Millwall kitchens
The buildings and streets around Millwall
The reception counters we do in Millwall follow the same process every time, and it is the kitchen rather than the process that decides how the day actually goes. Waterside flats around the inner dock typically have a galley kitchen of 2.4m to 3m running off the hall, closed on both sides, with the living room kept for the dock view. Some larger units have been opened up, which produces one long run plus an island squeezed against a structural column. If you would rather someone just came and looked, that is the design and quotation visit, and it costs nothing in Millwall or anywhere else.
The kitchen is usually part of the living space, so three edges are read from a sofa rather than from standing height at the sink. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. A counter top has no wall behind it to hide a poor edge.
These buildings have firm rules about what can be propped open, left in a lobby or carried through the residents entrance. The lobby was finished by the developer, so the counter is scribed to stone, terrazzo or a boarded wall somebody else laid, and that face is measured rather than assumed square. Concierge desks work as a post room and a security point at once.
The kitchens we see here sit in 1980s dock-edge low-rise, 1990s-2000s waterside apartment block and recent high-rise. None of them is harder than the others; they are awkward in different ways.
True everywhere
Reception counters and desks, in short
- A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
- The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
- Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
- Cable and card-reader apertures are cut in the workshop, not on site.

The place
Why Millwall is its own job
In Millwall, the things that make a fit straightforward or awkward are known before we cut, not discovered while we carry. Blocks sit around the dock edge with restricted vehicle access to the water side, meaning the van parks at the road frontage and the slab is walked round the dock path. Many buildings are gated with a single narrow lift and a step-up threshold at the lobby door. Structural columns in the middle of opened-up flats are common, and a top that has to notch round one needs the column dimensions taken at template, not from a plan. Anything about the Millwall job that adds work is on the quote as its own line, not buried in a total.
The work
What reception counters involves
The lower serving surface is part of the same order rather than an extra, because a desk without one cannot serve a visitor who is seated. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You are left with a desk whose join sits over a support and out of the line people look along, instead of landing wherever the slab happened to run out.
A reception counter has a public face and a staff face, and the two are detailed differently because they are used differently. The return between the upper counter and the lower shelf is a machined piece with two finished edges, not an offcut cut to fill a gap. A clinic fit-out in a ground-floor shell puts a card reader and a screen at the transaction shelf, and both apertures are machined before delivery. The low shelf is a requirement, not a styling choice.

The money
What it costs in Millwall
The fitting line answers to the lobby and to the hours we are allowed in it, which is why a counter fitted at night costs more than the same counter fitted in the day. Short lengths nest well and waste little, so the material line is usually the kindest part of a galley quote. Material is £110 to £550 per square metre supply only, with the batch and the slab size sitting behind that variation, and the workshop time quoted apart from it. Every aperture is counted before a figure is given.

The building, and what it does to the job
Where the structure cannot be cut into, the stone is relieved instead, and a relief that deep changes both the yield off the slab and how the piece is handled. Where the floor falls away across a lobby the carcass is packed level first, because the top cannot correct anything sitting under it. The carcass is levelled before the top is ever offered up.

What Millwall asks for
This is commercial work rather than something the housing here generates. Domestically these streets ask for worktop templating, worktop replacement and worktop installation. It runs through the same template, the same bench and the same fitters.
Victorian and Edwardian terraces
Millwall in the housing figures
Around here very few homes are lived in by their owners. The scribe allowance is smaller than the London average. Permission to work late and a booked goods lift sit with the building rather than with the person behind the desk. The staff side is finished to the same standard as the public side.

