Maida Vale kitchens
What the kitchens here are actually like
Permitted working hours, a porter and a booked lift set a hard finish time on the day whatever stage the fit has reached. The template records what the building actually did, not what the plan intended, and the gap between those two is what this visit is for. The room as it is, to the millimetre.
The typical brief is a full refit in the same footprint with a long run under the window and a tall bank opposite - islands do not fit in this plan form.
The original passenger lifts are small cars with folding gates. The blocks are portered and run formal house rules - weekday works hours only, no noisy work before 9am or after 5pm, mandatory lift and floor protection, and often a rear service entrance you must use instead of the main hall. Mansion-block flats with kitchens at the back of the plan, originally a scullery and larder now combined into one room of roughly 3m by 2.5m.
External walls are thick and the run under the window sits in a deep reveal that has to be templated rather than assumed square. Anything that has to stay accessible - stopcocks, gas meters, riser access panels - is marked on the template so the stone is cut around it instead of over it. Recorded as it is, not as it was drawn.
The buildings themselves are mostly Edwardian red-brick mansion block, Victorian villa and 1930s purpose-built flat. They are not interchangeable, and a worktop finds the differences quickly.
True everywhere
Worktop templating, in short
- Two to three hours on site for a typical kitchen.
- Units must be fitted, fixed and level first. No stone is ever cut from a plan.
- Sink, tap and hob must be physically on site, not just ordered.
- A Belfast or butler sink must be installed and at its final height.
Covered on our central London run. Fitted 3–7 working days from template.

The building, and what it does to the job
Original mansion-block lifts take a person and a toolbox, not a slab - assume everything goes up the stairs and price the labour accordingly.

The shape of the run
On a heavily veined stone the island and the run behind it are nested off the same area of slab so the movement relates across the room. A layout templated off one wall instead of one datum will not sit right once all the pieces are down together. One datum for the whole room.

What gets asked for here
Second or third on the list around here, after worktop replacement. Same visit, same bench, same crew, same lead time.
Access
Getting stone into a Maida Vale kitchen
The blocks are portered and run formal house rules - weekday works hours only, no noisy work before 9am or after 5pm, mandatory lift and floor protection, and often a rear service entrance you must use instead of the main hall. The original passenger lifts are small cars with folding gates.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.
3–7 working days
From template to fitted, working days from template. The same on this patch as every other.

We come to you
Templated in your kitchen, cut in our workshop, fitted by our own installers.
Access told straight
If the route forces an extra join, you hear that at quote stage, not on the day.
Questions
Worktop templating in Maida Vale
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you actually work in Maida Vale, or just list it?
Yes. Maida Vale is on the patch, and the postcodes we work here are W9. It is worked on our central London run, along with the rest of Westminster. Where the van can pull up level with the gate the pieces are handled the fewest times, which is what actually protects them. It is noted on the job sheet at template so the fitting crew inherit the answer rather than rediscovering it. Two hours is the realistic figure. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.
What is different about worktop templating in Maida Vale?
External walls are thick and the run under the window sits in a deep reveal that has to be templated rather than assumed square. Anything that has to stay accessible - stopcocks, gas meters, riser access panels - is marked on the template so the stone is cut around it instead of over it. No stone is ever cut from a plan. Original mansion-block lifts take a person and a toolbox, not a slab - assume everything goes up the stairs and price the labour accordingly.
Is access a problem in Maida Vale?
The blocks are portered and run formal house rules - weekday works hours only, no noisy work before 9am or after 5pm, mandatory lift and floor protection, and often a rear service entrance you must use instead of the main hall. The original passenger lifts are small cars with folding gates. The lift has to be booked and blanketed before anything moves, and that booking needs to cover the old tops coming out as well as the new stone going in. A template taken without walking the route produces a drawing that cuts beautifully and will not go in. The template records it along with everything else.
Do you do much worktop templating around Maida Vale?
It is one of the three we do most here, behind worktop replacement. Same template visit, same workshop, same installers either way. Landlord work is scheduled around void periods, so the whole thing is a fixed window and the template date matters as much as the fitting date. Two to three hours on site, with the sink, tap and hob physically present. Appliances on site, not on order.
What decides the price of a worktop in Maida Vale?
On a heavily veined stone the island and the run behind it are nested off the same area of slab so the movement relates across the room. Join positions and vein direction are marked on the template drawing before it leaves site. One datum for the whole room. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What do I need to sort out first?
Window boards and cills stand proud of the plaster, so the back edge of the top has to be plotted to where the units actually sit rather than to the wall. The template plots it as it is, at the exact height the worktop will sit, and the drawing carries that through. Measured at worktop height, nowhere else. Boxing and riser casings built, cased and finished to their final surface, units fixed and levelled, and building access, lift booking and porter arrangements agreed so both the template visit and the later fit can run. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. A template booked hopefully around another trade is the commonest cause of a wasted visit. Fitted, fixed and level, then we come.
