Before we quote any of the vanity tops in Holland Park we want to know what the kitchen actually is, because the answer changes more than the price. Villas here carry full-width lower ground kitchen and family rooms, frequently with two islands or an island plus a separate prep run, and single pieces of 3.6m and up are normal rather than exceptional. Book-matched veined stone on a waterfall island and a matching full-height rear panel is the standard specification, which means slab selection at the yard comes before any cutting. Every quote we write for Holland Park starts with somebody looking at the actual run, not with an assumption about what is behind the units.

Sash windows sit low in the rear wall, and the sill often lands below the height a worktop wants to run past. For a vanity the length is rarely the argument, because it is the depth and what has to be drilled through it that set the piece. One piece, four operations, and nowhere for any of them to move.

Georgian houses put the kitchen in a basement or a rear closet wing, and the stairs down to it are the tightest part of the whole route. Pipework in these houses runs on the surface and gets boxed in, and a top that has to notch round a boxing loses depth in the one direction it cannot spare. What the wall is made of decides how the unit is fixed.

What turns up on the job sheets is Italianate detached and semi-detached villa, large stucco terrace, 1960s-70s architect-designed infill house and gated modern townhouse. Each of those behaves differently once the old top comes off.

True everywhere

Bathroom worktops and vanity tops, in short

  • Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
  • Undermount basins are bonded and the aperture is polished, because the cut edge is visible from above.
  • Tap holes are drilled to the tap you have actually bought, not to a standard spacing.
  • We seat and seal the basin. A plumber connects the water and waste.

The place

Why Holland Park is its own job

Our survey in Holland Park exists to answer how the stone gets to the room and what it has to be levelled against. Several roads are private or gated with gravel drives and speed humps, and gravel is the enemy of an A-frame trolley, so the load usually has to be carried from the road edge. Where houses have their own side gate to the garden it is worth using it, because the main staircases here are wide but turn twice and the balustrades are frequently listed and cannot be unbolted. The island pieces routinely exceed what six men can hand-carry down a domestic stair, so budget for glass suction and a stair crawler rather than assuming extra labour will solve it. It goes on the drawing, you agree the drawing, and the workshop cuts to that. Nothing is decided on the day.

The work

What bathroom worktops involves

An undermount basin is bonded from underneath and the cut edge of the aperture is polished, because that edge is in view every time the basin is used. On the fitting day the top is set, the basin bonded and clipped from beneath, and the joint against the wall siliconed rather than grouted. You end up with an aperture you can look into without seeing a sawn edge, because it was polished before the basin went anywhere near it.

A vanity top is a small piece of stone with a basin, its tap holes and a splash return all inside a few hundred millimetres. Tap holes are drilled to the tap that has actually been bought, so the tap is confirmed by model before the top is machined. In a house of this age the bathroom sits over the back addition, so the templater takes the wall line at basin height rather than assuming the room is square. Seated and sealed by us, connected by your plumber.

The money

What it costs in Holland Park

Where the colour you want is not sitting in offcut stock the job buys a slab and uses a fraction of it, and the quote says so plainly. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. Material is £110 to £550 per square metre supply only, with the batch and the slab size sitting behind that variation, and the workshop time quoted apart from it. You see what the window board and the shelving cost separately.

period detached houses and villas

Holland Park in the housing figures

In this neighbourhood the bands run high by London standards. Nothing sits on a standard module. Bathrooms repeated across a building are worth drawing together, since a shared slab is what makes them affordable. A bathroom is measured once, whatever the street is built of.

What Holland Park asks for

Nothing about the houses on this patch predicts how much of this we do, because it is not housing work. What the houses ask for is worktop design & quotation, worktop fabrication and worktop installation. The stone, the machining and the crew are the same.

period detached houses and villas

The carry, and what it rules out

A visitor or a neighbour parked on the drive is a five-minute problem at eight in the morning and an hour-long one at eleven. Nothing about seating a basin is quick to redo, so we would rather lose ten minutes at the kerb than rush a piece off the tail lift. A second visit for a splash return is one we would rather avoid.

Access

Getting stone into a Holland Park kitchen

Several roads are private or gated with gravel drives and speed humps, and gravel is the enemy of an A-frame trolley, so the load usually has to be carried from the road edge. Where houses have their own side gate to the garden it is worth using it, because the main staircases here are wide but turn twice and the balustrades are frequently listed and cannot be unbolted.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Holland Park

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Holland Park far enough out to be a problem for you?

