Bathroom worktops and vanity tops in Olympia

Where a road is shut for filming or for works the diversion adds distance to the carry even when parking itself was never the problem. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. Short jobs suffer most from a van that has to move. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

The closet wing is a narrow projection at the back with windows on two sides, which leaves very little continuous wall for a run. The bathroom in one of these is almost never original: it is a later room over the back addition, or a bedroom divided in two. Older walls give a vanity nothing straight to sit against. Three stools along one side need more clear length than most plans allow, and once the seating depth is fixed the piece either grows or it loses a seat. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. The unit is packed level before the top goes near it. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. Flats bought out of managed stock keep the original kitchen dimensions long after the ownership changed, so the layout says very little about who is paying for the work. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. A vanity is small enough to be the one indulgence in a bathroom.

What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. The units below stay exactly as they are; only the surface is replaced. What the route really decides for a bathroom is the shelving and the window board, since long thin pieces are the ones that break when they are twisted round a turn. The window board is the piece that catches a door frame.

On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. The template is taken in your kitchen after the units are in and fixed, never before. Nothing is measured until the sink, the tap and the hob are in the room to measure against. The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. The tap decides the drilling, so the tap is settled first.

The quote is written from the template drawing. Before that it works from what you have described. Plumbing, gas and electrical work are not in the figure, because we do not do them. What is quoted is what the drawing says, and the figure does not move unless the drawing does. A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. A wall-hung unit puts the whole weight into the wall rather than onto the floor, so what the wall is built of stops being a detail. A boxed soil stack takes depth from where the basin wants it.
