The buildings and streets around Kensington

Homeowners tend to arrive at bathroom worktop fitting in Kensington with a picture saved on a phone and no clear sense of what their own kitchen will allow. Two dominant jobs: townhouses off the High Street with the kitchen in the lower ground and a light shaft or vault at the front, and mansion flats where two flats have been laterally joined and the kitchen has been moved from the old rear service position into the middle of the plan with a 2.8-3.4m island. Lateral flats also throw up long uninterrupted runs against a structural wall, sometimes 4m plus, which is where joint placement earns its money. None of that changes what you pay in Kensington. The figure is set at template and it holds from there.

Sash windows sit low in the rear wall, and the sill often lands below the height a worktop wants to run past. The stone is the straightforward half of a bathroom. The order the trades come in is what actually decides when we can be there. Cut for the basin you bought, not for a standard one.

The closet wing is a narrow projection at the back with windows on two sides, which leaves very little continuous wall for a run. The bathroom in one of these is usually a later addition over the back kitchen, so the walls are thinner, the floor moves and a vanity has to sit level in a room that is not. Boarded floors give, and a vanity shows it at the tile line.

The archetypes on this patch are Georgian and early Victorian townhouse, red-brick Queen Anne revival terrace, Edwardian mansion block and lateral conversion flat. What is behind the plaster is different in each, and it matters at fixing.

True everywhere

Bathroom worktops and vanity tops, in short

  • Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
  • Undermount basins are bonded and the aperture is polished, because the cut edge is visible from above.
  • Tap holes are drilled to the tap you have actually bought, not to a standard spacing.
  • We seat and seal the basin. A plumber connects the water and waste.

The place

Why Kensington is its own job

When we take on a kitchen in Kensington the first thing we work out is how the stone reaches the room it is going in. Mansion blocks are the constraint - porters control the goods entrance, works are usually restricted to weekday mid-morning to mid-afternoon, and the service lift is the only one you are allowed to use with materials. Measure the lift car diagonally including the ceiling height, because a 3m slab only goes in a small lift if it can be stood on edge and tilted, and many of these cars have low soffits. Get the porter's lift dimensions and permitted hours in writing before you order, because a block that only allows deliveries 10am to 4pm turns a one-day install into two. A plan on paper will not tell you any of it. A tape measure in the room will.

The work

What bathroom worktops involves

Tap holes are drilled to the tap that has been bought rather than to a standard spacing, so the tap has to be confirmed before machining starts. Templating a bathroom takes under an hour in most rooms, and the drawing is agreed with you before anybody leaves. You are left with shelving and a window board that match the vanity, since all of it came off the same offcut on the same day.

What makes a vanity awkward is the width, since the length is rarely the problem and everything has to happen across the depth. We seat and seal the basin and leave the trap, waste and supply for the plumber to connect on a later visit. In a house of this age the bathroom sits over the back addition, so the templater takes the wall line at basin height rather than assuming the room is square. Seated and sealed by us, connected by your plumber.

The money

What it costs in Kensington

A vanity costs what it costs because of how much is drilled and polished into a short piece, not because of the area of stone in it. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. The stone is quoted at £110 to £550 per square metre supply only, and the labour is kept out of it deliberately, because a blended rate hides the lines you would otherwise question. You see what the window board and the shelving cost separately.

The carry, and what it rules out

Goods lifts and passenger lifts fail differently: one has a rated load that matters, the other has a door aperture that matters more. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. Nothing is stood on edge once the tap holes are drilled.

What Kensington asks for

This one sits outside the domestic mix entirely. That mix, locally, is worktop design & quotation, worktop templating and worktop installation. Commercial pieces are drawn, cut and fitted exactly as a kitchen would be.

Kensington in the housing figures

Taken across Kensington and the roads either side of it, the great majority of the housing predates the First World War. It means more slab area and more cut-out work. Pipe boxing upstairs is worked around rather than moved, and it takes away the depth a basin was counting on. Housing patterns predict the obstacle, never its position.

Getting stone into a Kensington kitchen

Mansion blocks are the constraint - porters control the goods entrance, works are usually restricted to weekday mid-morning to mid-afternoon, and the service lift is the only one you are allowed to use with materials. Measure the lift car diagonally including the ceiling height, because a 3m slab only goes in a small lift if it can be stood on edge and tilted, and many of these cars have low soffits.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Kensington

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Kensington far enough out to be a problem for you?

Yes. Kensington is on the patch, and the postcodes we work here are W8. It is worked on our west London run, along with the rest of the borough. A dedicated loading bay or service yard is the easiest arrangement in a managed building, provided the slot is booked and someone has the key to the shutter. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. A bay for twenty minutes is enough for a vanity. Both visits happen in your kitchen, the template and the fit, so there is nothing to visit and nothing to collect.

