Bathroom worktops and vanity tops in Osterley

Yes. Osterley is on the patch, and the postcodes we work here are TW7. It is worked on our west London run, along with the rest of Hounslow. Where the drive falls away from the house the trolley wants to run, and where it climbs the same load has to be pushed the whole way up. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. The bathroom pieces come off last and go in first. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

The kitchen is a small room off a hall with one external wall, and the window in it is the only relief in the run. The bathroom is the small room over the kitchen, and the waste already runs where it needs to, so the basin position is more or less settled before anyone draws anything. Concrete walls take a bracket well and a chase badly. Where two pieces meet over a fall in the floor the join has to be flush to the hand as well as true to the level, because the eye reads the join and forgives the room. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A pipe boxing gets a radiused notch, never a square one.

The tail lift is still the pinch point, because the piece has to be walked off it onto the trolley while it is sitting at chest height. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. Offcut-sized pieces are the easiest stone in the trade to move. A visitor or a neighbour parked on the drive is a five-minute problem at eight in the morning and an hour-long one at eleven. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. A vanity fit ends before most parking restrictions do.

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop installation, worktop design & quotation and worktop fabrication. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Where a family has been living around a building site for months, the finish date carries more weight than any other part of the specification. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. Small tops are where a slab finally gets fully used. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. The vanity is the piece that makes a converted flat read finished.

The step or level change between the original room and the return is real, and the units need packing before stone goes across it. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. Where the kitchen eats the slab, the bathroom buys its own. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

Floors settle, and once base units are packed and levelled properly the stone sits true while everything else in the room admits it is not. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. The bridge between aperture and back edge is what a notch eats. Measure from the finished unit up to the underside of the window sill and send it with the basin and tap models. A quartz sample left on the counter for a week under the actual kitchen lights settles more arguments than any showroom, and an owner is the only person in a position to do that. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. The stone outlasts the unit under it, whoever owns the flat.

Taking the old tops away is a line rather than an assumption, so it comes off if you do not want it. Material is quoted supply only and templating, fabrication and fitting sit on their own lines, so it is visible which part is stone and which is labour. Plumbing, gas and electrical work are not in the figure, because we do not do them. A junction between an original floor and a later extension slab is almost never at the same level, so units carrying a run across it need packing first. A wall-hung unit puts the whole weight into the wall rather than onto the floor, so what the wall is built of stops being a detail. A wall-hung unit is braced before it is asked to hold stone.

A tap under a window board still needs room for its handle to lift, which is checked at the template. A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. Rooflights along a side return mean the worktop is lit from directly above all day, which shows every ripple in a surface and every gap at a scribe. Where the kitchen swallows the whole slab there is no offcut worth having, and the vanity then has to be priced against material bought for itself. The thickness follows the kitchen unless you ask otherwise.

Dark and heavily veined stone shows a join more than a pale even one, which is worth knowing before the slab is picked. Join count and position are settled from the template drawing rather than improvised on the fitting day. Veining carries through a join where both pieces come off the same slab, which is decided at nesting. Bi-fold or sliding doors at the end of the return mean the run finishes against a frame rather than a wall, and a frame gives nothing to scribe into and no movement to take up. A narrow top nests into waste a kitchen cut list would otherwise throw away, which makes it the cheapest stone in the job. A double vanity is nested like a worktop, not like an offcut.

A remake goes back through the same cutting and polishing, so it is a return visit rather than a patch. Our own installers do the carry, so there is nobody in the middle to argue with about it. Stone cannot be filled and made good the way laminate can, so a damaged piece is remade rather than patched. Suction lifters need a clean dry face to hold, so in the wet the pads come off and the piece goes back to being carried on webbing by hand. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. Nobody carries a drilled vanity top by one end.
