Olympia kitchens

The buildings and streets around Olympia

Victorian terracemansion flatartists' studio housemixed-use block near the exhibition centre

Customers looking at stone table top work in Olympia usually want to know two things first: what it will cost and what has to come out to make room for it. The streets around the exhibition halls mix family terraces with lower-ground kitchens and a scatter of former studio houses that have double-height rooms and unusually tall kitchen walls, where clients often want full-height stone rather than an upstand. Terrace kitchens run 3-3.6m with a modest island, and the studio properties throw up one long uninterrupted wall that suits a single-piece splashback. Either way, the next step is the same one: get someone out to look, and get the measurements written down.

Ceilings are generous and the rooms are narrow, so the runs are long, the aisle is tight and there is nowhere to stand a slab on edge. A dining room orders tops in sets, so the question is never one piece but twenty that have to read as one colour. Made to the plate you own, so nothing else has to be replaced.

Georgian houses put the kitchen in a basement or a rear closet wing, and the stairs down to it are the tightest part of the whole route. The commercial frontage on streets like these is a narrow shop with the dining room running back from the pavement, so the tops go in past furniture that is already down. What the parade allows is what the room can seat.

The fabric of the place is Victorian terrace, mansion flat, artists' studio house and mixed-use block near the exhibition centre. That is why the same worktop costs differently two doors apart.

True everywhere

Restaurant and cafe table tops, in short

  • Every edge is profiled and polished, because every edge is visible and touchable.
  • Fixing centres are drilled to the base plate you already have, so bring us one or its drawing.
  • Thicker stone or a mitred edge reads as a heavier table without adding much weight to lift.
  • Round and oval tops are cut on the CNC, not by hand, so the curve is true all the way round.

The place

Why Olympia is its own job

Our survey in Olympia exists to answer how the stone gets to the room and what it has to be levelled against. Event days at the exhibition centre bring road closures, traffic management and full parking suspensions on the surrounding streets, so check the event calendar before booking a fit. Otherwise the streets are ordinary CPZ terraces with front paths and steps, and the usual hallway-and-newel problem. Check whether there is a show on before you book the day, because an exhibition closure can put you 400m from the front door with a full A-frame. It is the reason we template every room rather than working from a plan.

The work

What restaurant table tops involves

Spare tops are worth ordering with the set. A matching replacement is straightforward while the slab run is still in stock and a lottery once it is not. Delivery is timed around service. The pieces arrive on edge in a frame, get checked off against the plan, and go onto their bases in the order the room fills. You keep the bases you have already paid for and change only what stands on them, which is the cheapest way to make a tired dining room read as refitted.

Table tops are cut to your bases rather than to a standard size, so the job starts at the base plate and not at the slab. The underside takes the same seal as the face wherever the stone is porous, because a table is wiped from every direction. In a narrow shop unit the pieces are delivered in the order the room fills, because there is nowhere to stack twenty of them out of the way. Drilled to your plate, not to a standard we invented.

The money

What it costs in Olympia

Buying the room as one batch is cheaper than buying it twice, because a slab is committed once and its offcuts work for the whole order. An island is a yield question before it is a design one: it either comes out of the same slab as the perimeter or it needs a second. The supply rate of £110 to £550 per square metre reads the same for a small kitchen and a large one. Everything that makes them different jobs appears further down the quote. Edge and drilling are their own lines rather than a rate.

Victorian and Edwardian terraces

Olympia in the housing figures

Across this patch most of the housing is flats. A dozen pieces is a dozen separate carries, so the route decides how long a delivery takes rather than what size we can make. Spares are a decision, and it belongs at the beginning.

What Olympia asks for

We rank the domestic jobs against a neighbourhood's building stock, and this is not one of them. For the record, the stock here asks for worktop fabrication, worktop installation and worktop splashbacks & upstands. The commercial work is surveyed and fitted to the same standard.

Victorian and Edwardian terraces

The carry, and what it rules out

A hall that widens further in is still only as good as its tightest point, and that point is usually within a metre of the front door. A table order is many small pieces rather than one long one, so the route decides how many trips the delivery takes rather than how big anything can be. A lift takes a loaded frame or it takes nothing.

Access

Getting stone into an Olympia kitchen

Event days at the exhibition centre bring road closures, traffic management and full parking suspensions on the surrounding streets, so check the event calendar before booking a fit. Otherwise the streets are ordinary CPZ terraces with front paths and steps, and the usual hallway-and-newel problem.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Olympia

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Olympia far enough out to be a problem for you?

Yes. Olympia is on the patch, and the postcodes we work here are W14. It is worked on our west London run, along with the rest of Hammersmith and Fulham. Streets near a ground or a venue have restrictions that come and go with the fixture list rather than with the time of day. A table order comes off the van as a stack of frames and a pallet of bases, and both of those need somewhere to stand before either is moved. A long push from the kerb is planned, not discovered. We come to the kitchen to template and again to fit, so there is nothing to visit and nothing to collect.