What do the kitchens in Kensington do to bathroom worktops?

Original panelling and shutter boxes stand out from the structural wall, so the face the units meet is joinery rather than plaster. Either way the walls are thin, the floor is boards over shallow joists and nothing meets at a right angle, so the vanity is scribed at both ends and the unit is fixed back to the wall as well as standing on the floor. A rear addition bathroom is cold, narrow and full of pipework. A room can be out of square in both directions at once, so the wall that leans is also the wall that runs downhill, and one scribe cannot answer both. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. A cloakroom under a stair slope limits the tap before the top.

Do you have trouble getting long pieces into Kensington kitchens?

Handrails, mirrors and a sloping ceiling panel all eat into the usable diagonal, and none of them appear on a lift specification sheet. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. A double vanity is a worktop as far as the carry is concerned. Bay bookings are usually an hour or two, which is fine for unloading and no use at all as a place to leave the van for a day. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. We arrive with the offcut pieces already labelled by room.

Is bathroom worktops what Kensington is known for?

Honestly, no, though it would be easy to claim otherwise. What the research on this patch actually lists is worktop design & quotation, worktop templating and worktop installation. That says something about the housing round here, not about the work. Quote, cut and fit are the same here as on any other part of the patch. Conversions put kitchens where the services could be made to reach rather than where they belong, so runs are short and interrupted. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. An en-suite is the same four operations at a smaller size. In a converted house the flat entrance and the internal doorway are usually tighter than the communal stairs, and that is easy to overlook. A house divided into flats needs a vanity for each of them, and small repeated pieces are the one case where buying a whole slab makes sense. One tap across a building means one drilling setup.

What decides the price of a worktop in Kensington?

A pop-up socket in the surface is one more cut-out through the full thickness, and it wants the same clear space beneath it that a sink does. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. The bathroom pieces are labelled on the nest before the saw runs. Reckon on £110 to £550 per square metre for the material supply only, with templating, fabrication and fitting itemised separately.

What do I need to sort out first?

Plaster thickness varies over the height of a wall, so the line at worktop height is not the line at skirting level, and the units decide which one matters. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. What is behind the plaster decides how a vanity is fixed. Have the vanity unit fixed and levelled, and the basin and tap on site, before the templater arrives, and tell us what is inside any boxing. Where ownership is split across a building, the common parts belong to someone else and the carry route is negotiated rather than assumed. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. Durability wins in a let bathroom, and it should.

Where will the joins be?

A join is glued and clamped flush on the day, so it is fixed rather than something to be undone. There are only ever a few legal positions, and the one taken is furthest from the light. A mitred join at a corner is a different job from a butt join along a run, and they are not priced the same. On a book-matched pair the halves are laid out so the mirror line runs down the length of the piece, and once that line is set the top cannot be turned round to suit anything else. Where the kitchen swallows the whole slab there is no offcut worth having, and the vanity then has to be priced against material bought for itself. What the kitchen cannot use, the vanity usually can.

Is a full-height splashback practical in a Kensington kitchen?

An upstand is a slim strip that follows the worktop up the wall; a full-height splashback runs from the worktop to the underside of the wall units. Ordered later from a different batch, the match is not reliable where the two pieces meet. Socket and switch positions have to be final before templating, because the openings are machined rather than chopped out on the wall. A basement is often reached by its own door under the front steps, and that door is smaller than anything else on the route. Where a bedroom has been divided to make a bathroom the window sits off centre to the new room and the vanity ends up under it, which puts the window board in the order rather than outside it. Older walls give a vanity nothing straight to sit against.

What if the stairs turn too tightly for the stone?

An external stair, a side return or a rear garden counts as carry and is measured the same way. Every piece goes in by hand and stone does not bend, so the tightest turn on the route sets the longest piece. The carry route is measured before anything is cut, so a piece that will not make the turn is split at the drawing stage rather than discovered on the day. A lift out of service for the day turns a straightforward install into a stair carry, so the slot gets confirmed with whoever manages the building rather than against a calendar. What the route really decides for a bathroom is the shelving and the window board, since long thin pieces are the ones that break when they are twisted round a turn. The landing turn matters more than the front door for a bathroom.

Can a damaged worktop be repaired in place?

A remade piece is cut from the same slab run wherever the slab allows, because a replacement from another batch will not match across a join. A dropped pan years later is a different question, and stone is remade rather than filled either way. Door frames and the stair route are protected too, since most contact happens on the way in. Car depth is the number that settles it wherever a piece cannot be stood upright, and most residential cars are shallower than the run they are serving. A top with the basin aperture already cut has very little holding it together, so it travels flat on a board rather than on edge the way a worktop does. An en-suite off a bedroom adds a second flight, not a second job.
