Kensington kitchens

What the kitchens here are actually like

Georgian and early Victorian townhousered-brick Queen Anne revival terraceEdwardian mansion blocklateral conversion flat

Nothing in a house of this age is square, and the kitchen is usually the part that has been altered most often. Two to three hours on site, once the units are fitted, fixed and level. Sink, tap and hob on site, not on order.

Get the porter's lift dimensions and permitted hours in writing before you order, because a block that only allows deliveries 10am to 4pm turns a one-day install into two. Two dominant jobs: townhouses off the High Street with the kitchen in the lower ground and a light shaft or vault at the front, and mansion flats where two flats have been laterally joined and the kitchen has been moved from the old rear service position into the middle of the plan with a 2.8-3.4m island. Lateral flats also throw up long uninterrupted runs against a structural wall, sometimes 4m plus, which is where joint placement earns its money. Measure the lift car diagonally including the ceiling height, because a 3m slab only goes in a small lift if it can be stood on edge and tilted, and many of these cars have low soffits.

Rooms are tall with deep window reveals, and a run finishing into a reveal is templated to it rather than assumed square. Alcoves either side of the breast are rarely the same width and rarely parallel, so each one is templated as its own piece with its own scribe. Two to three hours, once the units are in.

On these streets the housing is Georgian and early Victorian townhouse, red-brick Queen Anne revival terrace, Edwardian mansion block and lateral conversion flat. The differences between them show up at template, not at enquiry.

True everywhere

Worktop templating, in short

  • Two to three hours on site for a typical kitchen.
  • Units must be fitted, fixed and level first. No stone is ever cut from a plan.
  • Sink, tap and hob must be physically on site, not just ordered.
  • A Belfast or butler sink must be installed and at its final height.

Covered on our west London run. Fitted 3–7 working days from template.

Getting stone into the room

Mansion blocks are the constraint - porters control the goods entrance, works are usually restricted to weekday mid-morning to mid-afternoon, and the service lift is the only one you are allowed to use with materials.

Where the lift will not take the longest run we design a join in rather than gamble, because a piece that will not go up has to go back on the van. A template taken without walking the route produces a drawing that cuts beautifully and will not go in. It goes on the drawing with the run dimensions.

What gets asked for here

Second or third on the list around here, after worktop design & quotation. Same visit, same bench, same crew, same lead time.

The building, and what it does to the job

Where the side return has been filled in, the old external wall is now an internal one and still carries its render, its gutter line and its old fixings. The template plots the bow along the back of the run, which is why a tape reading taken beforehand never matches. Recorded as it is, not as it was drawn.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop templating in Kensington

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Kensington?

Yes. Kensington is on the patch, and the postcodes we work here are W8. It is worked on our west London run, along with the rest of Kensington and Chelsea. Where the bay sits some distance from the core, the carry across the car park is the longest leg of the day and gets boarded and lit. The templating visit needs somewhere to stop for two or three hours, which is a different problem from unloading for twenty minutes. It goes on the job sheet for the fitting crew. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Does the housing in Kensington change how worktop templating works?

Listing and conservation conditions apply to a good number of these, which constrains what can be altered around the kitchen rather than what goes on top of the units. Victorian party walls and chimney-breast returns bow along their length, so the template plots the real line rather than assuming a straight one - the template picks up points every few hundred millimetres down the back of the run and the drawing carries that curve through to the saw. Recorded as it is, not as it was drawn. Get the porter's lift dimensions and permitted hours in writing before you order, because a block that only allows deliveries 10am to 4pm turns a one-day install into two.

How does the stone actually reach a kitchen in Kensington?

Mansion blocks are the constraint - porters control the goods entrance, works are usually restricted to weekday mid-morning to mid-afternoon, and the service lift is the only one you are allowed to use with materials. Measure the lift car diagonally including the ceiling height, because a 3m slab only goes in a small lift if it can be stood on edge and tilted, and many of these cars have low soffits. Where the lift will not take the longest run we design a join in rather than gamble, because a piece that will not go up has to go back on the van. A template taken without walking the route produces a drawing that cuts beautifully and will not go in. It goes on the drawing with the run dimensions.

Is worktop templating common in Kensington?

It is one of the three we do most here, behind worktop design & quotation. Same template visit, same workshop, same installers either way. Conversions put kitchens where the services could be made to reach rather than where they belong, so runs are short and interrupted. No stone is ever cut from a plan, which is inconvenient exactly when a programme is tight. The room as it is, not as it was drawn.

Why do two Kensington kitchens the same size price differently?

On a heavily veined stone the island and the run behind it are nested off the same area of slab so the movement relates across the room. The template records every angle in that shape as it actually is rather than as the plan drew it. One datum for the whole room. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

The stone carries the scribe because the wall cannot be persuaded, so back edges are cut oversize and eased in rather than dropped straight down. One measurement never describes it, which is why a tape reading taken before the visit rarely matches the template. Plotted, not estimated. Units fixed and packed level over the sloping floor, walls replastered and dry at their final thickness (tiling and splashbacks go on after the worktop, never before), and the sink, tap and hob physically on site, with a Belfast sink built in and set at its finished height. The same building type can arrive as a careful one-off kitchen or as a fast turnaround, and the honest answer is that they are priced differently. The templater needs the sink, tap and hob on site, and a Belfast sink installed at its final height. Fitted, fixed and level, then we come.