Yes. Holland Park is on the patch, and the postcodes we work here are W11, W14. It is worked on our west London run, along with the rest of Kensington and Chelsea. Where the front garden has been paved over completely the van stands close to the house, and the route in is still a standard front door. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. Short jobs suffer most from a van that has to move. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

Why would bathroom worktops in Holland Park be any different from anywhere else?

Walls are thick, lime-plastered and built in a soft brick, so they take a scribe well and take a fixing badly. The bathroom in one of these is almost never original: it is a later room over the back addition, or a bedroom divided in two. The bathroom in a house like this is rarely where it started. Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. An out-of-square corner shows on a short top faster than a long one.

What is the carry like in Holland Park?

There is no leaning a piece against a wall halfway up, so any flight longer than a dozen treads is planned around a rest point on a landing. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. A vanity top is lifted once and set down once. A front drive is the best thing that can happen to a fitting day, because the tail lift comes down within a few metres of the door and nothing is on a clock. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. The whole bathroom fits on a trolley in one load.

Is Holland Park really a bathroom worktops area?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop design & quotation, worktop fabrication and worktop installation. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. Where every bathroom matches, one slab covers the building. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. A landlord specifying once is specifying tap holes once.

Where does the money go on a Holland Park worktop?

On a book-matched pair the halves are laid out so the mirror line runs down the length of the piece, and once that line is set the top cannot be turned round to suit anything else. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. A slab bought for a bathroom alone is mostly unused, and priced so. Supply only, material is £110 to £550 per square metre, with templating, fabrication and fitting quoted on their own lines.

What needs to be ready before you come to Holland Park?

A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. Half-tiled walls leave a line the top has to meet. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. Whoever manages the block controls the lift booking, the bin store and the visitor parking, and none of that sits in the gift of the household whose kitchen it is. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. A bathroom done once is worth the conversation about finish.

What happens to the worktop that comes off?

What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. The units below stay exactly as they are; only the surface is replaced. Old laminate is light and awkward rather than heavy, so it is usually the easier half of the day. Off-street parking means the van stays put all day, so tools, packers and the offcut we would rather have than not are all within reach. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. A bay for twenty minutes is enough for a vanity.

Are hob and sink cut-outs priced separately on a Holland Park quote?

Each cut-out is priced on its own line, so a range, a bowl and a half, a boiling tap and a drainer are four items rather than one. A tap under a window board still needs room for its handle to lift, which is checked at the template. Where the hob lands is set out against the units and the wall behind, not off the kitchen plan. A waterfall leg is a separate piece bonded to the top on a mitre, so the floor it stands on has to be level enough for that mitre to close along its full height. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. The bathroom pieces are labelled on the nest before the saw runs.

Do you cut drainer grooves on Holland Park kitchens?

The alternative stands on the surface, so the choice is losing worktop permanently or only while you are draining. Grooves are machined into the surface rather than applied to it, so there is nothing to come loose later. Which side of the bowl they go is about how you stand at the sink, and it is settled before cutting. The side return was an outside toilet and a coal store before it was ever a kitchen, and the walls left over from that are half a brick thick. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. Cut for the basin you bought, not for a standard one.

What if a piece cracks while it is being carried in?

Damage found on the bench never leaves the workshop, and damage on the carry is remade under the same cover. A piece is never laid flat across a gap while it is moved, because that is how stone cracks unaided. Floors and units are protected before anything comes through the door. Pendant fittings over the stairwell and anything hung on the half-landing come down first, because a piece on edge sweeps a wider arc than the people carrying it. What the route really decides for a bathroom is the shelving and the window board, since long thin pieces are the ones that break when they are twisted round a turn. Loft en-suites arrive up the tightest flight in the house.

Kareem did the countertops dur8ng my kitchen remodel, and I was so impressed that I had him back to do the laundry room as well, which tells you everything you need to know. He is an absolute gem. Shows up when he says he will (which, let’s be honest, is rarer than it should be), does beautifully work, and clearly takes real pride in what he does. The countertops look fantastic, and he even went above and beyond, using leftover quartz to create an extra counter in my bathroom. Genius. He’s kind, professional, reasonably priced, and just gets on with it. No fuss, no drama, just a job very well done. I wouldn’t hesitate to recommend him and will absolutely be using him again if the need arises. Happy to answer any questions.
