Maida Vale kitchens

The buildings and streets around Maida Vale

Edwardian red-brick mansion blockVictorian villa1930s purpose-built flat

We plan the reception counters in Maida Vale around access, ceiling height and what the kitchen has already been through, none of which shows up in a phone call. Mansion-block flats with kitchens at the back of the plan, originally a scullery and larder now combined into one room of roughly 3m by 2.5m. The typical brief is a full refit in the same footprint with a long run under the window and a tall bank opposite - islands do not fit in this plan form. Ring us with the rough dimensions and we will tell you what is likely, then confirm it properly at the Maida Vale survey.

Old plaster built up over decades makes the scribing heavy, and that time has to be in the plan rather than found on the day. What decides the piece sizes is the lobby and the way into it, since a counter top runs longer than a kitchen worktop and has no cabinet run to break it up. What the desk has to do decides what it is allowed to look like.

Sash windows sit in deep reveals with a working box behind the lining, so a run dying into one has to clear more than the plaster. Blocks of this age carry a porter's desk in the entrance hall, and that hall is usually a protected interior where nothing may be fixed into the original finishes. Old shopfronts were never sized for a three-metre top.

The houses and blocks behind these jobs are Edwardian red-brick mansion block, Victorian villa and 1930s purpose-built flat. A quote that ignores which one you have is guessing.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Maida Vale is its own job

Because we work across Maida Vale rather than one street of it, we know which questions are worth asking up front. The blocks are portered and run formal house rules - weekday works hours only, no noisy work before 9am or after 5pm, mandatory lift and floor protection, and often a rear service entrance you must use instead of the main hall. The original passenger lifts are small cars with folding gates. Original mansion-block lifts take a person and a toolbox, not a slab - assume everything goes up the stairs and price the labour accordingly. That is a survey question, not a fitting-day question, and we treat it as one.

The work

What reception counters involves

The lower serving surface is part of the same order rather than an extra, because a desk without one cannot serve a visitor who is seated. The route from the door to where the counter will stand is boarded and the finished floor covered before the first piece comes off the trolley. You end up with a lower surface a seated visitor can genuinely use, at the height the accessibility standard sets rather than the height that suited the elevation.

Counter work starts where the joinery finishes: a carcass built by another trade, and a stone top made to what that carcass actually turned out to be. Upstands behind a counter are scribed to the wall the counter actually meets, after the top is down rather than before. A porter's desk in a hall like this stands on its own carcass, because nothing is being fixed into the original panelling or the floor. Templated to the carcass, not to the elevation.

The money

What it costs in Maida Vale

The fitting line answers to the lobby and to the hours we are allowed in it, which is why a counter fitted at night costs more than the same counter fitted in the day. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. Thickness, finish and colour move a slab within the £110 to £550 supply band before anyone touches it, so that figure is settled by what you pick rather than by the room. The transaction shelf is its own line, because it is its own piece.

What Maida Vale asks for

Commercial rather than residential, and priced from the drawing rather than from the housing type. Residentially, worktop replacement, worktop templating and worktop installation is what comes up here. The fabrication is identical.

The shape of the run

A waterfall leg is a separate piece bonded to the top on a mitre, so the floor it stands on has to be level enough for that mitre to close along its full height. The upper and lower planes are drawn together, since a join in one that does not line up with the other reads as a mistake from across the lobby. A curved front is a waterjet job and a carcass problem both.

Maida Vale in the housing figures

On the Maida Vale streets we cover, the stock is overwhelmingly Victorian and Edwardian. The lift car is part of the specification here. The back return is cut to the wall as found, since a desk standing clear of the wall shows the gap from across the room. The carcass as built is the only dimension that counts.

Access

Getting stone into a Maida Vale kitchen

The blocks are portered and run formal house rules - weekday works hours only, no noisy work before 9am or after 5pm, mandatory lift and floor protection, and often a rear service entrance you must use instead of the main hall. The original passenger lifts are small cars with folding gates.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Maida Vale

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Maida Vale far enough out to be a problem for you?

Yes. Maida Vale is on the patch, and the postcodes we work here are W9. It is worked on our central London run, along with the rest of Westminster. A skip, a delivery lorry or a run of scaffolding takes the frontage the van needed, so the street is worth a look the day before rather than on the morning. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. A red route puts a clock on a counter that will not be rushed. There is nothing to drive to and nothing to pick up, because both visits are to the property itself.