Getting stone into a Millwall kitchen
Blocks sit around the dock edge with restricted vehicle access to the water side, meaning the van parks at the road frontage and the slab is walked round the dock path. Many buildings are gated with a single narrow lift and a step-up threshold at the lobby door.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Questions we get asked in Millwall
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Is Millwall far enough out to be a problem for you?
Yes. Millwall is on the patch, and the postcodes we work here are E14. It is worked on our east London run, along with the rest of Tower Hamlets. A front drive is the best thing that can happen to a fitting day, because the tail lift comes down within a few metres of the door and nothing is on a clock. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Crew size follows the distance from the van to the lobby. Nothing needs visiting and nothing needs collecting: the template is in your kitchen and so is the fit.
Is there anything about Millwall buildings that catches reception counters out?
The kitchen usually sits along the internal spine of the plan with the glazing at the far end, so the run itself has no window and no daylight on it. The commercial work in a neighbourhood of new blocks is concierge desks and ground-floor fit-outs: a managed lobby needing a counter that works as a post point and a security position at once, or a shell unit turned into a dental practice or a clinic. A stair off the pavement caps what can be turned onto the landing. An intruding steel column, a brick pier or a downstand breaks a run that would otherwise have been one clean piece. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. A shelf over a knee recess cannot be packed, so it is cut true.
What do you check about the route into a Millwall property?
A narrow entrance hall with a turn into the back of the house caps the longest piece we can physically get in, whatever the run itself measures. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. A long top on edge sweeps wider than the crew carrying it. Off-street parking means the van stays put all day, so tools, packers and the offcut we would rather have than not are all within reach. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. Trolleys cross block paving badly, so boards go down first.
Do you get much reception counters work in Millwall?
Not to any real extent, and it would be easy to imply it was. What the research on this patch actually lists is worktop templating, worktop replacement and worktop installation. It describes the kitchens on this patch, not the work that goes into them. Same quoting, same cutting, same fitting as anywhere else on the patch. New-build kitchens are usually smaller than the plan suggests once the appliances are in, so the usable run is shorter than the drawn run. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. One visit, because a lobby cannot be closed twice. Buyers upgrading before handover work to a choices deadline set by the sales office rather than by the build programme. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. One counter, one drawing, and no second bite at it.
Why do two Millwall kitchens the same size price differently?
A full-depth tall unit projects past the worktop line, and the run has to be scribed against its side panel instead of carrying on past it. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. Overhang at the public face is agreed before the carcass is built. Stone is £110 to £550 per square metre supply only, and the templating, the fabrication and the fitting each carry their own line.
What has to be finished before you can template?
Where a column lands in the run the template plots its actual outline so the stone is cut to fit around it rather than stopped short and filled. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. The back return follows the wall as the wall leans. Send the lift car internal dimensions and the loading bay rules with the carcass dimensions, and have the operator mark where the payment terminal and cable grommets really go. Flats bought out of managed stock keep the original kitchen dimensions long after the ownership changed, so the layout says very little about who is paying for the work. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. Reception fit-outs answer to a lease as much as to a drawing.
What is the order of events on a Millwall kitchen?
Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. Between the template and the fit the slab is nested, cut, mitred and dry-assembled on the bench, which is work you never see and is most of the wait. The template produces a drawing, and the workshop cuts to that drawing once you agree it. Riser panels, wall boxes and the boiler cupboard sit in fixed positions the developer will not move for a worktop. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. Front of house is read from standing height and from seated height both.
Is taking the old top off part of the job?
Disposal means it goes in the van, not into the garden to wait for a collection. The sink and hob are lifted out with the old top and kept aside if you are reusing them. On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. A drive that shelves towards the house needs the van chocked and the trolley controlled, since a loaded A-frame gathers speed quickly on a slope. A reception fit is often booked outside opening hours precisely because that is when the kerb in front of the building is free. One space, one visit, and the counter goes in whole.
Is one material less trouble than another for a Millwall kitchen?
Quartz and sintered stone never need sealing: quartz is non-porous and sintered stone has effectively zero porosity. Quartz carries resin, so a hot pan wants a trivet, while granite and sintered stone will take one without complaint. Marble is the one people underestimate. It is porous, like granite, and wants sealing. These flats are built with a floating floor over a concrete slab for acoustic reasons, and it deflects slightly under the weight of a stone island. A neighbourhood of new blocks means concierge desks: a managed lobby with a counter working as a post point and a security position at the same time. Steel and brick leave a desk nothing to lean against.
What is the difference between an upstand and a splashback?
An upstand covers the gap where the worktop meets a wall that is not flat, which is its real job. What decides between them is usually the wall: what it is built of, how flat it is, and where the sockets ended up. Ordered later from a different batch, the match is not reliable where the two pieces meet. A balcony door is the only other opening in the flat and it leads nowhere useful, so everything comes in through the front door. Ground-floor units in these developments arrive as shells and get fitted out as clinics and surgeries, where the transaction shelf carries a card reader and a screen. Nurseries want a hatch, and the hatch is on the same drawing.

I used Karem’s services 5 years ago for purchasing and fitting the quartz worktop in my then brand new kitchen. The price was reasonable and the service reliable and spot on, no delays in fitting, misunderstanding or excuses. I recommended him to a friend, who also used his services and they were happy too! If I need to order new kitchen work top again, I would definitely use him again. Thanks Karem!