What do the kitchens in Olympia do to restaurant table tops?

Walls are thick, lime-plastered and built in a soft brick, so they take a scribe well and take a fixing badly. The trade on streets like these sits in a parade of narrow shopfronts, so the dining room is long and thin and the covers are won by the width of the gangway rather than by the size of the room. Deliveries follow the premises rather than the postcode. Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. None of that is scribed against on a table, since it stands clear of every wall, so the awkwardness moves from the back edge to the floor and the base. Fixed seating fixes the dimension it faces.

Do you have trouble getting long pieces into Olympia kitchens?

A front path with a gate and a turn or two adds handling before the door is even reached, and every handling movement is another chance to catch a corner. Tops travel upright in a padded frame, and it is the frame rather than the person carrying it that has to clear the tightest turn. Handling is where a polished edge gets damaged. On an event day the controls are wider, tighter and enforced harder than the signage suggests on any other morning of the week. The bases are the heavy half of the delivery, so the pallet is dealt with first while there are still hands free for it. Frames come off before pallets so the floor stays clear.

Would you call Olympia a restaurant table tops area?

No, not particularly, and it would be easy to say otherwise. What the research on this patch actually lists is worktop fabrication, worktop installation and worktop splashbacks & upstands. That is the local housing talking rather than anything about the job. It is priced, cut and fitted no differently here than anywhere else we cover. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. Table work arrives as a batch by its nature, and a batch means one slab run rather than the same colour ordered twice a year apart. The programme decides the delivery, not the workshop. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. A room opening in a second phase is worth naming now, while the material is still on the ground and a match is a telephone call. Sizes are frozen before machining rather than during it.

What decides the price of a worktop in Olympia?

The offcut taken out of the middle for a hob is a large usable piece, and it is worth deciding early whether it becomes an upstand or goes in the skip. A table top answers to none of that, since it meets no wall and needs no scribe, but the pieces come off the same slab as the counter and the colour has to carry across both. A long communal piece is a slab-length question. The supply-only figure for material runs £110 to £550 per square metre, and templating, fabrication and fitting are lines of their own.

What do I need to sort out first?

A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. A column, a boxed duct or a fixed bench in a dining room is designed around with a shape cut to suit rather than notched on site. Overhang past the plate is where a table tips. Send the seating plan with the gangway widths marked, and bring in one of the bases or the maker’s drawing so the bolt centres can be measured properly. The same building type can arrive as a careful one-off kitchen or as a fast turnaround, and the honest answer is that they are priced differently. A table top bolted to a base you already own is loose furniture rather than a fixture, so it leaves with the operator at the end of a term. Written approval before cutting, every time.

Can the sink be undermounted rather than sat on top?

Undermount bowls are cut and polished in the workshop and dry-fitted to the stone on the bench before anything is loaded. A Belfast or butler sink has to be installed and at its final height before the template, because the stone is cut to sit on it. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. It is walked round rather than looked at from one side, so the direction the veining runs along it cannot be hidden against a wall the way it can on a perimeter run. What decides the cut list here is the seating plan rather than the room shape, and one repeated table size nests far better than six one-offs. Shapes are drawn rather than described.

Does a stone worktop need sealing?

Granite tells you when the seal wants topping up: water stops beading on the surface and starts darkening it instead. Quartz and sintered stone never need sealing: quartz is non-porous and sintered stone has effectively zero porosity. A seal is not waterproofing. It only buys time to wipe a spill up. Rooms are tall with deep window reveals, and a run finishing into a reveal is templated to it rather than assumed square. That measurement comes first: once the gangway is fixed the table dimension follows, and on most of these frontages that means a six hundred millimetre square for two and a seven hundred millimetre round where the room widens towards the back. A shell unit is drawn before it is measured.

Are drainer grooves cut on site or in the workshop?

Grooves are machined into the surface rather than applied to it, so there is nothing to come loose later. Which side of the bowl they go is about how you stand at the sink, and it is settled before cutting. Where there is no room for a separate drainer, grooves are usually what gets specified instead. Suspended timber floors flex underfoot, and anything that moves beneath a unit shows up later as a lipped join. Table tops sit outside all of that, because a top touches no wall at all and every one of its edges is profiled, polished and on show. Every face polished, because a table is looked down on.

Can I have stone up the wall in an Olympia kitchen?

Upstand or splashback, the stone is cut from the same slab run as the worktop, at the same time, so the batch actually matches. A full-height piece behind the hob has to allow for the extractor, so that gets settled first. An upstand is a slim strip that follows the worktop up the wall; a full-height splashback runs from the worktop to the underside of the wall units. Listing and conservation conditions apply to a good number of these, which constrains what can be altered around the kitchen rather than what goes on top of the units. A unit in an old parade rarely has rear access, which means every top and every base comes through the front door in the order it will be set out. Flats above set the hours the work can happen in.