What should I expect from reception counters in a Maida Vale kitchen?

The flats are stacked identically, so the kitchen above sits directly over this one and its waste passes through the same boxing. A block of this age carries a porter's desk in the entrance hall, and that hall is usually a protected interior with panelling, an original floor and finishes nobody is allowed to fix into. The service road at the back is often the real way in. A low sill over the sink run is what decides between an upstand and stone dying into a window board, and there is often less clearance than an upstand is tall. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. A bowed lobby wall is a scribe, and a scribe takes hours.

How would you get a worktop into a property in Maida Vale?

The step and the gap at the car threshold catch a trolley wheel, so the piece comes off the trolley and goes in by hand. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. A counter piece walked in on edge needs the headroom checked too. Where parking runs down both sides the road is left as a single lane, and a van standing in it has to be somewhere it does not stop a bin lorry. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. Where the bay is booked by the hour, pieces come off in fitting order.

Is Maida Vale really a reception counters area?

Not particularly. It would be easy to say yes and leave it there. What the research on this patch actually lists is worktop replacement, worktop templating and worktop installation. That is about what people have here rather than how it gets done. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Agents book this work at short notice, because the void only becomes a real date once the outgoing tenant confirms they are going. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. A phased fit-out gets phased templating, one lobby at a time. A managed portfolio tends to repeat one specification across every flat, which keeps later repairs and replacements simple to order. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. What the operator needs at the shelf outranks the elevation.

What moves the number on a quote around here?

It is the heaviest single piece in the kitchen, so the number of hands needed on the day and the route in are worked out from that piece rather than from the runs. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. External corners on a counter are mitred, never butted. Expect £110 to £550 per square metre for material supply only, with templating, fabrication and fitting on their own lines.

What state does a Maida Vale kitchen have to be in before you template?

Window boards and cills stand proud of the plaster, so the back edge of the top has to be plotted to where the units actually sit rather than to the wall. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. The counter is scribed to the carcass, and the carcass to the floor. Measure the lift car internally, photograph the stair turn and the hall, and confirm with the managing agent what may and may not be fixed into. Whoever manages the block controls the lift booking, the bin store and the visitor parking, and none of that sits in the gift of the household whose kitchen it is. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. The counter stays when the tenant goes, and is chosen accordingly.

What if the base units are out of level?

An island is where this usually shows, standing free with no wall to level against. Packing takes up small variation. It is not there to hide something that belongs in the units. A sloping floor is not the problem. The plane the unit tops finish in is. Where a run finishes into a reveal, the depth of that reveal is taken at worktop height and nowhere else. Where the floor falls away across a lobby the carcass is packed level first, because the top cannot correct anything sitting under it. A counter standing proud of the wall has nothing to hide behind.

Can the sink be undermounted rather than sat on top?

We seat and seal the sink and hob on the day; water, waste, gas and electrics are for your plumber and electrician. A boiling tap needs a hole of its own and a cupboard below for the tank, so the units change too. If the sink or hob changes after the template, the drawing changes first and nothing is cut meanwhile. Whether it comes off the same slab as the run behind it or needs one of its own is settled by laying both against the usable area of the slab, not by adding the metres up. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. The knee recess removes the leg the span was relying on.

Can a damaged worktop be repaired in place?

The rest of the kitchen still goes in. One damaged piece does not hold up the pieces either side. A remade piece is cut from the same slab run wherever the slab allows, because a replacement from another batch will not match across a join. Most breakages happen on the carry, which is why the route is walked and measured before anything comes off the van. Where a basement car park is the only way up from the parking level the carry starts below ground, and two lifts in one building rarely share the same internal dimensions. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Nothing is carried through a reception still taking visitors.

What if the stairs turn too tightly for the stone?

The carry route is measured before anything is cut, so a piece that will not make the turn is split at the drawing stage rather than discovered on the day. Where there is a lift, whether it can be booked out and padded matters as much as its size. A join forced by the route still sits over a gable, so it is no poorer a join for that. Standing a three-metre length on end takes more headroom outside the car than inside it, and a low lobby ceiling is what actually stops it. A lobby is one of the few places a piece can be staged, so the counter comes in early and stands on trestles until the carcass is ready for it. The way in is walked with the joiner as well as with a tape.
