbridge

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Are you set up to work in Longbridge, or is it a subcontractor?

Yes. Longbridge is on the patch, and the postcodes we work here are IG11. It is worked on our east London run, along with the rest of Barking and Dagenham. Where the permit is a digital session rather than a paper one, somebody in the house has to start it at the hour the van actually arrives. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Service yards want a name and a time, given a week out. We come to the kitchen to template and again to fit, so there is nothing to visit and nothing to collect.

Does the housing in Longbridge change how reception counters works?

A bay-fronted terrace has a long hall running past the stairs to the kitchen, so the hall turn caps the piece length before the run length does. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. The building around the lobby decides the counter more than the brief does. A live soil stack cannot be chased back into the wall, so the depth it steals is permanent and the run is planned around it rather than through it. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. A shadow gap solves what a scribe cannot.

How does the stone actually reach a kitchen in Longbridge?

A hall radiator or a coat hook at shoulder height takes a hundred millimetres off the usable width, and a hundred millimetres is often the entire margin. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. Working out of hours costs less than a chipped counter does. A resident bay and a shared-use bay can sit on the same street under different rules, and it is usually the shared one a visitor permit or a ticket touches. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. The counter is unwrapped inside the building, never at the kerb.

Do you get much reception counters work in Longbridge?

No, not particularly, and it would be easy to say otherwise. What the research on this patch actually lists is worktop templating, worktop replacement and worktop installation. That is the local housing talking rather than anything about the job. It is priced, cut and fitted no differently here than anywhere else we cover. A converted flat is measured off the original house, so no two units in the same building have quite the same kitchen run. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. One visit, because a lobby cannot be closed twice. Kitchens go in near the end of a conversion, behind the plastering and the flooring, by which point the programme has already absorbed whatever slipped earlier. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. One counter, one drawing, and no second bite at it.

What am I actually paying for, line by line?

An aisle under a metre stops being a working space the moment two people are in it, and the depth of the tops either side is what decides whether that happens. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. The low shelf is drawn to the counter above it, not to the wall. The material band is £110 to £550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

Is there anything I have to finish before the template in Longbridge?

Boxing built in plasterboard on a light frame will take no useful fixing, so nothing bears on it and the stone is carried off the carcasses either side. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. The knee recess is checked for square before the shelf is cut. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. One owner can take a date next week while the flat below needs three weeks of notice, so several kitchens in one building end up scheduled by the slowest permission. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. A landlord's shell and a tenant's desk are two separate briefs.

What if the base units are out of level?

An island is where this usually shows, standing free with no wall to level against. Packing takes up small variation. It is not there to hide something that belongs in the units. Where a run meets an appliance, level decides whether that appliance door still clears the stone above it. A stack boxed diagonally across a corner leaves a triangle of dead space, and the top is cut to that triangle rather than to a square return. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. Two levels means two datums, and they are reconciled on paper.

Does a stone worktop need sealing?

Quartz carries resin, so a hot pan wants a trivet, while granite and sintered stone will take one without complaint. Quartz and sintered stone never need sealing: quartz is non-porous and sintered stone has effectively zero porosity. Granite tells you when the seal wants topping up: water stops beading on the surface and starts darkening it instead. The rear wall is usually a single brick thick and has been rendered, patched and re-rendered, so it bows in and out along the length of the run. The commercial work around housing of this age is shopfront: a narrow deep unit off a parade, with the reception running back from the door into the depth of the plan. A shopfront door caps the counter length before the slab does.

When do I pay for a Longbridge worktop?

Material is quoted supply only and templating, fabrication and fitting sit on their own lines, so it is visible which part is stone and which is labour. What is quoted is what the drawing says, and the figure does not move unless the drawing does. No installed price per square metre is published, because it is not a real number. Where the boxing stands proud of the finished wall the upstand behind it has to be broken into separate lengths, because one piece cannot pass it. The knee recess makes any twist in the carcass visible, since a shelf with nothing beneath it has nowhere for a packer to go. The public face is the face that has to be right.

Is a full-height splashback practical in a Longbridge kitchen?

A full-height piece shows a wall that is out more than an upstand does, over the extra height. The joint between splashback and worktop is siliconed, never grouted, so it can move a little without cracking. An upstand is a slim strip that follows the worktop up the wall; a full-height splashback runs from the worktop to the underside of the wall units. Deep original skirting is often left in behind the units, standing them off the wall, so the back edge of the stone is plotted where the carcasses actually sit. A front room converted into a surgery or a salon gives a small lobby and a counter that still has to leave width for people to get past it. A porter's desk stands on its own carcass, fixed into nothing original.
