Bathroom worktops and vanity tops in Monken Hadley

Yes. Monken Hadley is on the patch, and the postcodes we work here are EN5. It is worked on our north London run, along with the rest of Barnet. With no scheme to work with there is nothing to book and nobody to ring, so the only levers left are an early arrival and a word with the neighbours. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. A bathroom slot is booked short and kept short. That rear wall carries the back door and the only window, which leaves very little uninterrupted length for a sink run. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. The bathroom schedule follows the plumber, not the programme. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. A building turned over floor by floor needs the batch held.

An aisle under a metre stops being a working space the moment two people are in it, and the depth of the tops either side is what decides whether that happens. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. The bathroom is drawn while the kitchen is still on the bench. The stone is £110 to £550 per square metre supply only, and templating, fabrication and fitting are quoted separately.

A wall line that runs level over a floor that does not means the finish closes up on the plinth at one end, which is joinery rather than something the stone can answer. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A sloping floor is corrected under the unit, not under the stone. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. Two flats with an identical layout can want entirely different things from the same run of worktop, which is why the quote follows the run rather than the address. A let bathroom wants quartz for the same reason a let kitchen does: nothing to seal, and nothing an incoming tenant has to be briefed on. The tap is bought before the top is drilled, whoever buys it.

A full-height piece shows a wall that is out more than an upstand does, over the extra height. A full-height piece behind the hob has to allow for the extractor, so that gets settled first. Stone up a wall is heavier than tile and bonded rather than hung, so the wall has to be sound. Many have had the ground floor chimney breast removed to gain three hundred millimetres, and the gained strip is newer blockwork standing proud of the old plaster. Where a bedroom has been divided to make a bathroom the window sits off centre to the new room and the vanity ends up under it, which puts the window board in the order rather than outside it. Loft en-suites lose their splash return to the slope.

Where there is no room for a separate drainer, grooves are usually what gets specified instead. Machining is permanent. If a later kitchen moves the sink, the grooves stay where they were cut. They read strongly across a dark stone and are nearly invisible on a pale one, so look before deciding. An under-stairs cupboard eats one end of most of these kitchens, and the run stops at a door that has to keep opening. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. Nothing about a vanity is standard except the depth of the unit.

The carcasses stay put. Only the surface changes. Take the old tops off yourself if you would rather, and the quote simply carries one line fewer. The template can be taken with the old top still down, which is why one visit covers both. On a street with no restrictions the constraint is other residents rather than a warden, so it is worth putting a cone or a car out early. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. A cloakroom top is a single armful off the tail lift.

A boiling tap needs a hole of its own and a cupboard below for the tank, so the units change too. The sink, tap and hob have to be physically in the room at the template, not merely ordered, because the cut-out is machined to the item itself. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. A dishwasher door on one side and an oven door on the other cannot both stand open in a narrow aisle, so which appliance goes where matters more in this shape than in any other. Where the kitchen swallows the whole slab there is no offcut worth having, and the vanity then has to be priced against material bought for itself. Offcut stock is the cheapest stone a vanity will ever sit on.
